Rainier Upper Suite Near Restaurants & Light Rail provides an entire secluded top floor of a shared-entrance two-story home, featuring 3 bedrooms and 3 bathrooms, with air conditioning, free reserved and street parking, and complimentary Wifi throughout the property. Located in a vibrant yet peaceful South Seattle neighborhood, this spacious guest suite is ideal for families, business travelers, casual getaways, work-from-home, and extended stays. Each room has a desk, a flat-screen TV, a private bathroom (attached or detached), bed linens, and towels. Guests enjoy a fully equipped kitchen with an oven, microwave, and toaster, plus central heating. Relax on the sunny deck or take advantage of express check-in/check-out and convenient keyless entry. Close to restaurants, public transit, and the Light Rail for easy access to downtown Seattle and Sea-Tac Airport.

IMPORTANT DISCLOSURES - PLEASE READ CAREFULLY
Please note that the building is a two-level house, and the Rainier Upper Suite Near Restaurants & Light Rail listing refers to the accommodations located on the 2nd floor (Upstairs Unit) and requires using stairs to access. Although the front entrance is shared, guests access the Unit through a keyed private door. There is an additional rental on-site in the completely separate space downstairs. Guests do not need to share any interior amenities. The backyard space is shared and other travelers may be present during your stay. The house has a typical split-entry residential layout, and the walls are not soundproofed, so normal everyday sounds (voices, footsteps, or doors closing) may be heard from time to time. Noises from the surrounding rooms or the Downstairs Unit tend to be audible as well.

GUEST ACCESS
- 3 bedrooms, 2 attached baths (en-suite, stand showers), and 1 detached bath (external private bath located outside of the room, just a couple of steps down the hall, bathtub).
- 3 Queen beds, 2 Queen-size sofa beds, and 1 Twin-size air mattress.
- In each Bedroom: Beddings and linens, flat screen TV, folding desk and chair, night lamp and stand, room-darkening shades, luggage rack, storage dresser, shelf, hangers, extension cord, and trash can.
- In each Bathroom: Hair dryer, towel hooks, toilet paper, shampoo & conditioner, body wash, hand soap, tumbler, bathtub or stand shower, bath towels, hand towels, wash cloths, bathroom mat, trash can, toilet brush and plunger, and cleaning supplies.
- In the Kitchen: Dining tables and chairs, 4-burner electric range, oven, oven mitts, trivets, baking sheet, refrigerator with freezer, microwave, coffee maker, toaster, electric kettle, blender, dish rack, dish soap, sponge, and dish brush, garbage bin and trash bags, broom, brush and dustpans, laundry hamper, all-purpose cleaner and room spray, paper towels and dish cloths, knives and cutting boards, cups and glasses, wine and can openers, ice-cream scoop, colanders, cooking basics (pots, pans, utensils, oil, salt, pepper), dishes and silverware (plates, bowls, cups, cutlery, and other utensils), and placemats. Complimentary hot beverages and condiments.
- In the Living room: Single sleeper sofa, coffee table, end table and lamp, and laundry hamper.
- In the Closet: Air mattress, extra blankets, pillows, and bed sheets, irons, iron boards, extra toilet paper, extra towels, extra batteries for electronics, laundry bags, and first aid kit.
- Other Essentials: Central AC and Heating, Hot water, Portable fans and heaters, Household Trash & Recycle.
- Three (3) reserved parking spots. Additional free and paid street parking is also available in the neighborhood, on a first-come, first-served basis.
- Access to outdoor sittings on the private and large balcony deck.

INTERACTION WITH GUESTS
- We give guests space but are available when needed.
- We encourage our guests to enjoy the freedom and flexibility of self-service lodging. Please note that the guesthouse is not staffed, and there is no front desk or reception to answer phone calls. From the time a reservation is made until the day of arrival, communication will primarily take place via messaging, texting, or email. While phone calls may occasionally be returned, we recommend leaving clear voice messages, as all voicemails are carefully noted. After check-in, guests are welcome to contact us anytime via call, text, or email, and we’ll respond promptly.

OTHER THINGS TO NOTE
- No daily, hotel-style room service is provided. The Suite will only be cleaned after checking out. Optional room service may be arranged upon request for an extra fee. If excessive or deep cleaning is required at some point during or post stay, additional charges will apply.
- Guests will be given a PIN to enter the house. Do not share the access code to anyone except the people registered on the reservation.
- For liability reasons, only visitors with prior approval from the host may enter the premises. Additional overnight guests must be registered and paid.
- The unit (850ft2 or 79m2) currently best serves up to 12 people. Children under 4 years of age stay free of charge in the existing beds. We could work out reasonable pricing for additional guests.
- It’s recommended to use the hairdryers in the bathrooms. Only use the designated and marked outlet in the bedrooms for ironing or hairdryers.
- Each reserved parking spot, whether in front of the house or along the shared alley, is spaced to fit a Sedan, Compact or SUV. Vans, wagons, trucks or trailers should be fine, if parked along the alley and as close to the curbside as possible. Please keep this in mind when parking or reserving car rentals. Do not block the shared alley. Also, only Three (3) on-site parking spots can be reserved for each booking. Additional cars under the same booking need to find street parking and adhere to the local parking restrictions.
- Wifi speed: At least 500 Mbps. However, actual speeds can vary depending on the time of day, number of connected devices, and signal strength in different parts of the house.
- Per request and if available, we can accommodate early check-ins and late check-outs.
- Noise-free rooms are not guaranteed.
- Guests must climb stairs: Four (4) steps from the ground to the front entrance. Six (6) steps from the front entrance to the Suite.
- Exterior security cameras present in public areas only (parking lot and front porch).
- The fireplace in Room #1 is decorative only.

HOUSE RULES
* ID Verification – Guests must submit a proof of photo ID electronically to check in. (Note: ID requirement waived for guests with an average rating of 4.5 stars or higher on Airbnb, VRBO or other major booking platforms).
* Non-smoking property – No smoking, vaping, e-cigarettes, alcohol, drugs, or marijuana.
* Registered guests only – Only individuals approved by the host may enter the premises.
* Visiting hours: 9:00 AM - 6:00 PM (max visit duration: 4 hours).
* Quiet hours: 10:00 PM - 6:00 AM.
* All ages welcome – Primary bookers must be 21+.
* No parties, events, or pets allowed.
* No commercial photography or filming.
* Noise-free rooms cannot be guaranteed.
* No open flames inside or on the premises.
* Room service is available upon request, not daily.
* Not equipped or compliant with accessibility standards.
* Guests are responsible for any damages or excessive mess caused during their stay. If extra or deep cleaning is required, additional charges will apply.
* Guests must clean up after themselves at all times. Please respect the property and help keep the place nice and neat.
* Basic social and household etiquette is expected.
* Guests and visitors are not considered long-term tenants under any circumstances. All stays are governed as short-term occupancy arrangements, and no rental or tenancy rights are granted or implied.
* Outdoor surveillance cameras monitor public areas (parking lot & porch). No cameras indoors.
