This is your opportunity to enjoy a stay in a recently remodeled ranch home. Rest assured that your expectations will be exceeded. The Ranch House is a Rancher's residence on the quiet 280 acre Sevier River Ranch & Cattle Company in Hatch, between Bryce Canyon (30 mins) and Zion National Park (60 mins).

The 1800 sf single story house has been recently remodeled with travertine and oak wood floors throughout (no carpet), travertine bathroom with granite counter tops and handmadelog beds. The Ranch House sleeps 6 in comfortable beds. The master bedroom features a log King bed and an ensuite bathroom with walk-in shower. The two smaller bedrooms feature a Queen bed in one bedroom and 2 Twin beds in the other bedroom and share the second bathroom, with a tub/shower combination.

The Ranch House also features a fully equiped kitchen with stainless steel appliances, a dining area, laundry room (washer and dryer), a comfortable living room with wood burning fireplace, and an enclosed sun terrace to watch the wildlife (deer are frequent visitors), the cattle and horses (June thru December) on the large pastures with the Sevier River meandering throughout and the majestic sunsets. An separate open air terrace makes the perfect outdoor dining area and features a gas barbecue. The Ranch House has central heating and air conditioning.

High speed Internet service (free wifi) and DirecTV satellite TV service are available. WiFi service was upgraded to the new and faster fiber optic network in late 2019.

In the garden, you will find a children's play area with a trampoline (to use at your own risk).

There are 5 small cabins on the property, within 200 feet or so from the Ranch House: Wranglers Quarters, Ranch Hands Bunkhouse, and The Barn have been rented for several years. Farriers Quarters and The Tack Room are new and became available for the 2020 season. These cabins may be reserved together with the Ranch House (through separate listings) for your large group gathering. Be advised that other guests will usually be staying in some these small cabins during your stay at the Ranch House - they book nearly 100% during the busy season.

You will enjoy a good night rest in eery silence. If you're from the big city, it will take some getting used to!

The property is equipped with state-of-the-art electronic locks so that guests can check themselves in at any time, and late check-in is not a problem. Guests can roam freely on the ranch as well as fish (with a Utah fishing license, that can be purchased online) and swim in the Sevier River.

We are always available to answer any questions or give you tips for daytrips or restaurants. Do not hesitate to reach out with any question, prior or during your trip.

You can explore the natural wonders of the area. The Ranch House is located between 2 of the most visited National Parks in the country. Animal lovers can see cattle and horses on the property during the summer and fall and many deer roam the property. You can watch a large array of birds right from the deck, and we have the biggest animal sanctuary (Friends) in the US 45 minutes away.

The Ranch House is located on the Sevier River Ranch in Hatch, a small rural town of 200 people. Locals are very friendly and helpful, and you shouldn't hesitate to ask anyone for tips and recommendations.

The Sevier River Ranch is very private on the edge of town. It sits on 280+ acres and is traversed by the Sevier River and there are typically 100+ head of cattle and 10+ horses on the property during the season.

Note that there are no grocery stores in Hatch and you should plan to bring at least some food with you. The nearest grocery store is in Panguitch (15 mins) and you will find a Walmart Supercenter in Cedar City and a super market in Kanab (1 hour). There are two convenience stores and 4 restaurants in Hatch, but they close from about October 15th through April 15th. There are several restaurants on the way to Bryce Canyon and some are open year round.

There is no public transportation. Youneed a car (4x4 or high clearance is recommended for off road exploration) in order to enjoy the surrounding trails, but a regular low-clearance sedan is sufficient to access the Ranch House itself.

    Off the beaten path, our cozy cottage had all the comforts of home. Not a lot of restaurant choices nearby, wish we had brought groceries to make dinner and relax. Appreciated having a washer and dryer after several days hiking Moab and Bryce. Overall, a welcome and comfy change from hotels.

