Enjoy a weekend or extended vacation at a one of a kind cabin with 4500 square foot of family fun with game room, pool table and theater that sleeps up to 28 in beds, or 32 guests with the use of our overstuffed sofas in the downstairs great room. This cabin is settled within the tall pines across the street from the Pinetop Lakes golf course`s 13th Fairway and includes every amenity you’ll ever need, plus so much more; Shared pool, hot tub, gym, tennis, pool tables and bunch of other wonderful extras at the rec center located only a 3 minute drive away. (Ask us for the rec center form, provide proof of rental agreement & fee to be paid at the rec center)

Please take assurance in that prior to your arrival we sanitized every light switch, every handle, every door knob, every remote control, lamp switches, broom handles, vacuum cleaner handle, water station handles and everything we know you will touch HAS BEEN SANITIZED!

Upon arrival you will be greeted with our GIFT BASKET filled with some necessities to start your vacation off right, so don`t worry if you do not have something for the kids or yourself to munch on when you arrive. You will also receive our welcome letter in which all our vacation rentals are famous for. Our guests always say they took our advice as to where to find the closest and best grocery stores, restaurants, picnic, the cheapest & closest gas, pubs, liquor stores, the best pizza, and local hot spots. And of course where to golf, hike, tour, fish, canoe, horseback ride etc… And all of this is within minutes of the cabin! We have tried to think of everything we would want at our fingertips when we are on vacation. And if there is something you would like us to do to make your vacation extra special please let us know and we will do our best. Get ready for a fantastic vacation your family will never forget!

SLEEPING ARRANGEMENTS - Everyone can watch a movie in our Tree House Theater with its 65` High Def TV while sleeping 14 people all in one huge and ever so cozy room with our custom Triple Stair Step Theater Beds (sleeps 6), TWO Four Person Full Full Bunk Beds (Sleeps 8) and a beautiful 360 degree tree top view of the forest including a wonderful large covered deck. Every bedroom has a door to its covered deck with a view & high definition SMART TVs with premium cable. Other upstairs bedrooms consist of the Master with a King and a trundle (Sleeps 4), and our TWO large Tree Top bedrooms each with 2 queens per room (Sleeps 8). And on the main floor we have Mama & Papa`s Bedroom with a Four Poster Queen Canopy bed and its own bathroom right next door (Sleeps 2), and ONE more downstairs bathroom and laundry room. We also have 2 Pak N Plays and 2 High Chairs for the little ones!

LARGE KITCHEN equipped with stainless steel appliances, granite counters, custom cabinets and all the amenities to cook a gourmet meal and 2 large gas BBQ’s on the back deck to feed a small army and allows for guests to mingle and space to entertain on the outdoor decks where kids and pets can play within the fenced private yard.

What used to be the garage has been converted to our climate controlled Super Fun Family Game Room with pool table, sofas, TV, and other fun games. It also has secure high speed wireless internet. And don’t forget about the kitchen of all cabin kitchens! Every room has a high def tv or Smart TV with internet (Net Flix), DVD, Premium Cable, & Wireless internet.

#1 - The downstairs great room with a sea of comfy leather sofas, a 50` high def flat screen tv, Large Hitop Knotty Wood Tables, huge gas fireplace operated by remote.

#2 - Watch movies with 14 of your favorite people in our tree top theater and then all fall asleep right there in your own theater bed, and another gas fireplace operated by remote

#3 - THIRD, play pool & other fun family games or relax on even more super comfy sofas while watching the game on our 3rd large screen tv in our 500 square foot Super Fun Family Game Room.

#4 - Another great gathering area is of course The kitchen of All Cabin Style Kitchens as it is not your typical cabin kitchen with room for multiple cooks and is fully equipped with stainless appliances including a convection oven, granite counters, large farm sink all within a whimsical McKenzie Childs decor & everything you`ll ever need for the perfect family meal including bar stools for up to 13 hungry people to eat right at the kitchen island.

