With our kitchen, well equipped to cook your dinner or enjoy your continental breakfast everyday before going out to explore or have an excursion day at the near by beaches or cenotes and attraction parks.
Other amenities included in your reservation are the Gym, the hidrojets therapy pool ( not hot water), the pool, access to the Yoga Loft sunrise facing at the 3rth floor, there sometimes you find resident Yoga teachers that can help you out for a guided asana meditations and Practice.

We are located in la Veleta, only 300 meters from the NEW road to the beach at Kukulkan avenida, a 4 minuts drive to Costera Road and the most alive area of the Beach Clubs.
To arrive to this area of la Veleta, the nearest to the beach right now, is via Avenida Kukulkan, after a 3 minutes drive from Carretera federal.
You will find a road with Symbols with the logo of our home. Turn right over Calle 15 Poniente, from there is (300 mts) or 2 minuts drive to get home, Parking is outside the facade or the street, Be aware thare are some potholes on most of the roads of Tulum. Parking has a 24/7 cctv security system.

This is a private residential condo, security 24/7, we kindly ask you that during your stay you respect all the rules of the condo, also this place is located in Quintana Roo and it’s mandatory to wear face masks to enter everywhere.
- Guest agree to follow and observe the HOA Rules at this Private Residential Condo, we are not a Hotel or a Condo Hotel, so we appreciate you respect also all the local authorities civil rules.
- Check In is at 3pm and Check Out at 10am. Late check out is possible and is charged at half the daily rate after 12:30pm
- Upon entering the room please remove your shoes to help us preserve the decor.
- Please do not dispose of anything extra, including toilet paper, down the toilet. Toilet paper and feminine products should be disposed at the provided trash bin.
- Utilities, We are an Eco-Conscious residence, please help us save energy and turn off lights and air conditioning units upon exiting the apartment. Your time with us includes 10 KW per day, which is perfect to enjoy your stay, Guest agree to cover the expenses above the 10kw included in your reservation per day, above this consumption, the cost is 5mx peso in medium consumption and high consumption DAC rate at 8.50mx pesos, so we recommend you turn off AC and everything when you are not home. Keep conscious use of this amenity since a miss use can lead from 2 to a 10 usd per day. Once you finish your stay it will be requested through Airbnb the payment., to keep track of this we will take pictures of the meter on the day of your check-in and one before your check-out.
- The schedule of the pool is from Monday to Sunday starting at 8:00 am until 22:00 pm
- Quiet hours are from 10 pm to 7 am , keep the noise level as low as possible, not following this recommendation might lead to the anticpate termination of your stay. As well during the day we sugest that the attention to little kids is what is expected to avoid them feel neglected and be crying as this might cause a restless atmosphere and disconfort to the majority of the other residents who are looking forward to a peacefull quiet atmosphere to enjoy their vacation time.
- Maximum 1 people per hammock or 80kg and please no jumping in any furniture , bed or sofa bed!
- Remember that this is a Residential Condominium with amenities but not a HOTEL, therefore some rules apply about all the amenities use such as gym, laundry and the pool use, they are display at the door of each amenity, keys should be returned the same day or a fine will apply per day to be requested in Airbnb.
- Smoking inside the room is not permitted, you’re allowed to do it only in the balcony area (in case you don’t follow this rule you will get a penalty of 5O USD)
- You cannot hang any towels, or clothes in the balcony area
- Your trash should be taken to the containers that are located in special rooms for this purpose going out of the main entrance of the buildings and turn to your right at end of Condo.
- Guest agree that Monthly rates apply only to complete reservations, if a reservation is shortened then guest agree that night base rate will apply to the used nights as penalty for breaking the contract earlier and losing all the benefits of a monthly rate for those dates with no arbitration of Airbnb or any other authority.
- Guest agree to be the only one responsible to cancel if he need it his reservation. In this case, if a stay is shortened by Guest leaving earlier and block complete period the total period will be charged.
- Access is allowed to authorized guests on Airbnb to the Condominium, If guest bring more people unregistered there is a fee of 50 usd per night per guest, please make sure to register your extra guests and cover that part at check in via Airbnb System or as it happen during your stay.
- Check in / out cleaning are charged upfront in Airbnb, for stays longer than 7 days, a mandatory intermediate weekly cleanings are scheduled at an extra cost paid by the guest.
- The guest is responsible for their safety and their belongings, it is recommended to purchase travel insurance and keep their apartment always well locked when leaving.
- Immediately report if there is any failure on the internet to provide a remote solution, there is an additional penalty of 100 usd for deprogramming the modem to factory settings by the internet company that will be charged by Airbnb, so please keep us inform of any malfunctioning of it.
- At Check in we take a photo inventory and at check out we review it, if something is missing or broken guest agree to pay the full amount of the replacement cost through Airbnb.
- Please report damages immediately or missing amenities, Lost of apartment keys are $65 USD.
- Guest agree that any extra services not included in your reservation have to be paid via Airbnb or any other way, prior being delivered, such as rent of scooters, car, extra bikes, tours, extra cleanings and other concierge services not listed as an amenity in our description.

We aim for a peaceful respectful community, any different behave, Thief, criminal activities or Violence of any kind will be reported to Airbnb, and exposed in a public review and to the local authorities if apply.
Be aware that in the area there is still some developments on construction, and some parts of the roads present potholes near our Condo, so we recommend drive /ride slowly and with Precaution, we will send you our alternative routs prior check in.
As Tulum is still a developing area, be aware that in the area there is still some developments on construction, in nearby lots, with potential noise from 8am to 6pm Monday to Friday and from 8am to 1pm on Saturdays but nothing that prevent our guest to enjoy their stay with us so far.
