Dark Horse Recording is a 10-acre riverside estate is nestled in the rolling hills of Tennessee just five miles from downtown Franklin, and 14 miles from downtown Nashville and music row. During your stay you can hike along the West Harpeth River, stroll the expansive grounds and boardwalks, lounge under the gazebo, and take an exclusive private tour of the world-famous Dark Horse studios. This is a place where you can truly escape from your day to day distractions.
I live on the estate so I'm almost always available! And when I'm not, you can call me or the estate manager pretty much any time, and my well-trained staff is almost always available to meet your needs!
The Dark Horse Estate is located amid the pristine rolling hills of Franklin, Tennessee, just 17 miles south of downtown Nashville and three miles west of historic downtown Franklin.
Note: Please understand that this property is located on the first floor of our studio building. Every day is different. There is nearly always activity such as film shoots, interviews and, of course, recording sessions. You may be able to hear "the creative process" from these sessions inside the apartment. And while late night and early morning sessions are rare, you know musicians... It does happen occasionally. And if there is a session, certain areas of the studio building may be closed off to guests. But if no one is recording, photos and videos of our space are welcome. Tours of the studios are also possible based on the session schedules.
Please carefully review HOUSE RULES below! This includes pet policies, property policies, etc. And please do not hesitate to reach out if you have any questions.
HOUSE RULES:
- SMOKING: Smoking is not permitted in any buildings. Smoking is allowed only outside, in designated areas.
- PARTIES/EVENTS/NOISE: All parties are prohibited. Our goal at Dark Horse is to provide a private and relaxing environment. We are also an active recording studio. Because of these factors, guests may not create a disruptive level of noise. Dark Horse is simply not the place for boisterous groups.
- PET POLICY: Dogs are permitted at our properties, with approval in advance. A pet fee will be payable upon arrival of $75 per dog. Please note renter is responsible for any damage by wayward pups. If you plan to bring your dogs, please let us know so that we can send you our full pet policy page.
- PLEASE NOTE: All accommodations are to be used as vacation rentals only. If you wish to conduct a business or personal photo shoot, a video shoot, a songwriting or recording session, or any other activity beyond a typical guest vacation rental, please contact us directly at Dark Horse Recording. Once we understand your plans and needs, then we can give you an appropriate price quote. At Dark Horse Recording it’s our goal to exceed your expectations.
- USE OF GROUNDS: We want you to feel free to enjoy the Dark Horse grounds. If you would like a tour of the facilities, please chat with a staff member and they will do their best to arrange it if the schedule permits. Additionally, if you would like to use the grounds for any activity that could be intrusive to other guests (such as camping outdoors), please reach out to us to discuss.
The dark horse was exactly what I was, hoping for, and exceeded my expectations! Minutes away from downtown Franklin, the owner and staff live on the property and were excellent! Can’t wait to come back!
I am always looking for unusual places to stay other than the big hotel chains. My experiences this year vacation traveling staying in Vrbo homes and in this case at a recording studio where great musicians have recorded was a wonderful opportunity. The property is beautiful and very peaceful. We loved having a cup of coffee on our private porch in the morning. Communication with manager Robin was a great! We really enjoyed touring the studio spaces and having musicians around. The town of Franklin is nearby and so charming! Nashville is also within striking distance. We will be back!!!

The property is super cool and a totally different experience. Our 5 year old loved the bunk beds in the bunkhouse room. The walkout porch allowed us to drink coffee outside and watch out little boy play in the yard. We could definitely hear music coming from the studio above on Friday night, but it was welcomed and enjoyed!! Robin was a gracious and friendly host and we look forward to returning.
Truly the most amazing and beautiful place and property we have stayed at in TN. We will definitely be back!

The venue is a unique and rustic structure in a quiet and secluded area. Touring the grounds and the recording studio was an added pleasure.
Took my Mother and Brother here for my Mother's 79th Birthday. Outside of all the stairs for her it was a great experience and just the time away we all needed. I would love to come back with friends.

I was looking for a place to get away with my sons and be able to bring my dog. This property was perfect! We were made to feel welcome and at home the entire time. An eclectic, unique property and experience. Very clean. Short drive to downtown franklin.
I think I just prefer a bit more cleanliness. There were about ten hand towels on the sink for us to wash our faces or dry our hands with standing mold on them. There were cobwebs & tons of dust on all of the dirty vents and mildew on the shower heads. Communication was VIP level, and the location was perfect, but the room conditions were less than ideal. Music playing at night was not really a problem, but there were so many cars one night that left us without a spot to park. There were plenty of pros but also plenty of cons for what was an expensive night's sleep. If this stay was $150 per night, it would make sense. I think we are just in the 3 star range.

Great 3 day getaway. Easiest VRBO ever. Robin, Emilee and the staff are amazing . The location is secluded yet close to historic Franklin. The area is beautiful, and the Dark Horse architecture is worth a visit. Would definitely go back!

This property is amazing, beautiful, and incredibly open and accommodating. We enjoyed communicating with and meeting Emilee, the manager, who gave us a full tour of the studio and property. The location feels like a remote getaway, but if very close to lots of sites, shops, and restaurants.
Peaceful place not far from town - very pretty and not too remote. The bunk house is really just a hotel room so the name threw me a little. The room is nicely appointed and reminded me of Wolf Lodge accommodations. The bunks are not uncomfortable, but they are indeed bunks so be ready for that. There was a nice porch where I spent some time reading and enjoying watching my dog play on the property. When I arrived, I had just spent 3-4 really difficult days moving boxes and such - I was not in great shape physically and realized on arrival that both the possible paths to my room were somewhat difficult. A truly tiny woman took all my bags and belongings to my room for me. If she hadn't, I might have just slept in the car I was so exhausted, but she was so very kind (not to mention strong!) and provided this help at the exact right moment. Thank you!! There are coffee fixings in the room, but the kitchen is actually down the hall in a shared area. This was a nice, quiet place to hang out for a few days while our home was being shown.
Beautiful part of the country and great hospitality. Unusual setting being within an active recording studio. Can't wait to try the Cottage the next time I am in the area.
