Guests are required to sign our rental agreement and Good Neighbor Policy, which includes county rules: no parties, no excessive noise, proper trash disposal, and no extra parking. Violations may result in citations of up to $1,500. Thank you for helping us maintain a safe and peaceful stay for all.

Pets:
We welcome pets with a $75 pet fee per stay (maximum 2 dogs). Please:
• Keep dogs off furniture and beds.
• Crate dogs when leaving the premises.
• Always keep dogs close by and on a leash when outdoors.
• No exceptions for uncrated or unsupervised pets; violations may result in additional fees.

Trash Disposal:
Guests must bag and remove all trash to one of the designated free public trash sites:
• Clean Bear Site #1: 41970 Garstin Drive, Big Bear Lake, CA 92315
• Clean Bear Site #2: 39690 Big Bear Boulevard, Big Bear Lake, CA 92315
Fees: A fee may apply per trash bag left behind.
Recycling Guidelines:
• Blue Cart: Flattened cardboard, paper, magazines, aluminum, tin, lightweight metals, glass bottles, jars, and cartons.
Non-Accepted Items: Electronics, batteries, dirt, rock, construction debris, and hazardous waste.

Fireplace:
This property has a decorative log insert. Firewood is not provided and cannot be used at this property.
• Ensure the chain-link guard rail is closed after lighting the fireplace.
• The flue ring must always be set to the right.

Thermostat:
Set the thermostat to your desired temperature during your stay. Please return it to 65°F before check-out.

Kitchen Cleanup:
• Wash and put away all dishes after meals.
• Excessive cleaning or dishes left behind will result in a $100 cleaning fee.

BBQ:
• Clean the grill thoroughly after use.
• Turn off the propane tank valve to avoid a $100 cleaning and propane refill fee.

Spa:
• Before Use: Rinse off oils, lotions, and sunscreen.
• During Use: Spas are set to optimal temperatures for max relaxation. Please do not touch spa controls.
• After Use: Secure the cover tightly.
• Fees may apply for a drain & refill if water is left excessively dirty.

Snow Removal:
• Shovels and salt are provided for guest use.
• Plow services are provided during or after 3 inches of snowfall. Guests are responsible for clearing additional pathways as needed.
