This is a beautiful and comfortable 2 bedroom Ground Floor flat in the popular Newington area, an ideal location to explore Edinburgh. We are near the Festival Theatre, Queens Hall, Arthurs Seat, The Meadows and lots of Edinburgh Festival venues. We are also near the High St., Edinburgh Castle and Princes St. There is an excellent range of pubs, restaurants and cafes nearby.
There is a modern kitchen and a separate toilet and shower room . Guests are welcome to use the communal back garden .
This very comfortable apartment is on the ground floor of a traditional Victorian Edinburgh tenement dating from 1862.
The living room has many original features including traditional high ceilings, ornate cornices, wooden shutters and lovely fireplaces. The dining table is situated in the bay window.
There are 2 large bedrooms with plenty of hanging and drawer space and each has a hairdryer.
The first bedroom has a comfortable King Size bed. It has original wooden shutters and fireplace.
The second bedroom has 2 very comfortable single beds and also has the original wooden shutters.
So between the 2 bedrooms the flat can easily accommodate 2, 3 or 4 guests.
The flat has Superfast Wi-Fi. The living room has a flat screen 43" TV with Freeview channels.
Gas central heating ensures a warm, cosy flat throughout the year - Scotland can be a bit chilly at times !!
The modern kitchen is well equipped providing a fridge, microwave, oven, induction hob, kettle, toaster and washing machine plus all normal utensils etc.
The kitchen opens on to a communal garden where you can enjoy a coffee, wine or an Edinburgh Gin!
There is a separate toilet and shower room with an excellent shower.
We provide top quality bedding, towels, hand soap, shower gel, shampoo and conditioner, toilet rolls, tea, coffee and sugar.
There is also an iron and ironing board available.
The entire flat plus communal garden are available to all guests.

Newington has a large range of bars, some with live music, restaurants, and cafes serving a wide range of international and Scottish food.
The flat is 5 minutes walk from Holyrood Park with the iconic Salisbury Crags and Arthurs Seat, an extinct volcano. Holyrood Palace and the Scottish Parliament building are also in the Park. Just as close by is The Meadows, a large green space adjacent to the Old Town, where you can watch people playing tennis, football, cricket or just hanging out.
Within walking distance are many of the Edinburgh Festival venues such as the Queens Hall, Summerhall, The Pleasance and the Festival Theatre, to name but a few.
Edinburgh is a fantastic city to walk around and from the flat you can get to the heart of the Old Town in 15 mins where Edinburgh Castle and the Royal Mile are located.
For the sporty visitor the Royal Commonwealth Pool is at the end of the road with pool, gym, sauna etc. You can also play tennis and pitch and putt at the Meadows. There are tennis rackets and balls in the flat.
Edinburgh has a fantastic public transport system. There are bus stops on your doorstep providing links to all areas of the city and beyond., including the Royal Mile, Princes Street, the New Town etc.
There is also a direct bus from outside the flat to Murrayfield Stadium for the Scottish rugby internationals.
An Adult day ticket costs £4.40 andgives you unlimited bus and tram travel throughout the city. A Family day ticket (2 adults and 3 children) cost £9.50.
There are good transport links from the airport into the city centre.
The best way to get to the flat from Edinburgh Airport is to take the 300 bus service from Stance F which stops at the end of the street, 50 yards from the flat. The journey lasts 1 hour and a return ticket cost £7.50.
The best way to get to the flat from Waverley Station is to go up onto North Bridge. From the first bus stop take a service 30 or 33 to the street the flat is on, the journey takes about 15 mins.
There is free street parking after 5:30pm until 8:30 am (Monday to Friday) and free parking all day Saturday and Sunday. The is free parking in a quiet street a few minutes away.
There are plenty supermarkets/delis nearby if you require groceries for example Sainburys, Co-Op, Chinese supermarket, Polish deli, Lidl etc.
Quiet Hours: Please observe quiet hours between 22 pm and 8 am, especially in common areas and shared spaces, to be considerate of neighbours and other residents.
No Unauthorized Guests: Only registered guests are allowed to stay overnight. Please inform us in advance if you plan to have any additional guests during your stay.
Respect the Property: Treat the flat and its furnishings carefully. Any damage to the property or its contents must be reported immediately.
No Smoking: Smoking is strictly prohibited inside the flat of the building.
No Parties or Events: Parties, gatherings, and loud events are not allowed in the flat. Please be respectful of the peaceful atmosphere in the building.
Security and Locks: Ensure that all doors and windows are securely locked when you leave the flat and at night for your safety and the security of the property.
Trash Disposal: Dispose of trash and recycling in the designated bins provided. Please follow local recycling guidelines and avoid leaving trash in common areas.
Pets: Unless otherwise specified, pets are not allowed in the flat.
