THE PROPERTY
Enjoy the benefits of a modern resort while staying in a cozy mountain view cabin. Upon arrival, you`ll immediately fall in love with the inviting decor and open living space throughout the entire home. The third bedroom is a loft resembling a master suite, featuring its very own balcony and sitting area. When you`re ready to cook a homemade meal, you can enjoy your feast while taking in mountain views from an enclosed sunroom. Or, should you catch a chill from exploring the outdoors, you can curl up by one of the two gas fireplaces.
Start your day off right by cooking a delicious breakfast in the fully equipped kitchen, or heat up a cup of joe in the additional kitchenette located in the studio-style downstairs area. You and your group can play games by the large stone fireplace or indulge in your favorite movies on the 55-inch cable TV, one of 4 TVs. However you choose to spend your day, you can return to the cabin and relax on the back porch, overlooking stunning mountain views and the famous Dollywood. Upon reservation confirmation, you will be required to sign (Digitally) a Rental Agreement.

GUEST AGREEMENT
This legally binding agreement is between the Guest (the person booking the reservation) and Smokies to Sea Property Group, LLC (“Host”), the managing entity of the short-term rental property located in Tennessee. This agreement outlines terms of occupancy, responsibilities, liabilities, and protections for both the guest and the host.
By reserving and/or staying at our property, you agree to the terms herein.
1. CHECK-IN & CHECK-OUT
• Check-in: After 4:00 PM
• Check-out: Before 10:00 AM
• Self Check-In: Guests will receive access details via smart lock or digital system upon completion of guest verification.
• Early Check-In / Late Check-Out:
May be available upon request and subject to availability. Additional fees may apply. Guests staying past checkout time without prior written approval will be charged a late check-out fee.
2. GUEST VERIFICATION & DAMAGE WAIVER
All guests are required to:
• Submit a valid government-issued photo ID
• Sign this rental agreement
• Purchase a non-refundable damage waiver in lieu of a traditional deposit. This policy protects the property for minor accidental damages and holds guests accountable for significant or negligent damage.
Damage Waiver Fee: $35 (up to 10 nights).
Guests acknowledge that they are financially responsible for any damages or losses beyond what is covered by the waiver.
3. HOUSE RULES
• No smoking or vaping of any kind on the premises
• No pets (unless pre-approved or in accordance with ADA for service animals)
• No parties, events, or unauthorized gatherings
• No unregistered guests
• No tampering with WiFi routers, security devices, or smoke detectors
• Quiet hours: 10:00 PM – 8:00 AM
• Use of amenities (grills, pools, etc.) is at guest’s own risk
4. CANCELLATION & REFUND POLICY
Our cancellation policy is stated on your booking platform and applies without exception. No refunds will be given for dissatisfaction with the property, weather events, travel delays, or early departures.
We highly recommend purchasing travel insurance.
5. DAMAGES, FEES & FINANCIAL RESPONSIBILITY
Guests agree to:
• Leave the property in clean, undamaged condition
• Pay for any excessive cleaning, property damage, missing items, or misuse
• Not rearrange or move furniture
• Not bring pests into the property; extermination costs caused by guest behavior will be charged to the guest
Guest Responsibility: Any damage beyond normal wear and tear or in excess of the waiver will be charged to the card on file. You agree that by booking and staying, you authorize Smokies to Sea Property Group, LLC to charge your card accordingly.
6. CHARGEBACK PROTECTION
To prevent fraud and misuse of the payment system, guests agree to the following:
• Chargebacks are not permitted for stays where check-in instructions were delivered and the guest gained access to the property
• In the event of a dispute, this signed agreement, ID verification, and records of digital access will be presented as proof of service
• Guests agree that submission of this agreement is a confirmation of services rendered and constitutes a waiver of any unauthorized payment dispute
7. RIGHT OF ENTRY
Smokies to Sea Property Group LLC, its representatives, and licensed maintenance providers reserve the right to enter the premises for necessary repairs, inspections, emergencies, or to enforce the terms of this agreement. We will provide advance notice where possible.
8. LOCAL LAWS & OCCUPANCY
• This agreement is governed by the laws of the State of Tennessee
• Maximum occupancy and parking limits must be observed at all times
• No subleasing is allowed
• Commercial activity is not permitted unless expressly approved by the Host
9. GUESTS’ RELEASE OF LIABILITY
Guests agree to use the home, outdoor space, and amenities (stairs, decks, water features, grills, etc.) at their own risk. Host is not liable for injuries, accidents, loss, or damage to guest property during their stay.
10. MAIL, DELIVERIES & PERSONAL ITEMS
• We do not accept packages or mail on behalf of guests
• Lost items may be returned at guest’s expense, but are not guaranteed
11. NO TENANCY CREATED
Guests understand this is a short-term license to occupy, not a lease. No tenancy is created under Tennessee law, and guests must vacate upon check-out time or be subject to removal.
12. AGREEMENT CONFIRMATION
By confirming your reservation, submitting your ID, and/or completing the pre-arrival process, you acknowledge that you have read, understood, and agreed to all terms of this agreement on behalf of yourself and all members of your party.
By signing or electronically accepting this Rental Agreement, the Guest agrees to all terms outlined above and understands that failure to comply may result in cancellation of the reservation, financial liability, and/or legal action. Smokies to Sea Property Group LLC reserves the right to update these terms as needed.

