Drying clothes- There is a heated dying rack stored under the master bed. This is perfect to dry your cloths after washing and is very effective and quick.

Heating - There is a thermostat on the shelf in the living room. This can be used to control the temperature.

Trash / rubbish You must not put loose rubbish in the bins outside it must be bagged, either in a green household waste bag, a clear recycling bag or a black bag.

• We have luxury refillable toiletries in the property If any of the hand soap, shampoos, conditioner or dish soap bottles are missing or damaged there is a £30 charge per bottle.

• Do not use additional linen without asking if you do, you will be charged £25 a piece.

• Sofa bed will only be set up for booking with over 4 adult guests. If required for bookings with 4 guests or below there will be an extra fee of £150. Please let us know 48 hours prior to your stay so we can arrange the linen otherwise we can not guarantee you the sofa bed.

• Zero tolerance to drugs, you will be removed from the property and not refunded any further nights you may have booked and you will be fined £1000.

• Neighbours must be respected and disturbances will not be tolerated. Being an old building you can naturally hear the neighbours above and below there for they can also hear you if you’re being noisy.

• Always make sure front door is firmly closed behind you and check it! Double lock the front door when you leave.

• The Maximum number of people aloud in the property at any given time is 6. If this rule is broken the police will be notified you will be extracted by Airbnb and the reservation cancelled .

• The whole apartment is carpeted so please no outdoor shoes to be worn in the apartment, please leave by front door.

• Please keep front door closed at all times when not being used.

• If keys are lost you will be charged £200.

• Do not leave excessive rubbish / boxes and mess in the property you will be charged an extra cleaning / removal fee £130 .

• Carpet replacement is £1500 for living room area and £1000 for any other room. Carpets will need replacing if there are visible staining after your stay.

• Late check out charge £100, past one hour and you will be removed / escorted out.

If you need a replacement key you will be required to pay a £200 replacement key charge and you will not be permitted to leave a review after your stay

    Hailing from San Francisco, this place reminded us of home with the brightly colored houses on the street. The apartment was great, very comfortable and clean, perfect for 3 adults and a teenager (on the sofa bed - which is about the most comfortable pull out I've ever been on). The location to restaurants and shops on Portobello can't be beat and it's a 5-10 minute walk to various Underground lines. The apartment is right off Portobello Road and the perfect location for exploring London while having great places to grab breakfast bites or go out for dinner. Would definitely stay here again!

    Located a block away from Portobello shopping, restaurants and pubs. Train stations were several blocks away, but not a far walk. Owner was good about checking in, responding to messages right away and resolving issues that came up. Washing machine was key after traveling for 2 weeks.

    Patrick is a fantastic host. He is available and communicates when there are questions. Patrick proactively sent us a personalized link on what to do which was very helpful. The apartment is clean and in a perfect location with quick one block access to Portobello. I would absolutely stay again.

    We loved staying at the Colville Houses. The neighborhood was wonderful, quiet, and conveniently located. It is within walking distance of great restaurants and the famous Notting Hill outdoor markets. It is also close to a few subway, (Tube) stops. The property was clean and had a fully stocked kitchen. The beds were comfortable and we slept very well while there. Patrick always got back to me quickly when I had a question. I would highly recommend this property!