Please note that we DO NOT have a minimum night requirement, but we do have a minimum rate requirement that depends on when and how many guests will be staying with us. The more people the higher the rate. In other words, just because this listing says this home sleeps 28 in beds that does not mean the rate for 5 guests is the same as if you enter 28 guests. If you accidentally book a lower number of people than what is actually coming that`s okay. The rate is not an average number of guests, but rather the total number of guests coming. You can always pay the difference online later...

*WE ALLOW SAME DAY BOOKINGS! Even though VRBO does not permit same day bookings we do at Northern Arizona Cabin Rentals. So, when trying to book same day KobeysSkiLodgeAndGolfRetreat you will notice that VRBO will not allow it ~ THAT`S OKAY! As long as you can see that all of the days you want are available then just book starting day 2 of your vacation and we will change the calendar manually by adding the previous day (TODAY), but please note that the rate for your actual check in day may still be owed even if you added an additional day to your stay as our nightly rates differ between days. Also, no refunds for cancellations as our calendars are linked with many online calendars which will cost us bookings

When vacationing with your furry family member Arizona Cabin Rentals will need to know the age, breed, and weight of your dog(s) THERE IS A PET FEE OF $25/NIGHT ($100 MINIMUM) PER HOUSE TRAINED DOG PLUS $325 REFUNDABLE DAMAGE DEPOSIT THAT CAN BE COLLECTED THROUGH ONLINE OR THROUGH VRBO.

If you are contracted to bring your `Obedient and House Broken` dog make sure your dog(up to 3 dogs allowed) are put in a crate (we supply one large crate) when you are not with them at the property and are always on a leash when NOT in the fenced backyard and always CLEAN UP AFTER THEM! Trash Cans & Pooper Scooper in back yard. And COMPLETELY clean up after them if they mess in the house! PLEASE DO NOT ALLOW YOUR PETS ON OUR FURNITURE OR TO GO POTTY IN THE FRONT YARD - THOSE ARE FOR HUMAN RELAXATION!

EXTRA FEES ASSESSED AFTER BOOKING ON AIRBNB AS STATED IN THE LISTING:

• SECURITY DEPOSIT: When there will be more than 10 guests we require a $1000 Refundable Deposit and when traveling with 10 or less guests we require a $500 Refundable Deposit payable after booking your vacation either online or within the Airbnb Resolution Center. We do not charge an additional security deposit for pets when traveling with more than 10 guests!

• LICENSED SERVICE ANIMALS: PLEASE NOTE WE DO NOT CHARGE FOR LICENSED SERVICE ANIMALS

• PET FEE: Airbnb charges a $100 Pet fee per house trained dog - Please note when staying more than 4 nights there is an additional $25/night per dog added after booking. IF YOU ARE TRAVELING WITH YOUR PET THERE IS A SEPARATE $325 REFUNDABLE DEPOSIT THAT IS BILLED AFTER BOOKING. So please let us know if you are bringing your furry family member (dogs only). We do allow up to 5 house trained dogs. We need to know the breed, age and approximate weight of the dog.

• Airbnb ONLY CHARGES FOR UP TO 16 GUESTS - THIS HOME SLEEPS UP TO 28-32 PEOPLE, THUS GROUPS WITH MORE THAN 16 PEOPLE PAY AN EXTRA $25 PER PERSON PER NIGHT AND IS BILLED SEPARATELY AFTER BOOKING EITHER ONLINE OR ON AIRBNB`S RESOLUTION CENTER.



IMPORTANT HOUSEKEEPING ISSUES:

• NO SMOKING ON THE PROPERTY!!!

• DO NOT USE GARBAGE DISPOSALS. All food waste must be thrown away, the disposals are not made to handle the volume our vacation rentals produce

• We have trash cans in every room, a large receptacle in back yard and MULTIPLE large city garbage cans next to the garage. Interior trash cans have 3-5 liners on the bottom, inside each can

• Please NEVER pour hot cooking oils into trash and NEVER down the sink, PLEASE POUR HOT OIL INTO THE GLASS/CERAMIC OIL CAN WE HAVE FOR YOU.

• Please use trash can for food disposal and NOT garbage disposals.
