Main Description
The Folly in Bratton Fleming is part of a charming former mill, set in the valley beneath the village of Bratton Fleming in North Devon, tucked away down a meandering private lane.

Large glazed double doors open into an open-plan living area, beautifully furnished with antiques and sumptuous fabrics. The well-equipped studio kitchen is situated in the corner, with circular table and chairs nearby, plus a comfortable sofa. The bathroom has a double ended roll top bath, a Victorian chandelier with dimmer, a circular blue and white porcelain Georgian washstand (plumbed in!) with double handed pitcher beneath and toilet.

The Folly shares a private drive with two further holiday properties. Each property has it's own parking area and gardens, but they are not enclosed.

Appliances and equipment
The kitchen is compact yet well-equipped and includes a ceramic hob (two rings), a combination oven/microwave/grill and larder fridge with freezer compartment. Other equipment includes toaster, kettle, a selection of cookware and kitchen utensils plus beautiful china, glass and cutlery.
The television, DVD, and radio are all discreetly placed.
Wifi is available throughout the property.
An iron, ironing board and hair dryer are all provided for your convenience.
Please note, there is no mobile phone reception due to the location of the property.

Electricity and heating
Electricity and heating costs are included in the price of your accommodation. The Folly has central heating which will be programmed for you, yet can be adjusted to suit your preferences.

Linen and towels
Beautiful White Company bed linen, duvets, large fluffy towels are provided for your convenience, but please bring your own outdoor/beach towels.

Other provisions
Tea, coffee and sugar will be provided. There may also be other non-perishable items like a salt, pepper and oil available.
Household sundries such as toilet rolls, washing-up liquid, tea towels will also be provided.

Outside the property
There is a large lawn beside The Folly, bordered on one side by the stream. The garden is available for guests’ sole use, however please note that it is not enclosed. There is a patio area directly beside the property, with a small table, two chairs and a built in barbecue. Wooden sun loungers with comfortable cushions are provided so you can relax and truly unwind listening to the stream in this peaceful spot.

Parking
There is parking for two cars beside The Folly.

Dogs
Dogs are welcome by prior arrangement (maximum of 2). A supplementary fee of £15 will be added to your invoice per dog. Please do not allow you dogs on the furniture, and do not leave them alone in the property at any time.

Smoking
Strictly no smoking.

Arrival and departure
The property will be ready from 3 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Changeover days
The Folly in Bratton Fleming is available for week-long bookings and short breaks, minimum stay is 3 nights.

The region

Bratton Fleming is a small village on the edge of Exmoor National Park, set in the lovely Bray valley between Barnstaple and South Molton.



This is a peaceful, well-placed base for exploring both the wild Exmoor moorland and the spectacular North Devon coastline. The village sits on the A399 between Barnstaple (8 miles) and Blackmoor Gate, the crossroads at the heart of Exmoor, making it easy to head in any direction for walking, beaches, or sightseeing.

Bratton Fleming has a traditional village pub -- The White Hart Inn -- serving food and drink, a parish church, and a village hall that hosts occasional events. The award-winning Exmoor Zoo is based right here in the village, attracting visitors from across the region.



Nearby Shopping



The nearest shops and supermarkets are in Barnstaple (8 miles), which has Tesco, Sainsbury's, and a range of independent shops around its historic Pannier Market. South Molton (7 miles) is a handsome market town with good independent shops, a butcher, and everyday essentials. Both towns are an easy 15-minute drive.



For a wider range of shopping, Barnstaple is the main town for North Devon and has most high street stores, banks, and services.

    The Folly is in a very unique and secluded location, for those who like to be tucked away. Nestled in beautiful Devon countryside, the stream on your doorstep is a delight. Beautifully decorated and well equipped, it is just perfect for a relaxing break.

    A beautiful peaceful haven, out side and in , every thing was amazing, decoration, comfy sofa and bed, the thoughtful provision of food for breakfast. Patio furniture, just perfect. Just be prepared to drive down narrow lanes, but well well worth it would go back tomorrow. Fell in love with the crockery . Our dog loved it and the stream.

    Loved the quiet location. plenty of space in the Folly and a huge lawn to enjoy along with a lovely stream. Cottage very clean, really enjoyed the deep bath. Bed was extra comfy and the sofa the same. Already thinking of a return visit, so easy to visit several coastal sites and Exmoor just up the road. Please support the village shop . Lovely people pleased to see you.
