✔️ Maximum Occupancy-10: we are firm on this occupancy due to our septic capacity. Exceeding the maximum occupancy results in additional charges and eviction without refund.

✔️ Up to 2 crate-trained dogs allowed with paid dog fee of $150 - undisclosed pets will incur $300 fine per pet, and eviction without refund.



✔️ We do NOT permit the following at any time:

• No Smoking/Vaping

• No Fireworks

• No Parties

• No ATV/UTV riding on property - must trailer to approved trails



✔️ Keep in mind Hochatown/Broken Bow is a rural area and while our cabin is wired for 250mbps internet, outages can and do occasionally occur. We cannot guarantee your internet service. Hochatown is also a growing town that is catching up to big city infrastructure. We do have occasional power outages that are out of our control, no refund is offered for temporary power outages.

✔️ You may encounter bugs and wild animals. We encourage you not to leave doors and windows open, do not leave trash near the cabin, and to be aware of your surroundings



✔️ A starter supply of paper towels, toilet paper, bath soap, dishwashing liquid, trash bags, dishwasher tablets, and laundry soap will be provided and typically will last for two days or until you can get to the store. Our cabin has a fully equipped kitchen, washer/dryer, towels, and linens.

✔️ Propane is provided for the gas grill and the firepit is equipped with a grilling table. Please clean the gas grill tray after use to prevent fires.



✔️ We drain and sanitize our hot tub after every check-out.

✔️ Indoor and outdoor gas fireplaces are available from mid-October to early May. (Dates may change if the weather changes early.)



✔️ Must be 25 to rent and person booking must be present at the property during the entirety of the stay. The guest booking the cabin and the payment card must be the same.

✔️ We encourage our guests to purchase trip insurance if you are concerned about your travel plans. We are firm on our policies, including cancellations and changes



✔️ Security on our properties is provided via outdoor security cameras

✔️ You will be required to sign an off platform rental agreement and required to upload your drivers license.



✔️ A $300 security deposit will be held on your credit card 3 days before arrival and released 7 days after your departure pending no damages or missing items.

✔️ Furniture and decor are subject to change without notice.



✔️ This is a heavily forested area and you will occasionally encounter a burn ban during your stay, by order of the Oklahoma Forestry Service. We want to make sure we heed all warnings so there are no forest fires in our area, which can be devastating. If you light a fire during a burn ban, your fine can be as much as $1000. Please check online or ask about the current burn ban status before using the outdoor firepit.
