OTHER THINGS TO NOTE:

-This is a private unit located within the former Sonesta Hotel, now Hotel Arya, however there is no daily housekeeping included and no onsite cleaning crew. If you would like daily housekeeping our cleaning crew can provide this service to you for an additional cost, and must be scheduled the day before you would like servicing. The front desk cannot provide extra towels or sheets, please do not ask them.

**For stays between 10-14 days we will require a maintenance cleaning during your stay.

**For stays between 14-28 days we will require two maintenance cleanings during your stay.

** If you book stays longer than 10 days, we will send you a payment request for the service and coordinate the date and time for the cleaning.

-The unit is located within a condo-hotel which means there are permanent residents living in the building and therefore we cannot be responsible for construction noise due to a resident working inside their unit. The building follows city code and any construction work will be done during the hours of 9am and 5pm Monday through Friday (no Major Holidays) and no noisy work is done on weekends. Any noise after this time can be reported to property manager or hotel staff.

-Owner or its agents may enter the property at reasonable times to make repairs that are in need of immediate attention. (Advance Notice will be given)

- Because the unit is located in a building, there may be times where the building will need to do maintenance or repairs on certain things unexpectedly in order to keep things running smoothly. This may include but not limited to monthly pest control, A/C Filter Change, Window Cleanings, Fire Alarm Testings and City Inspections as required by the County. We will do our best to give advance notice, but is not always possible depending on the urgency or the information relayed to us. We kindly ask for patience and cooperation and apologize in advance for any inconvenience this may cause.

-Guests shall NOT bring any pets onto the property.

-We recognize that service animals are not pets, and that they serve critical function for their owners. A Host is required to accept service animals (even if they don't allow pets), EXCEPT in limited heart and safety circumstances. Our family has allergy to dogs/cats, thus why they are NOT permitted on premises.

-Guest will not smoke indoors or outdoors. Building has designated smoking areas, please contact front desk for locations of those areas.

-We cannot allow parties or events of any kind at any time on the premises. This includes loud music and excess noise after 10 pm.

    We’ve stayed in VRBO properties for a decade now, and everyone agreed this was the best one ever! It was beautiful and super clean. The neighborhood was absolutely perfect for what we needed (fun walking around, wandering, eating, shopping, relaxing). The parking situation was simple and straightforward. And beyond all that, the communication with property owner/management was GREAT. They were timely, super efficient, and gave me all the info I needed without over communicating.

    I loved coming home here. It was just the best feeling ever. Waiting for the elevator took some time though. I wish we attempted to take the stairs. 22 flights would have been an experience. Loved the balcony. If you need a dope area for photo and/or photoshoots, up there at midday is the spot. The master bedroom is amazing. Bed is comfortable and the windows are ceiling high. Waking up to this Miami sun was the best thing ever!

    We really enjoyed the property. It was just as described. The only issue had to do with the driveway to the building. There was always a lot of traffic and we got blocked in at one point and they couldn’t find the driver of the vehicle that was blocking.
