86 Spring Street is one of the best locations in Newport. You are a five minute walk to famous landmarks such as Bannisters and Bowens Wharf, Trinity and St. Mary’s Church and The Black Pearl Restaurant. Truly, you are in the heart of it all with dozens of restaurants, shops, bars and sights right outside your door.

Hop in your car for a 10 minute drive to both the Ocean Drive and Bellevue Avenue Preservation Society Mansions.

Windward Suites properties are all keyless, and instead use keypad smart locks for all of the doors for both the buildings and units. All guests will get an email the day of their stay with the codes to the doors.

Check-in time is anytime after 3:00 p.m. Check-out time is 11:00 a.m. Please be respectful of these times unless you have contacted us, as we have a cleaning crew who need the time to do a thorough job before and after all of our guests.

There are two off street parking spots which are on a first come, first serve basis. There are, however, paid public parking lots on Church Street,and also one on Clarke St. which are both just two blocks away. There is also the option of parking for free at another Windward Lot which is a ten minute walk away located off Broadway. Please contact us if you will be needing access to this lot.


86 Spring Street is a five unit building located on Historic Spring Street. Unit Three is located on the third floor, and is the perfect retreat after a day spent wandering around downtown. The room has a vaulted ceiling and is bright, open and airy. The best part of this unit is the private roof top deck!

The bathroom was recently renovated with a glass walk in shower and huge soaking tub. The unit was also updated with mini splits, so you can keep it cool in the summer, or cozy in the winter.

All of Windwards properties are professionally cleaned between guests and come outfitted in high end linens and towels.

Aside from the cleanliness of the space, it is in one of the most sought after locations in Newport. You are steps away from Thames Street, Bannisters & Bowens Wharf, and endless restaurants, bars, and shopping.

    Very cute place in a great location. The balcony is a lovely additional treat. The only problems were the bathtub drain didn’t work and there was an ant issue in the coffee area. The owners hadn’t been previously informed of either, were receptive to the feedback and said both problems would be addressed immediately. They were very nice and responsive.

    Pet friendly; great location; responsive hosts; however, we ran into a few snags with the plumbing and linens but everything was promptly addressed. Premises were charming and inviting. The space we stayed in had a wonderful roof desk.

    Very clean and cute! Great spot that is walkable to shopping and restaurants. A small improvement would be a sink and dish soap in the kitchenette. Loved our stay and we will be back!

    So comfortable, neat and clean. Very spacious. The bedding, beds and couch were super comfortable. A very pleasant space. Loved and enjoyed the outdoor space too! Enjoyed the well stocked coffee set up each morning. Bathroom experience was a highlight.

    Excellent location, walking distance to everything. Nice quiet and private and easy parking. Bright and cheery unit! Will definitely come back! Suggestions would be a light near coffee maker and squeeze in a little sink near the coffee bar. Otherwise, perfect!!!

    We had an amazing time and the property was just as promised. The location couldn’t be beat for getting to restaurants and the main drag, as well as getting to the beach. Check out the trolley system for getting around town as the stop is just 3 minutes from the home. It was exceptional and made our trip fantastic

    This place was perfect for our girls weekend! We loved the studio feel and there was plenty of room. The bathroom is huge and the shower is so inviting! The location cant be beat! I wish there was a sink in the kitchenette. The only recommendation i would make is that we had 5 people, but there was only 4 of everything (even towels). Wouldve been nice to have a wine glass for everyone, coffee cup for everyone, etc. We would definitely stay again!!
