OTHER THINGS TO NOTE:

The unit you have rented is located within a condo-hotel which means there are permanent residents living in the building and therefore we cannot be responsible for construction noise due to a resident working inside their unit. The building follows city code and any construction work will be done during the hours of 9am and 5pm Monday through Friday (no Major Holidays) and no noisy work is done on weekends. Any noise after this time can be reported to property manager or hotel staff.

The property shall be in the same condition upon departure as at check-in. Normal wear and tear expected. Owner or its agents may enter the property at reasonable times to make repairs. The building has an engineering department that is in charge of doing routine maintenance to all units in the building including Pest control, A/C Filter Change, Window Cleaning, in addition to Fire Alarm Testing and City Inspections as required by the County, etc. which may happen during your stay. If anything is scheduled during your stay, we will notify you as soon as we are notified by the building. Please note that anything scheduled is for the safety, security and maintenance of the building and units therefore service should not be declined by guests.

Guest shall be liable for all acts of the family, employees, or other persons invited onto the property. Guest may not sublet or assign this rental agreement.

Guest shall be responsible to return all keys upon departure.

Guest shall abide by the House Rules of the Owner, Property Manager, Condominium Association and/or the Booking Agent as provided to Guest.

Guests shall not bring any pets onto the property.

Guest will not smoke indoors or outdoors. Building has designated smoking areas, please contact front desk @ 305-529-2828 for locations of those areas.

We cannot allow parties or events of any kind at any time on the premises. This includes loud music and excess noise after 10 pm.

Access to hotel facilities such as pool, fitness center, & squash courts are only extended to registered guests of the unit beginning on check in date and ending on check out date.

**Please note this is a private unit located within the former Sonesta Hotel, now Hotel Arya, however there is no daily housekeeping included and there is no onsite cleaning crew. If you would like daily housekeeping our cleaning crew can provide this service to you for an additional cost, and must be scheduled 24-48 hours in advance. The front desk cannot provide extra towels or sheets, please do not ask them. Replenishment of toiletries are not provided.

**For stays between 10-14 days we will require a maintenance cleaning during your stay.

**For stays between 14-28 days we will require two maintenance cleanings during your stay.

** If you opt for no cleaning during your stay a deep cleaning will be added after booking and will be requested for payment

If you book stays longer than 10 days, we will send you a payment request for the service and coordinate the date and time for the cleaning.

This unit does not have a washer/dryer inside the unit, but there is a coin operated laundry room on the 6th floor. Front desk sells detergent if needed.

    This is a stunning apartment, very quiet and clean. Beautiful views of Coconut Grove, a top destination in Miami, far from the noise and traffic of South Beach, surrounded by huge parks and gorgeous botanical gardens nearby. Lorelei is an excellent manager, always professional and available. I definitely recommend this property.

    Pros: 1. Great location for visiting our granddaughter at the university2. parking included3. shops and restaurants right across the street4. very secure building5. clean room6. View from balcony (except for rooftop being renovated 7. WeatherCons:1. 3 of 4 dining chairs have loose front legs. Very unsafe! 2. No instructions to use induction stove top. Unable to use. 3. Also needed instructions to use cable tv. Didn’t get any network local channels. 4. Tiny freezer needs defrosting. 5. Light inside the entry blinks like a strobe light. 6. Pool closes at 7:45, by the time we’ve explored the area and had dinner it’s too late to enjoy the pool and hot tub.

    Owner personally answers her phone, which is amazing since she manages more than a dozen rental units! Always helpful, always polite and always available! And impeccable, thoughtful item in the unit. It is clear her penchant for great tenant experience is her main goal.

    If you want to be in the Coconut Grove, this is the perfect little spot. Nice spacious studio apartment with free parking, a pool, and some views of the bay!

    This studio was not our first choice. The original place in Coral Gables was cancelled at last minute. The refrigerator is small but ok for 3-4 days at most. The place was clean and the bathroom is very spacious. There is no counter space to speak of for tiny kitchen. The patio is somewhat useless because it is very noisy outside. The Hotel is nicely situated and enjoyed the closeness to Fresh Market grocery. Be sure and have a dozen quarters for washing and drying if desired. You must bring your password to use netflix. There is a printer in lobby of hotel which was convienent.
