The Neighborhood:

We are on Town Lake River in Tempe, Arizona near the Mill Avenue District, a local hotspot for dining, shopping and entertainment. Situated just 11 miles outside of Phoenix and 4 miles outside of Scottsdale, Tempe is a vibrant city all its own with beautifully landscaped parks, botanical gardens, and wildlife preserves such as the Hayden Butte Preserve. You can also enjoy the close proximity to the Phoenix Zoo, Scottsdale Civic Center, Tempe Diablo Stadium, and Kiwanis Park.



Getting Around:

Ideally located close to different attractions, there are definitely a lot of options getting around the area!



Other Things to Note:

Please know that all CozySuites properties are smoke-free environments. Smoking, of any kind, is not permitted within or outside of our suites, including balconies, patios, or common and/or parking areas. Please know that any sign of smoking is a violation of our stay agreement, which may result in immediate termination and recovery fees beginning at $500.

To abide by all legal requirements and HOA rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:

- You agree to be bound by our rental terms and conditions.

- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.

- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.



Minimum age requirement of primary person booking should be 22 years old.



No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.



Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.



Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.



Note that all guests are required to submit a $150 security hold on a credit card in case of incidentals that is released 3-5 days post check out or may choose a $35.00 non-refundable damage waiver.

    The unit was in terrible condition and not like the photos at all. It's badly in need of repainting, and new carpeting. It needs new furniture, the couch had mystery stains and the bed felt like sleeping on an air mattress that deflated in the middle of the night. It also started to smell as it heated up from sleeping in it. Cleaning looks to be done quick and not very complete. There was grime along the baseboards and inside the refrigerator and microwave handles. We arrived for what was supposed to be 4 nights at 2:30am and left by 7am without showering to stay at a hotel a block away. As we were leaving the hallways smelled strongly of marijuana. That was the worst part of our brief stay. I would also add that access is difficult and confusing after 10:30 pm when the marina closes. The map isn't very easy to understand when looking at the app.

    Beautiful location and property with a lot to do in the area! Parking is not ideal and no maps inside building to guide you to your room. Spacious condo though with comfy queen beds. Would come back!

    The location and amenities were perfect for us. The accommodations were clean and stylish. Great for two couples, good layout and we each had our own bedroom/bathroom. The only problem was initially finding the building and getting in, but that was our error, we arrived late at night and didn’t study the directions given before trying to find it. We all agreed that we would stay there on future trips. Thank you.

    Checkin was difficult especially in the dark with multiple pages of directions. We didn’t have any towels upon checkin. Everything was in the dryer. One towel per person, there weren’t any washcloths. And no extra sheets. We didn’t use kitchen but it looked very nice and had utensils. Only used coffee pot but the lid was missing a piece and didn’t work with letting the water out of the top after brewing. Note was sent to host regarding parking regarding conflicting info but they did not respond. Pretty patio.

    We recently finished staying at this property and it was a great fit. There was plenty of space so that our college student could have his space and we could have ours while awaiting move in. The kitchen was great and the outdoor grills were excellent. It was quiet and just what we needed to enjoy the weekend prior to helping him move. It was challenging to get through the security steps at check in to eventually get to the key fob which allowed access through all of the gates. But at least we knew the area was secure. I would recommend this to anyone looking to visit the Tempe area.

    Very spacious two bedroom unit. Enjoyed the gym and the pool, and early walks around Tempe Lake and into downtown Tempe. Fantastic free coffee choices in the residents lounge on 3f. At least 5 gas grills in 3 different courtyards. Would return.
