This 3-story, 6 bed/6.5 bath/4000+sqft home in Smoky Mountain Ridge Resort includes breathtaking mountain views and all of the most popular amenities for your dream getaway including heated indoor pool, hot tub, game room, and media room. This cabin is where lifelong family memories are made.

This prime location is close to all restaurants and attractions: Pigeon Forge Parkway (4 miles, approximately 5 minutes), Dollywood (9 miles, approximately 19 minutes), Gatlinburg (15 miles, approximately 30 minutes), Great Smoky Mountains National Park (16 miles, approximately 30 minutes).

FLOORPLAN
*This is a 3-level cabin. There are plenty of stairs. There are no bedrooms/bathrooms on the main level (see floor plan).

GROUND LEVEL: parking, kitchen, living room with electric fireplace, pool, hot tub, deck with outdoor seating, propane grill, high chair (There is no bedroom or bathroom on the ground level)

SECOND FLOOR: 1 king bedroom with bathroom with twin rollaway bed (shower only), 2 twin/twin bunk bedroom with bathroom (shower/tub combo) with twin rollaway bed; game room with pool table, arcade, media room, W/D laundry, deck with outdoor seating, pack-n-play

THIRD FLOOR: 4 king bedrooms with full bathrooms, each have a twin rollaway bed, workspace, deck with outdoor seating, pack-n-play

BY CONFIRMING YOUR BOOKING, YOU AGREE TO ADHERE TO THE RENTAL RULES SET FORTH IN THIS LISTING AND THIS DOCUMENT. EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN.

BOOKING: Must be 25+ to book and must be a member of the group staying at the property. All guests must be 25+, except children accompanied by their parents. Booking guest must be verified through VRBO with a Government Issued ID and provide host with a front copy of drivers license and a list of names and ages of the guests in their group before check-in. Your door code will not be activated until we receive this information.

THERMOSTATS: Thermostats are set to partial lock to prevent guests from accidentally reprogramming them. It is set to AUTOMATIC mode which means it will switch from AC and/or Heating automatically based on whatever temperature you desire. Temperature range you can adjust from is 68 to 74 degrees. If you cannot tolerate temperatures above or below this locked range, perhaps this is not the cabin for you. If you need only AC or only Heat, please message us and we can change the mode via the app.

OCCUPANCY: 20 Human Maximum. If you bring more humans than agreed upon by your reservation you will be asked to leave without a refund and/or charged $100 per human exceeding occupancy limit.

CHECK-IN/CHECK-OUT: No early Check-In, No late Check-Out. This is a large cabin and our cleaners need ample time to make sure your cabin is thoroughly cleaned and sanitized before and after your stay.

SUPPLIES: Start-up bundle of supplies provided for your convenience. Depending on number of guests and length of stay, additional supplies may be required for purchase at your cost. Do not remove host-provided supplies from the property. You are welcome to use the previous guest's leftover propane for the grill, however we do not refill the tanks. There are several stores down the road where you can purchase additional propane.

HOUSEKEEPING: No regular housekeeping or trash service. Place all trash in the proper bear-proof garbage receptacle, located near the driveway. Our cleaners will empty the trash at the end of your stay. There are bears in the area, and the trash will attract them. If the trash is overflowing and not safe to place in the cage, please look for the community dumpster in Pigeon Forge.

MAINTENANCE: Maintenance is not available during your stay unless it's an emergency. If something is broken or breaks during your stay, please report to host.

PLUMBING: DO NOT FLUSH anything other than toilet paper. Absolutely No Grease in the Kitchen Sink. You could be charged damages of up to $1000.

HOT TUB: USE AT YOUR OWN RISK. No children under the age of 18 permitted in hot tubs at any time without adult supervision. Do not use if you have consumed alcohol or are pregnant. Do not damage hot tub cover and keep hot tub covered at all times when not in use, this will keep the water temperature warm. DO NOT STAND, SIT OR PLAY ON THE HOT TUB COVER. Our housekeepers drain, sanitize, refill and replenish chemicals in the tub prior to your arrival; therefore, it may not be warm until later that evening. DO NOT introduce any foreign substances (such as soaps, cleaners, perfumes…) into the hot tub. You will be held responsible for any and all additional cleanings and refunds to future guests due to negligence.

POOL: USE AT YOUR OWN RISK. It is a heated pool, temperature is preset to a lukewarm temperature around 75-80 degrees. The pool is 12' x 20', 3' at the shallow end and 4' at the deep end. Absolutely no running, jumping or diving! No children under the age of 18 permitted in pool at any time without adult supervision. The pool is cleaned and chemicals checked weekly and our pool cleaners may need to service the pool during your stay. This cleaning is to ensure that the chemicals are kept at a safe level for you and your group. We will certainly let you know if this service will need to take place during your stay. Swim attire only allowed in the pool. DO NOT introduce any foreign substances (such as soaps, cleaners, perfumes or any objects besides a human body…) into the pool. You will be held responsible for any and all additional cleanings and refunds to future guests due to negligence up to $1000.

FIREPLACES: There is one electric fireplace in the living room. It is more for looks and will not heat the entire cabin.

PETS: Absolutely NO PETS. If you bring a pet of any kind you will be charged an additional $500, and you will be asked to leave.

SMOKE: Absolutely NO SMOKING or drug use on the premises

NOISE: Quiet hours after 10pm

PARTIES: No parties. You may be asked to leave with no refund.

FIRE: Absolutely NO FIRES inside or out. Unauthorized fires (including candles) will be charged $500 plus damages.

PARKING: 6 vehicles max. Number of vehicles is not allowed to exceed the number indicated in the listing. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Parking in the neighbor’s driveway is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

PERSONAL BELONGINGS: Homeowners are not responsible for the loss of personal belongings or valuables of the guest. Items left behind after check out are not the responsibility of the homeowner.

INJURIES/STAIRS: All the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. There are plenty of stairs in the cabin. DO NOT RUN OR HORSEPLAY INSIDE THE CABIN. Please watch your step. You are responsible for your own safety. There is no bathroom on the main level, you must climb 1 flight of stairs for the nearest bathroom.

CRITTERS: We are serviced regularly by pest control but please keep in mind we are located in the mountains near a National Park. It is impossible and unreasonable to think there will be no encounters with critters. You will likely see and hear critters/bears. If you see a bear during your stay whether in the park or in the driveway, stay away and please do not feed it. They are dangerous.

SECURITY: There are 2 Ring floodlight cameras located on the exterior of the home near the front entrance for your protection. If you touch or tamper with the cameras you will be asked to leave the property immediately without refund.

DAMAGES: Please respect our home: do not damage or remove any furnishings. If something is broken or breaks during your stay, please report to host. Damages will result in loss of security deposit.

REFUNDS: Absolutely NO refunds or discounts due to weather, natural disasters, travel delays, mechanical failure of equipment, or any other situations beyond our control. No refunds for eviction for breaking house rules. Owner cannot guarantee against mechanical failure of heating, air conditioning, Hot Tubs, TV’s, Wi-Fi, or appliances. Please report any inoperative equipment to the owner immediately. Owner will make every reasonable effort to have repairs done quickly and efficiently. NO refunds will be made due to failure of appliances, equipment, or amenities. NO refunds for early departures and NO refunds for delayed arrival.

TRAVEL INSURANCE: We highly recommend purchasing travelers insurance to cover yourself if you need to cancel for any reason.
