We are delighted to host you at our cozy retreat where comfort meets Southern hospitality. The word lagniappe means “a little something extra,” and that is exactly what we strive to provide through thoughtful touches and a welcoming atmosphere.

Nestled in the heart of the Smokies, this spacious cabin comfortably accommodates up to eight guests and is ideal for families or groups of friends looking to relax and enjoy the mountains.

Bedrooms

Bedroom 1 – Master Suite
The primary bedroom features a king-size bed and rustic wood accents that create a peaceful retreat after a day of exploring the mountains.

Bedroom 2
This room includes a charming bunk bed, making it a great option for families or groups traveling together.

Bedroom 3
A comfortable queen-size bed and warm wooden details provide a calm and inviting place to rest.

Living Room
The living room offers a warm and welcoming atmosphere with comfortable seating and a gas fireplace. It is the perfect space to relax, enjoy conversation, or unwind after a day outdoors.

Kitchen
The fully equipped kitchen includes modern appliances and ample workspace. Whether preparing a full meal or enjoying coffee at the island, the space is designed for both convenience and comfort.

Dining Area
The open dining space connects the kitchen and living areas, featuring two dining tables with seating for everyone. It is an ideal place to gather for meals, games, or conversation.

Bathrooms
The home includes two full bathrooms with bathtubs and one convenient half bathroom. One bathroom is located within the primary bedroom, while the other serves the remaining bedrooms. Natural wood accents and modern finishes create a clean and relaxing environment.

Game Room
Enjoy friendly competition in the game room, which features a pool table and arcade games for guests of all ages.

Outdoor Space
Relax in the private hot tub while taking in the surrounding mountain views, or enjoy a barbecue using the outdoor grill. The outdoor spaces are perfect for quiet mornings or peaceful evenings in the fresh mountain air.

Guests have full access to the entire property and all amenities.

As the cabin is located in the mountains, traditional cable service is not available. Guests are welcome to log into their own streaming services such as Netflix or Hulu.

Parking is available for up to three vehicles on the paved driveway. Exterior security cameras monitor the front entrance and parking area for safety.

I will not be on-site during your stay, but I am available 24/7 through the app if you need assistance.

Getting Around

The easiest way to explore the area is by car. The property offers free parking and convenient access to major attractions including Dollywood, Gatlinburg, and Great Smoky Mountains National Park.

A local trolley service also connects Pigeon Forge with Dollywood, shopping areas, and Gatlinburg.

Rideshare services such as Uber and Lyft are available in the area.

House Notes

No Third-Party Reservations
The person making the reservation must be staying at the property.

Security
Exterior security cameras monitor the front door and parking area. Tampering with cameras or the WiFi system will result in immediate cancellation without refund.

Travel insurance is recommended for cancellations outside the free cancellation period.

Outdoor Grill
A covered park-style grill is available for guest use. Please bring your own charcoal and dispose of ashes in the designated container.

Wildlife Awareness
Wildlife, including bears, is common in the area. Do not feed or approach animals. Keep car doors locked and avoid leaving food in vehicles.

Trash Disposal
All trash must be securely bagged and placed in the bear-proof container with the latch fully closed. If bins are full, please contact us.
By making a reservation at Lagniappe, Guest agrees that Guest and Guest’s party will abide by these Rules and Regulations, as well as any other Rules and Regulations posted in the Guidebook or on the property. Should Guest violate these rules, Owner reserves the right to cancel this rental immediately with no refund due to Guest. Thank you in advance for your understanding and compliance with the rules.

1. For reservations of 30 days or longer, a separate cancellation policy applies:

- Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
- A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
- No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.

2. Property. The property is furnished and includes household appliances, furnishings, decorations, artwork, linens, towels, kitchenware, audio/video equipment and personal property.

3. Rental Party/Maximum Occupancy: The rental party shall be limited to the number listed on the rental reservation. The maximum number of guests is limited to 8 persons for Lagniappe, unless specific written exemption has been made by Owner. An additional charge of $100 minimum per person per night for guests in addition to above guests may be assessed.

4. At all times during said rental period, Guest agrees to have no more than the allowed number of guests for occupancy, (including children). If more than the stated number of guests are found to be occupying the unit, without prior written permission, Owner has the right to terminate this contract and Guest will forfeit all monies paid, including rent, cleaning, and deposits.