    Have been to Piegion Forge six times now. But will go on record was the best cabin experience period was 5 to 8 minutes or some even less than that. The pictures of the cabin doesn't do it justice.

    Nice place to stay. Could use a little more cleaning. Windows were pretty dirty and wall hangings dusty. Curtains in main floor bedroom dirty as well as blinds. Overall was good place to stay. Kids (teens) enjoyed pools and hot tub(s). I would consider staying there again.

    Check in/out was easy. Considering the daily/total cost of the unit- Portions of the master bedroom on the first level were very dusty; Could of used larger towels for both showers and the hot tub; The kitchen area table was very unstable (rocky); Not what I would expect in furniture (very used-especially the entry level). The general location and viewing area were very nice. Overall we had a good vacation but I thought the unit was over-priced

    3 levels of great bedroom/bathroom suites in one unit. Generous living spaces e.g. separate bedroom and living rooms and kitchenettes on 2 floors. Great location for all Pigeon Forge/Dollywood attractions and restaurants. Dining area is awkward - furniture too big for space, tough to fit 5 people. Owner was great to deal with.

    I really hate to be that person to give a low rating and complain about small things BUT had I understand a couple things that were important to our stay I would not have booked this cabin. Two important things I want to point out first…….1. I did not complain to the property owner therefore they were not asked to “make anything right” 2. This was my first time staying in a VBRO and I was impressed with how well equipped the kitchen was! Things that were wrong or misleading in the property description BATHROOMS. This was a huge disappointment. It clearly lists 3 bathrooms and 3 half bathrooms. I was upset to get there and find only 3 bathrooms. The whirlpool tub not only didn’t work it also leaked. So even when we tried to take a relaxing soak we would have to keep replenishing the water. This may not matter to most but it was a huge selling point to me. Thank goodness we packed 2 air mattresses just in case because the pullout sofa was unusable. It was too broken to even use. Again, maybe everyone wouldn’t plan to use them but we had planned to! The pool area is not only for the few cabins you see. It is also for the entire building of condos! If you plan to use the pool just know it is a small pool for the large number of guests who have access. Again, the things that were good about this property were so but there were enough disappointing things that we were counting on that I feel we were cheated some what.

    We chose this listing because it was close to Dollywood and other attractions. We were celebrating my adult son's birthday, and the location was perfect. The cabin was not the one shown in the first picture, but the rest were pretty accurate. This cabin has been well-used and needs a little updating, new linens, and a new mattress for the downstairs pullout. We didn't go to Dollywood because of the terrible heat that day, but we still had a great time shopping and going to the Hatfield and McCoy show.

    Property is showing its age. Several lights not working. Floor not clean, expect black feet if barefoot. Dining space very small. Went to pool twice and drunks were causing problem's. Need security for such a large complex

    Property was in an excellent location very close to Dollywood and main attractions. Pool and hot tub were well maintained. Cabin was very clean and had plenty of room for 4 adults and 5 kids under the age of 7. Tony communicated very well. Will definitely stay here again on our next trip to Pigeon Forge. Great property!
