Bears are indigenous to the area and are often seen near or on our properties. Please do not leave food or trash outside.

Kitchen and Outdoor Cooking: The kitchen is stocked with dishes and cookware. We provide a standard coffee maker or a Keurig, so please bring along your preferred grounds or pods.

Regarding the Grill: While we often have a grill available for guest use, we cannot guarantee its availability or condition for every stay. If it is on-site, please note that propane/charcoal is the guest's responsibility. There may be some left over from previous guests, or you can pick some up at a local shop.

    Quick response - gas logs wouldn't light - tech timely & started tge logs up. Gkids loved hot tub & smores by firepit. The games kept them entertained because there was a cold snap when we stayed.

    We really enjoyed this cabin. Fit 6 of us very comfortably and would have fit more. The location was pretty good and got us away from the traffic. The downstairs stayed very cool (which is what we wanted) but the upstairs does stay pretty warm even with the air on. I would suggest window units or a separate unit for upstairs. But the property owner brought us several fans and it was a little better. All the beds were comfy. Couldn't figure out how to work the jetted tub. Will definitely be booking with them again!

    We stayed for three days/two nights to see Dollywood. 5 adults and two children.Con: 1)We were given a bad door code and it took a bit to find a good number to have a new number for the door lock.2) the two upstairs bedrooms to the right do not cool down. Owner must know as there is a small fan in each room. It is not adequate.3) Mattress downstairs is very squishy and should be replaced. Pro: 1)Location is great. Off the main drag, but still close. 2) King beds in three of the BRs. 3)lovely firepit area in the back. 4) Plenty of space for our group of 7.

    Previous reviews of this property are indicative of how the Host interacted with us - negligent at best, deceptive at worst. Overall, if renting this property or others via Avada Properties, exercise caution and take previous reviews seriously. 1 – I was told the manager would call me back a couple times, but still weeks later, no one responded. Turns out, the Host who promised a manager would call is actually the Owner (Avada Properties). Seems pretty deceptive.2 - The 4th bedroom had broken mattress. Negligence considering beds are one of the primary purposes one reserves a VRBO. He did eventually replace on the last night, but it was a slow process. Half our party did not receive promised services. Process also included a haphazard visit by a maintenance after 9pm. 3 - Floors not vacuumed and kitchen surfaces/tables sticky. Host aware of poor cleaning based on previous reviews, but doesn’t seem to have taken measures to ensure cleanliness. 4 - Host aware of broken blinds/privacy based on previous reviews. Assured previous guests it’d be fixed, but blinds were still broken. We hung trash bags for privacy. He told us they would order new ones, but they wouldn’t arrive in time. Is this what he told all his guests?5 - Other maintenance issues: Microwave light broken. Dishwasher bottom rack no wheels. Not sufficient utensils/cups/plates. Pros: Beautiful backyard. AC worked well. Some privacy in front from the apartments/trash cans. Near attractions. Easy check-in.

    The cabin itself is what you would expect from a cabin. There are nice rocking chairs on the covered front porch and a hot tub on the enclosed back porch. The beds were all big and the 2 bathrooms were a decent size. There was plenty of room for our family of 6 at the dining table. The gas grill and air fryer were both dirty. No clue when either was last cleaned. There are also no pot holders in the kitchen. The pillows should all be replaced as they’re all flat and lifeless. The listing calls itself a Cozy Bear Cottage and ‘serene’. I wouldn’t use either of those terms. The cabin is in a very central location, which is great but it is directly across from a run down apartment complex. Far from serene, imo. Sitting on the front porch is less enjoyable when you’re staring at that. The check out instructions were simple and the host responded appropriately.

    I wanted to share our experience with the property with you.Overall, the stay was good, but there were a few things that could have been better.We really appreciated that the cabin was cleaned.One thing that was missing was a slat or vane in the blinds in the upstairs bedroom.There were also some missing pieces in the blinds in the living room and lower bedroom.One of the lights in the patio wasn’t working either.I’ve attached a list of the guests and their ages for your reference. We’re a group of 8 people, but there weren’t enough utensils (like drink glasses and coffee mugs) for everyone.

    Great stay for our family of 7. Clean, comfortable, great location. Could use some attention to details (blinds need replacing, need hooks to hang towels in upstairs bathroom) Overall, this was a great place and will definately stay here again.
