Extended Stay Fee Schedule (If Available, Pre-Arranged & Approved in writing):
Up to 3 Hours: $50 per hour
3 to 5 Hours: Charged at a half-day rate
5+ Hours: Charged at a full-day rate (may not extend beyond 11:59 PM of the day of confirmed departure)
Same-Day Transitions: On days when we have both a departure and an arrival guest, check-out must be by 10:00 AM; no exceptions.
Guaranteed Late Check-Out: Guests can purchase the additional night when booking to ensure a late check-out.

The City and County of Honolulu have imposed strict enforcement on vacation rentals that do not possess a Nonconforming Use Certificate (NUC). Our NUC allows us to rent nightly, versus the minimum ninety (30 - 90) nights; without this certificate, the minimum rental occupancy must be ninety (30 - 90) nights or more.

Applicable Hawaii general excise tax a GET (currently 4.166%), applicable transient accommodations tax TAT (currently 10.25%), Honolulu Surcharge Tax (.5%), and Oahu transient accommodations tax OTAT (currently 3.0%) will be added to the Daily Rental Rate, Cleaning Fees, and all other charges payable by Principal Guest(s) to Agent under this Rental Agreement. Should the State of Hawaii raise either the transient accommodations tax (TAT), general excise tax (GET), or Oahu transient accommodations tax OTAT, we will amend all applicable reservations and collect the additional tax(s) from Guests before check-in.

For stays of 10 - 19 Nights, we collect an additional $150.00 for a mid-stay cleaning fee, plus applicable taxes.

    Lanikai is everything Waikiki is not, which makes Rick's place the perfect getaway spot. The bungalow was set up with everything the two of us needed - beach towels, umbrella, chairs, cooler, everything we needed for a day at the beach. Plus with a full size fridge, with an ice maker, a full size coffee maker (!), A hot plate and rice maker, this place makes a perfect place to spend a week. I haven't even mentioned the beach is truly steps away. We hope to make it back again one day in the near future. (I highly recommend renting from Rick.)

    The studio is spacious and immaculately clean. Everything was in well kept or new condition. Chairs, umbrella, cooler, beach mats, towels and bodyboards were provided for trips to the beach. Rick and Nini were an excellent source of information and helped to make our trip really enjoyable. We would highly recommend them as hosts and stay here again.

    Rick and Nini are wonderful hosts, making sure we had everything we needed to enjoy our stay and to make the most of the beautiful Lanikai beach just steps away. The studio home was perfect for us, including a lovely private garden area for relaxing and enjoying home cooked meals. Ideal location just a short walk from the beach, with a perfect view of the sunrise every morning. We cannot wait to come back!

    We couldn't have asked for a better spot to enjoy a week in Lanikai/Kailua. The Garden Studio apartment was fully appointed and very comfortable. Our hosts Rick & Nini were so welcoming and kind throughout our visit. It was really nice having Lanikai beach only a short walk away, totally avoiding all the parking restrictions. We appreciated having all the beach gear at out disposal and everything we could possibly need in our apartment. We're really looking to staying at this property again!! Mahalo Rick & Nini!!!

    Perfect location, comfortable, clean cottage. Lanikai beach is across the street or a few hundred feet down the street depending on the tide. We will definitely consider staying at this property again. Also, as foodies, we love the restaurant scene in Honolulu. It’s only a 30 minute drive over the gorgeous Pali Highway. There are also great places to eat in and near Kailua.
