Stunning Luxury Apartment in Fabulous Location Close to Beaches - Vila Rosal CM

When staying anywhere on holiday the number one priority is location. Absolutely vital that the location is safe, located in a quality residential area and is well served by good restaurants, with no rowdy bars or subject to groups of drunken holidaymakers or locals.

Vila Rosal apartments are high quality 2 bedroom apartments located in a beautiful, peaceful and secluded setting. Arguably the finest location in the Algarve being only 5 minutes walk from the new exclusive W Residences (Marriot Group). This is a new 7 star Hotel, which also has apartments costing up to £3.1M. Chosen by Marriot for their only 7 star hotel in Portugal is a good indicator of the quality and standard of the nearby location.

Also, only 5 minutes walk to Villa Serena, owned by the tennis player Serena Williams; Serena would not buy here unless it was in a top quality area. There are also a number of other celebrities, who own property in the area.

This 2 bedroom gorgeous apartment is located in the luxury condominium development known as Vila Rosal.

We offer 3 apartments in this development. All are very similar with top quality furnishings. Without doubt one of the most fabulous places to holiday in the Algarve and in a really top, high class area.

As stated It is a truly outstanding property in a beautiful and peaceful setting, situated well away from the noisy tourist areas. Only 2 minutes drive to the gorgeous beaches close to Albufeira, and only 5 minutes drive to the Old Town or the New Town (The Strip as it is sometime known). It is only 10 minutes drive to Guia town centre, (Guia is a small town with numerous shops, restaurants and cafes, oh and Cliff Richard used to live here).

The apartment is situated to the west of Albufeira in a quiet residential area. You can walk into Albufeira, via the Albufeira Marina, in around 25 to 30 minutes. There is a bus stop directly outside the apartment and taxis are plentiful, with a taxi rank close, and UBERS are brilliant here.

The location is even more prestigious due to it's close proximity to many quality local restaurants and wine bars, walkable in just a few minutes. There is easy access to the wonderful beaches of Sao Raphael, Praia Grande, Castello and others within a 10 minute walk, or a 2 minute drive.

There is a small supermarket a few minutes walk away. The famous Algarve Shopping Centre is only a 15 minute drive.

There is easy access to the A22 motorway and the EN125; driving time to Faro airport is 30 to 35 minutes with Vilamoura only 20 to 25 minutes drive away.

One of the unique features of this apartment is the lovely private balcony with a built in barbecue with views over Sesmarias to the sea. The views are spectacular.

Unusually, as mentioned, there is a fabulous brick built barbecue on the balcony and dining area so you can enjoy a relaxing evening with friends and family without having to leave the apartment.

The apartment is fully air conditioned. Fully furnished to a very high standard with quality furniture, beds, linen, towels and furnishings etc.

There is a large comfortable lounge and dining room, for those that want to eat in, with a very large balcony and terrace area overlooking the pool with views to the sea (there is of course the barbecue on the terrace).

There is satellite TV with the usual British channels, a DVD player and stylish sofa, chairs etc.

The kitchen is fully equipped with everything you would expect i.e. integrated appliances, fridge / freezer, washing machine, oven, hob, microwave, and dishwasher.

The main bedroom has a king size bed with patio doors opening on to the terrace with views across Sesmarias to the sea. There is a fitted wardrobe with full en-suite facilities. The other bedroom (same size as the master bedroom) can either be a double or twin, with French doors to a Parisian balcony. This second bedroom can access the full bathroom immediately outside the bedroom door.

A child can be accommodated on a fold-up bed if required. Cots and High Chairs can be supplied.

The apartments are well looked after as are the garden areas and pool. The infinity pool is very large with a small children’s pool next to it. The terrace / pool area is also very large so no fighting for a sun bed here.

For the sporting ones among you, there are two tennis courts for use by guests only; local booking arrangements apply and at no cost.

This apartment is absolutely perfect for adults and children of all ages although supervision is of course required on the terraces and in the pool area.

