• This is a garden-level unit located beneath our primary residence. We live upstairs and maintain strict quiet hours from 10 PM - 7AM out of respect for neighbors and all guests.

• As is common with many historic Denver homes, portions of the unit feature lower ceilings and soffits for ductwork, with ceiling heights as low as approximately 7 feet in some areas. Taller guests may wish to review listing photos carefully prior to booking.

• The home is located near South Broadway in central Denver, so guests should expect some normal urban/city noise consistent with a lively downtown neighborhood.

• This property is best suited for respectful guests seeking a clean and relaxing stay rather than parties or late-night gatherings.

We welcome well-behaved dogs that can remain quiet when left alone. Excessive barking or unauthorized pets may result in additional fees.

━━━ RENTAL AGREEMENT SUMMARY ━━━

Before confirming your stay, guests are required to review and sign a short rental agreement to ensure alignment on expectations. Key terms include:

• Applies to All Booking Platforms: Agreement covers stays booked through VRBO, direct sites, etc. Platform terms take precedence in the event of any conflict.

• Background Check Clause: We reserve the right to perform a background check prior to your stay. Reservations made under false names may be canceled.

• Damage and Cleaning Liability: Guests are responsible for damage, missing items, or excessive cleaning beyond normal use.

• Occupancy Limits: No more than the approved number of guests are allowed. Parties or large gatherings are not permitted.

• Noise and Quiet Hours: Quiet hours are from 10 PM - 7AM. Noise monitoring devices may be used. Repeated violations may result in cancellation of the reservation without refund.

• No Smoking: Smoking, vaping, or hookah use is strictly prohibited inside the property.

• Pets: Pets must be pre-approved. Unauthorized pets may incur additional fees and cleaning charges.

Potential fees may include:
• Late checkout fees
• Unauthorized pet fees
• Smoking remediation fees
• Extraordinary cleaning charges
• Damaged or missing item replacement costs

Additional terms include safety/liability waivers, dispute resolution provisions, cancellation terms, and standard property rules regarding unlawful activity, subletting, trash disposal, and returning the property in clean condition.

    We stayed at this apartment for 3 days while our bathroom was being renovated. It is a basement unit of a larger house. Very cozy and quiet. Nice location close to Broadway restaurants and shops. Grateful to have a pet friendly place including a fenced backyard the dogs can use.

    This property was so comfortable. I did get confused about entry, but that was all me and being tired from travel. Anytime I needed assistance I was promptly responded to. The home itself was beautiful. The space we rented was perfect for our needs and had all we needed available. It was very quiet and comfortable. The owners even offered the front yard for our dog to use for exercise and rr. I will definitely be staying here again and I am very grateful for the hospitality.

    We had a great stay in the Baker neighborhood. It's as close as advertised to shops and restaurants and it's also in a quiet few blocks that was perfect for walking my dog and a very short drive from downtown. The apartment was perfect for our stay and was clean and comfortable. The parking was convenient and the owner was very responsive to questions and proactive about communication. We had a fantastic time!

    I absolutely loved my stay here, so much I extended it another four nights! The hosts are fantastic communicators and the property is clean, large, private, and centrally-located! The off-street parking is a huge bonus! I’d encourage anyone to stay here! The fenced in back and front yards are great, as well!