5. No 3rd party reservations.

6. Term of the Lease. The rental period begins at 4pm on the dates in the reservation and will end at 10am, on the check out date. Check in time is 4pm and check out time is 10am. Guest will be given a code for the key pad on the door, for private access to the cabin. The code will be provided to you upon reservation.

7. Noise: Guest understands and agrees that they, and all members of their rental party will be respectful to our neighbors, including, driving slowly on the road to the property, not creating any noise (including music) which the neighbors can hear, especially in the evening and during the night. Kindly keep the noise at a minimum after 10:00 pm. Any violation of this rental agreement and Guest will be required to leave immediately, with no refund for any unused rental time.

8. Access: Guest shall allow Owner access to the property for purposes of repair and inspection. Owner shall exercise this right of access in a reasonable manner.

9. Rental Rate and Fees: The rental rate shall be as stated on booking platform.

10. Damages: Guest must report any damages to Owner.

11. Guest must provide us with a valid ID that matches their credit card information

12. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

13. Late check-out fee of $50 (if not authorized) applies for check-outs after 10:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

14. No campers/RVs allowed.

15. Thermostats should be set no higher than 80 degrees and no lower than 68 degrees for the protection of the contents of the cabin.

16. Condition of Property: Guest shall return the premises in the same condition as received. As a part of the rental agreement, Guest will pay $198 cleaning fee which includes normal “turn” cleaning. Guest agrees they will be responsible for excessive additional cleaning if needed, and hereby agrees to have excessive cleaning deducted from their security deposit, at Owner’s sole discretion. Guest also agrees to leave the property in good condition with all items, furniture, etc in the same places where they found them upon move in.

17. Cancellation Policy: Guests are advised that cancellation policy shall be enforced as described on the booking platform.

18. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week

19. No Assignment or Subletting: This Agreement shall not be assigned, nor the premises sublet without the prior written consent of the Owner.

    6 adults and 2 kids (ages 11,13) on a spring break vacation. The property is conveniently located close to Gatlinburg (10-15 min) and Pigeon Forge (about 20-25 min with traffic). Not hard to find, but it’s up a hill. Cute/unique shops located within a short driving distance. Lots of restaurants to pick from less than 20 minutes away. Things we enjoyed the most- walking around Gatlinburg (downtown area, lots to see and do there), unique shops including a super cute coffee shop located across the street from the statuary. Pros- The cabin was very spacious, nicely decorated, clean. Had an issue with the hot tub-the property manager was quick to respond and fix the issue. Private location, enough space to spread out, kitchen well stocked, nice pool table, great views from the balconies! Cons-needed more towels with everyone taking showers AND using the hot tub. Would definitely book again!! Thanks Mitch!

    Mitch's cabin is a nice getaway for peace and quiet, about 20 minutes from Pigeon Forge and 15 from Gatlinburg. Having stayed numerous times in the area, this was a nice change of pace for us. The cabin is fairly remote. The kitchen was moderately stocked (we suggested a couple of things to add), and the eating spaces were maybe a bit tight for six of us eating inside. The layout is decent, but the lowest level is just a couple of bedrooms and a bath, out of sight and hearing (for those with younger kids). Was fine for our teens and young adults. The view is mostly wooded, just a bit of mountain from the top deck. Cleanliness was decent, not fantastic. Mountain water is standard in these parts, so bottled in for drinking. The big hiccup was that we had no internet for the first few days of our week. It was a technical issue that Mitch/Tim saw got fixed as quickly as they could, which we appreciate. They also provided a modest bit of refund, which we also appreciated. The difficulty is that everything--including all 6 tvs--must run off internet. So we talked and played games for a few days! The king in the master was a squishy pillow top, but it lacked fitted sheets (which we also suggested might be upgraded). Overall the beds were adequate. For the price point, I think this cabin is reasonable. Overall we had a pretty good stay.

    Our stay was great. The property was just as expected from the listing. It was nice, newer and the communication with the owner was super quick. I would highly recommend this property, especially if you are looking for a more remote, private location.

    Beautiful, well appointed cabin in the woods! New build (2021) cozy and comfortable for our family of four, with room to spare! Hot tub and game room were the family favorites. Lots of amenities in the kitchen (crock pot, blender)which made cooking a breeze but we brought our air fryer for convenience.

    Fantastic house! The paved road and driveway were fantastic. The house was clean and comfortable. The kids enjoyed the games and the TVs in the rooms. The kitchen was easy to cook in and the views were fantastic. We all gave it 5 stars and would stay here again. The host was very responsive during the planning process and when we had a question during our stay. Thanks Mitch!
