This vacation rental is equipped with air-conditioning.

-Cancellations: Bookings canceled at least 60 days before the start of the stay will receive a full refund, with a $150.00 cancellation charge. Bookings canceled at least 30 days before the start of the stay will receive a 50% refund plus a $150.00 cancellation charge.
No Cancellations are Allowed for stays booked for November, December, and January.

- Pets: We do allow dogs; however, please note that there is a fee of $35 per dog per night. Bringing more than one dog requires prior approval and may incur additional fees. Other pets may be considered with prior approval, and a flat per-stay pet fee may apply instead of the nightly fee, depending on the property and length of stay. For reservations made through third-party sites such as Airbnb, once your booking is confirmed, you will receive a separate payment request for any approved pet fees, which must be paid separately.

- Rental agreement: Please review our rental agreement for our house rules. You will receive an emailed version to sign, but if you prefer other options, please inquire.

-Spa: During colder weather, the soft tub temperature may range between 85°F–100°F and may not consistently exceed 100°F due to outdoor temperatures. This is normal in mountain conditions and does not indicate a malfunction. Please keep the cover securely closed when not in use to help maintain heat.

- Check-in instructions: We now offer self-check-in. On your arrival day, the reserving guest will receive a text with check-in instructions between 3:30 and 4:00 PM. Please stop by our office to retrieve your key from the lockbox.

Parking: Free parking is available for 3 vehicles (Seasonal Restrictions Apply; chains are recommended in winter, and 4X4 is HIGHLY Recommended).

- County permit number: 001694

- Age restrictions: Due to the new County of Ordinance 927.2, we no longer accept reservations for anyone under 21. Those under 25 will provide an additional insurance for $70.00 non-refundable on the day of arrival.

Seasonal wood delivery: There is a $28 fee per bundle (approximately 20 pieces) if available. Please provide at least 5 days' notice for a Friday arrival date or at least 3 days' notice for any other day of the week. Please note that there are no refunds for this service.

- Confirmation: Upon booking this property through Airbnb, New Spirit Vacation Homes will send you a direct email confirming your reservation. Attached to this confirmation will be a contract you need to review, sign, and send back within 24 hours.

- Incidentals: We reserve the right to request payment for any incidentals. This includes but is not limited to firewood, pet fees, special occasion requests, personal grocery drop-offs, pay-per-view movies or sporting events, and damaged property.

    Four ladies celebrating being born in 1975 (Don't make me say it. Do the math. Ahem)Overall, a nice stay but there were some (mostly) manageable hiccups along the way: We were not informed that you enter the property through the side door. Spent 10 minutes in the snow trying to get inside before we called management. He was there in a jif to solve the problem.-Some of the kitchen appliances need to be replaced. Stovetop kept turning off when we tried to boil water. Countertop coffee maker's timer was broken. Microwave above the range is completely dead (no not indicating). The replacement, countertop microwave is teensy and works at about 1/2 power, so your two minute oatmeal will take roughly 5 to heat up. -wiring in the living room was a bit sketchyWhat WASN'T manageable for me were the smells in the house. Towels were laundered with floral-scented detergent and there were incredibly potent air fresheners hidden around the house. If you've got a sensitive sniffer or suffer from migraines (like me!) this could be a tricky stay for you. We sleuthed out the air fresheners and put them outside, then removed the scented detergent pod from the washer and ran my towels through the hot, sanitizing cycle without any soap. That pretty much took care of it.Beyond those things, we enjoyed ourselves. Walk to town isn't a straight-shot but it's a beautiful walk through the neighborhood. The driveway is very steep so plan accordingly. Staff was friendly & attentive!

    Cabin was nice and spacious, and walking distance to town. Even tho its very close to town, you still enjoy some beautiful views from the upper deck. Would've loved to have a gas fire pit out in the deck or down in the gardenarea.

    Great location but... - Outdoor patio furniture dusty/dirty, not useable until cleaned - BBQ didn't work (propane not issue, burners didn't work) - mouse in the house!

Overall, I do not recommend this vacation rental. Reviewer Comments: Family and friends had a great time at the rental cabin. The views were great, the primary photo is spot on and the cabin was relatively clean. HOWEVER, there are number of issues that I had:1) The steep incline of the driveway. Don't know what the actual grade is, but had we not decided to park at the bottom of the driveway there's no way (even with AWD/4x4) our cars would have been able to safely go up and down the driveway in the snow. This is a detail that should be CLEARLY STATED IN THE DESCRIPTION OF THE PROPERTY. The only reason I looked into it was b/c a reviewer happened to mentioned it was difficult to walk up the driveway. I looked at the streetview on Google maps and thought it would be manageable but no I was mistaken. Having to park at the bottom of the hill, we needed to carry everything up and down. Yes it builds character but FEATURES LIKE THIS HILL NEED TO BE PROPERLY DISCLOSED. I mentioned my concern to a rep and she state: Well you should have done your due diligence. WTH..REALY2) Poorly maintained: Many areas of the cabin are poorly maintained. There is a bedroom on the ground floor that is clearly NOT insulated. The heater is not enough to keep the cold out, b/c the door leading outside isn't insulated. THIS SHOULD BE CLEARLY DISCLOSED or remedied. Tiles in the bathroom are separating from the walls, the bathtub is either leaking or was recently fixed b/c the wood flooring shows recent water damage (How do I know? B/c the other family that went with us works as a property manager for multiunits.) Toilet paper dispenser falling off the walls, broken microwave, cracked refrigerator shelving and slides...What is the point of collecting fees for cleaning and maintenance when it's not being done properly? 3) 3rd party rental agreement: I realize this may be a CYA b/c of the number people who seem to have forgotten simple rules we learn in kindergarten but there is another 7 page rental agreement that you MUST sign or can't get the
