The striking timber-frame construction reveals a DRAMATIC open concept floor plan. Enjoy the central stone fireplace and massive sunroom.
Sleeping areas and bathrooms are on all three floors of this 3800 sq ft house.

We sleep 13 comfortably in the beds above, or 15 with a sofa bed. Please inquire.
High-speed internet (1200 mbps) and smart TVs for you to enjoy any service such as Netflix, Hulu, etc that you personally subscribe to.
There is fully stocked kitchen and plenty of seating to ensure you can have a cozy home cooked meal with friends and family.

Other important things to note:
The house is laid out over three floors and thus, not suitable for those with mobility issues that make climbing stairs challenging.
AWD or 4x4 is best, especially during the winter. Our driveway is steep, like in so many mountain homes. Fortunately we have additional parking to the side of the house on level ground. Be advised that you will have to access the home via several stairs should you choose to the level parking option.
The house runs on septic. Please do not flush ANYTHING except toilet paper.
We use a Ring floodlight at the exterior of the property for your security.
Bears are seen in the area. Please DO NOT go near them, or feed them. Do not leave ANY food (even unopened) in your car otherwise they may break in. Keep house and car doors and windows shut and locked.
We have a functioning chimney you may use between October and March as long as you bring your own firewood.
Please download an offline map of the area on your phone should you lose reception. Here is how:
1) Open Maps and search Gatlinburg.
2) Tap the word "Gatlinburg" on the bottom of the screen and this will expand the bottom half of the screen.
3) On the top right, you will see three dots. Tap this button and select "Download offline map."
4) Zoom out to download the entire Gatlinburg region. Make sure to capture everything between Pigeon Forge and Cosby.
Guest Access
Cobbly Nob is a hilly, upscale resort community. We have parking for two cars up a steep drive, and additional parking to the side of the house on level ground. Should you choose to park on level ground, you will have to access the property via steps.
Other things to note
Cell phone reception is patchy inside the house; calls are made via wi-fi. We have managed to access limited cell phone reception just outside the property but we cannot guarantee this.
Other things to note
- All guests must be 25+ (children with parents are allowed)
- No pets please
- We provide a start of toilet paper and paper towels. You may need to buy more.
- We maintain monthly pest control measures. Because we are in the mountains you will still see and hear critters, especially ladybugs which are common in properties (dead and alive)
- The fireplace is shut down April 1 to October 1 as with other properties in the area.
- We do not send maintenance to the property during your stay. Only after you depart.
- The hot tub is for guests 25 and over only. No alcohol near the hot tub. Do not use the hot tub if you have consumed alcohol or are pregnant. Use the hot tub AT YOUR OWN RISK!
- $50 for early or late departure.
- We recommend you purchase travel insurance in the case of illness, bad weather, and other unforeseen events. We cannot offer refunds for weather/natural disasters/power outages/other things that are beyond our control.
- Soaps, shampoos, toiletries, condiments, zip locks, charcoal and coffee are not provided
- Pets are not allowed. There is an additional charge of $100 and you will be asked to leave should you bring one without prior arrangement.
- Unauthorized fires (including candles) will be charged $100 plus damages.
Pictures are deceiving. It was a nice home but not what we expected. Be aware there are lots of steps. 2 beds in basement, master in middle and two rooms up with loft. Dryer was broken and take your own towels and soap. Hot tub was dirty and property is unkept. There is insurance and cleaning fee not sure why. Honestly we had fun but for $$ paid we expected more.
Loved our stay in Gatlinburg! Plenty of room for the family to spread out. Enjoyed the jacuzzi and sunroom!
This house fulfilled all our needs and then some. If you're not used to mountain roads, it's a little scary going to and from the house, but the view is worth it. It is in the foothils of the Smoky Mountains so you can see the mountains really well.
we were 7 people and stayed in the property for 6 nights in April. altogether we had a nice time in the house, although it needs a little updating, but not something that one can not enjoy his stay without it. the location in the mountains is great and the communication with Marisa was good. We had a great time at this property, Hit tub was already to go, clean, spacious, pool table actually had chalk and plenty of sticks, mini refrigerators everywhere, sunroom accommodated our whole family, the owners were in touch and cared about our stay. We couldn’t have picked a better home to stay in! Thank you both for the hospitality that you showed us, we will definitely book again!
We are a firefighter/Nurse couple with 3 grown boys, a daughter in law that's also a nurse and 2 grandchildren ages 6 and 11 months. We have all not had a chance to do our annual big family vacation together in 3 years ( thanks, covid lol). The lay out of house was perfect for us. The views were everything you'd think the Smokies would be, the sunrises gorgeous and the full moon over the mountains even more beautiful. Off the beaten path which means quiet peace. The owners took extra time to offer extras, stayed in contact with quick responses and were very attentive. Also on site is a security office. Our 6 days in our home state was sheer perfection.
We REALLY enjoyed staying at this beautiful property. It's 20 mins away from Gatlinburg but the location more than makes up for what might seem somewhat far from downtown. Three floors, kids rooms, Pool table, great deck with awesome view and great hosts! Will be staying there again for sure!
