Newly remodeled and modern family-friendly home in Seattle's most lively, yet peaceful neighborhood of Queen Anne! Nestled near Seattle Pacific University's peaceful campus, within walking distance to a grocery market, bakery and a nearby brewery, making it easy for you to explore local restaurants, cafes, Queen Anne's rich architecture, and all the neighborhood has to offer. Thisis a 2 bedroom, 1 bathroom, 1050 sqft ground floor unit of a multi-unit building. It is completely private and not shared with other units in any way. Both bedrooms have queen bed, with additional twin sofa bed in the living room. One bathroom with shower & tub combo.

**About the Reservation**
• In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening.
• Cancellation — Policy is upheld strictly. Extensions welcome based on availability. Shortened stays and date changes are subject to our cancellation policy. Travel insurance is strongly recommended.
• For stays longer than 29 days, we require a double cleaning fee, additional tenant screening, lease signing, and a security deposit to fully confirm your reservation.

**About Fees & Pricing**
• The regular nightly rate covers 4 guests. Additional guest fees are $25 per person per night, up to a maximum of 5 guests. Please indicate an accurate number of guests.
• We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday's pricing.

**House Rules**
• This is not a pet friendly home. $500 fine for unauthorized pets.
• Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation.

    House is great for my family of 3. Has everything you need, very clean, and great location. Parking isn’t great if you have a big car. The alley isn’t well maintained and the parking spot for 1B is hard to access if other cars are parked in their parking spots.

    The refrigerator/freezer doors need to be reversed. The Keurig did not work properly. I liked the electric heat. Overall, clean. For the price, good proximity to downtown.

    This flat worked really well for me and my husband and adult son. It was very clean and well-appointed with comfortable beds and a great kitchen. The location was perfect for us. I was also impressed with the communication with the hosts at Perch.Decaf coffee drinkers should bring decaf k-cups if they want coffee in-house.

    First of all, I have to say that the place is very nice. Washer/dryer is key and layout is nice for our family of 4. Unfortunately, the way the apartment is placed, it feels like a basement apartment. Neighbors walk above your windows looking down into the apartment and with our little ones, we felt like we always had to keep the shades closed so it felt very claustrophobic. Also, since the place is on a hill, you have neighbors that you can hear to the front of the place and above you (back). One night, the neighbors above us came home at 12:45am and were quite loud until 1:15am so it was unfortunate. The property management company was very apologetic the next day. All in all, it was walking distance to the bus stop to get downtown and the parking in the back was key because it is packed in that neighborhood. We loved the neighborhood and felt safe in the upper portions. Good location to get to so much in Seattle which was nice. Personally, I wouldn't stay again simply for the privacy factor but the furnishings and location was great.

    This 2 bedroom condo was very convenient for getting to downtown or Ballard. Comfortable beds and good shower. Easy check-in process and be sure to use the parking space in back for unloading a car if driving. The kitchen could use more pots and pans.

    Property was exactly as described and listed, in a very nice and quiet neighborhood. Location was ideal for exploring the city and close to public transportation. Would definitely stay here again in the future and would strongly recommend this property to family and friends traveling to Seattle.

    We had a nice stay at the Queen Anne Flat. The location was perfect for our downtown Seattle exploring, and it was lovely to stay in a safe residential area. Beds were very clean and quite comfortable, and all basic amenities were provided. We appreciated the seasonings in the kitchen to cook with, and the ample supply of coffee.

    I had good communication with the property managers, it was a wonderful space but back room had a faint stale cigarettes smell and would have appreciated having ice in the freezer but overall was great!

    This house is a short distance from downtown Seattle. My family really enjoyed the location and views. We had a few maintenance issues that were quickly fixed. The management company is really friendly and was quickly able to fix our maintenance needs.
