1120 Duneside Villa by Akers Ellis Rentals

The location was excellent. Right on the beach, short boardwalk walk over dunes to the beach. Great ocean views from upper deck. Size and layout were great for trip with my husband and kids along with mother and brother in law. Beach was not crowded at all. Was very quiet and peaceful in the villa, no noise from neighbors. Loved the access to the bike trails and spent lots of time at Night Heron Park with all the great kids activities including awesome playground, Turtle Nest Art Studio, the reptile exhibit, and many free events this week including petting zoo, carnival and pirate escape ship. Only negative of the rental was cleanliness. There were unused diabetes test strips in my brother in laws pillowcase, dirty underwear with panty liner on the floor behind a chest in my kids room. The baseboards and floors are in need of deep cleaning. The carpet on 1st floor bedrooms is stained and worn. There were many cockroaches we had to dispose of. The kitchen could use some updated knives and a large frying pan, otherwise was stocked with what we needed. I am a total neat freak, my husband thought it was fine and comparable to other beach side rentals we have had.

Property management was excellent with their communication and any issues.

The owners obviously take pride in their villa. All appliances were fairly new and worked flawlessly. The sea view was awesome!

There was one incidence where a repairman showed and we got a call after that someone had to come. Otherwise it was great. The villa is on the south side, which is away from the main resort. So if you have not planned for any cooking or food, it can be difficult to find something quickly as everything is away or fill sup quickly, even at the nearby Freshmarket. So plan meals ahead. The community pool was perfect for the hot summer day when the beach was not an option.

Over all we loved this villa and would stay there again. It does feel newly renovated, has a wow factor when you walk in, and was very clean. The location is amazing! It is wonderful to be able to walk to the beach and be about as close as you can get. The interior decorating and design is really nice. We loved the puzzle /game table and the puzzles and games provided! A few of the downsides were: The master bedroom sheets were not stiff and itchy and we didn't think the bed was super comfortable. The A/C in the condo had a hard time getting the place cooled below about 78 during the day. But did cool off enough at night. Several of the master bath and kitchen drawers were broken so you had to be careful when opening them or the entire drawer would end up on the floor. The easiest entrance/exit to the beach is out one of the downstairs bedroom doors. Which didn't feel super convenient. Not a big deal but the lower deck white wicker furniture not there. Probably the biggest issue we had with the villa was the surprising lack of cooking pots, pans, baking sheets, etc. All the skillets were non stick and had terrible scratches and chips which can be toxic. Plus they were all small. There was only one small baking sheet so I had to buy two regular size baking sheets. So as mentioned in a review from back in 2020 the cooking supplies do need to be updated. We love to cook so that was definitely an issue. But again, over all it was a great place to stay and we would definitely stay there again!

The balcony, screened-in porch, and views from the living room were fantastic. It was an easy walk to the beach and so close to the grocery store and restaurants. We had a couple issues, but overall would still recommend to others based on the location and very nice appliances, kitchen and bathrooms. The beds on the bottom floor were not very comfortable, but the master bedroom was very nice and comfortable.