We pride ourselves on the service we provide as we want to give a service we would expect for our own holiday. Included in the service are the local Villa Managers, Nuno and Rogerio. Often property owners ask guests to arrive at a property in a country perhaps never visited before, even late at night after a long flight, and a key is under the mat or in a security box; we think is is awful. You will be met by Nuno or Rogerio and given a tour of the apartment to ensure you know everything you need to know. You will be provided with their contact details before arrival; this way you have a point of contact if you get lost, experience delays or just need some comfort to find your way around.

You will not be disappointed in choosing this apartment for your holiday. It is indeed a perfect location and although hiring a car is great to travel around a car is not essential as everything is close at hand.

P.S. It is a legal requirement in Portugal to have a license for rental use issued by the local Council. This is to ensure your safety and without a license owners are breaking Portuguese Law. Insurances could be invalid without a license.

There will be no construction works within the development during the summer months. However, we cannot be held responsible for any work that may take place at other nearby properties. The local Council generally prohibits heavy construction activity between 1st July and 31st August.

If you experience any significant noise disturbances, for example, loud music from neighbouring properties, please report the matter immediately to the Villa Manager.

NOTE 1 - FROM MAY 2024 PORTUGAL HAS INTRODUCED A DAILY TOURIST TAX THAT MUST BE PAID ON ARRIVAL TO THE VILLA MANAGER - €2 PER DAY UP TO A MAXIMUM OF 7 DAYS FOR ALL GUESTS AGED 13 AND OVER.

NOTE 2 - 25% DEPOSIT PAYABLE UPON BOOKING.

NOTE 3 - WHEN BOOKING A VILLA YOU SHOULD ENSURE THE VILLA IS LICENSED BY THE LOCAL COUNCIL IN PORTUGAL. IF NOT IT WILL NOT HAVE BEEN INSPECTED BY THE COUNCIL AND AWARDED A SAFETY CERTIFICATE. OUR VILLA IS LICENSED BY ALBUFEIRA COUNCIL.

NOTE 4 - MINIMUM AGE FOR BOOKING IS 25. GROUPS OF YOUNG SINGLE MALES AND FEMALES, STAG & HEN PARTIES ARE NOT ALLOWED.

NOTE 5 - SMOKING IS NOT ALLOWED IN THE VILLA. IF THERE IS EVIDENCE OF SMOKING IN THE VILLA THE SECURITY DEPOSIT WILL NOT BE RETURNED.

NOTE 6 - NO PETS ARE ALLOWED.

NOTE 7 - NO EVENTS OR PARTIES ARE ALLOWED.

NOTE 8 - PRICES QUOTED INCLUDE A FULL CLEAN UPON DEPARTURE. FOR 2 WEEK BOOKINGS A FULL CLEAN AND CHANGE OF BED LINEN / TOWELS WILL BE PROVIDED AFTER AROUND 7 NIGHTS. FOR 7 DAY BOOKINGS NO ADDITIONAL CLEANING WILL TAKE PLACE, HOWEVER, ADDITIONAL TOWELS WILL BE PROVIDED, BED LINEN WILL NOT BE CHANGED. ADDITIONAL CLEANING AND A CHANGE OF BED LINEN CAN BE REQUESTED FOR AN ADDITIONAL CHARGE.

NOTE 9 - SORRY BUT THE VILLA IS NOT SUITABLE FOR WHEELCHAIR USERS.

NOTE 10 - PLEASE NOTE THAT BOOKINGS OF GAPS OF MORE THAN ONE DAY FROM ANOTHER BOOKING, PARTICULARLY IN JULY & AUGUST, MIGHT NOT BE APPROVED. THIS IS BECAUSE OF THE LOSS OF INCOME TO THE OWNER IN THE HIGH SEASON.

NOTE 11 - BOOKINGS OF LESS THAT 7 NIGHTS MIGHT BE ACCEPTED WITH THE OWNER'S AGREEMENT, AND ONLY TO GAP FILL OTHER BOOKINGS.