    Overall the stay was great. Lots of space, comfortable beds. Not a ton of places to sit (but we had six people staying). Overall the property was clean and maintained well.

    Exactly the mini vacation we hoped for! The house is cozy and very clean! If you're sharing the master bathroom, make sure it's with someone you're comfortable with because the bathroom doors are barn doors and don't lock or close properly. If you like to cook, ask if the type of utilities you need are provided or bring your own. all the dishes were clean except the grilling tongs that had been used and put back w/o washing, but I guess that was the responsibility of the previous guest. The sliding door that leads from the enclosed patio to the backyard does not lock. The sliding door from the kitchen to the patio does lock. Getting to the river is quite the trek, the back yard was very muddy and slippery and it's a steep slope. I wish that would've been in the description of the property. Don't count on the outdoor toys for kids. The playhouse is weathered, and the trampoline has a hole in it. The other cabins were rented out but it was still very quiet. The views are very pretty. If you go in the winter definitely bring everything you need because there's nothing in the town of Hatch, as in no stores open or any people around. It's an easy and beautiful drive to Bryce Canyon and Zion. Overall, a definite must stay! We're hoping to be back for our summer trip.

    Everything was excellent except for the pillows which didn't matter in the end for some of use because we took our own. I would recommend the ranch house to anybody and I would definitely go back. I will also take my pillow with me next time.

    The ranch house was immaculate and quite cozy. I loved having condiments and spices available in the house. It’s a great convenience. The house has a lot of cool cowboy gear used as decorations. Kids would love this place.

    The location of The Ranch House was perfect! We enjoyed the openness of the ranch seeing the cows and horses was a huge bonus for my kids. Property was extremely clean and 1 level property worked terrific for our needs.

    The property was beautiful. We found the house to be in need of some upkeep. We enjoyed the outdoor fire pit area. We did find the kitchen to be sparsely equipped. The gas grill outside did not work. After Calling the owner he did send someone to see about our needs.

    We had an amazing time at the ranch! The property is beautiful and the space is so well appointed. The host was very fast and responding to a question post check in.The kitchen had everything you could need to create meals for your family. The bathrooms were large and well stocked. We enjoyed a fire around the campfire on the comfy swings most every night. We made good use of the marshmallow toasting sticks! And the stars were amazing and almost as good as the view inside Bryce.The trip to Bryce was only 30 minutes each day.

    The Ranch House was great! It was very clean, and very cozy (important since it was 13 degrees at night). There are tons of outdoor activities available and it’s about 30 min from Bryce. The house is just like the pictures- rustic decor but all the comforts of home. (Great hot shower!) if you go in the off season (like we did at end of Oct) be aware that almost all businesses/ restaurants in the area are closed for the season.

    This was a great cabin to have as base for our adventures to Bryce Canyon. To get to the cabin you have to go over a gravel road with lots of holes in it, but once we got there, we were greeted with deer in the backyard. The cabin had basic essentials and was plenty spacious enough for us to play, eat, and sleep. As it’s in a small town, the power went off at one point during our stay, but Gordon was very helpful and communicative with us. If you’re going during off season, be advised that many places in Hatch are only open seasonally. Overall a fun place to be- extremely clean and off the beaten path.

    Great house on a beautiful ranch. House had all the amenities you would ever need plus more. Waking up to see Mule deer out the window was a bonus. Great location, close to all the nearby attractions, including Bryce National Park. Thanks for a wonderful stay.

    This property is fantastic. We traveled with 2 young kiddos and they loved the big open field with prarie dogs and ample wildlife that came through (wild turkeys, cows, deer). This house is about 30 minutes from Bryce Canyon. The house is perfectly laid out for 2 couples with plenty of space for everyone to be together. Thank you so much! We had the best time.

    Had a wonderful stay at your property. Saw cattle, gophers, deer, quail,rabbits, and other wildlife. Rooms were comfortable and clean. Great adventure, if you like a place off the beaten path with more privacy and great views.
