The rental property includes three bedrooms, two bathrooms, a living room, and a fully equipped kitchen. You will have access to the entire half duplex during your stay.

Our neighborhood is currently undergoing some changes. Local Builder are investing in the area, cycling out the older homes and welcoming young first-time homebuyers. The neighborhood is very safe and quiet.

Our home offers a fully equipped kitchen, complete with all the necessary cookware and utensils, as well as a cozy living room with a flat screen tv. We also provide complimentary Wi-Fi, keyless entry, free private parking and pets are free to stay.

Important:
Please note that before before you receive access to the property, you will need to complete all of the following pre-check-in requirements:

✔ $100 security deposit (refundable) for incidentals
✔ Sign Lease Agreement

Pet Policy:
Pets are welcomed, with the first pet staying free of charge. Each additional pet will incur a fee of $75. Pets must be placed in a kennel when no one is home.

Please note that we process payments through a payment processor, Stripe. In the event of a cancellation, the payment processing fee and application fee are non-refundable.

This home is equipped with a device that monitors the environment inside the property (including noise levels, temperature, and motion) to ensure guests have a pleasant stay and our neighbors are not disturbed.
We want every guest to feel relaxed and at home in this space. We kindly ask that you treat this space with the same respect that you would treat a close friend`s home.

1. If the security devices disconnect/cover up your rental agreement will be terminated, and you will have to leave the property immediately.

2. Smoking is not permitted in our property whatsoever. Please smoke out back and dispose of your smoke waste (cigarette butt). Smoking in the property will result in a $500 Fine

3. Be courteous of the neighbors. Please be considerate of the neighbors when playing music, especially at late hours. Please respect the Quiet Hours.
Noise Violations: 1st Complaint = Warning, 2nd Complaint = $150 Fine,
3rd Complaint = Termination

4. No large gatherings or parties are permitted. Failure to abide by this may result in termination of your stay.

5. We love pets and they are authorized, however please clean up after them on the interior and exterior of the property. No pets on the bedding/ furniture.
Pet hair/urine/feces on furniture/ bedding will result in fine of $75. Undisclosed pets will incur a $150 fee.

6. Please do not flush anything except toilet paper down the toilet.

7. If any item in the unit appears to be damaged, you must report it within 5 hours of check in. Please do not try to fix it yourself

8. Make up face towels & removal wipes are provided. Please do not use the white towels to remove makeup. If towels are missing or stained, you may be charged to replace them.

9. Check-out is at 11:00AM. Late check out will result to $50 per hour. Early check-in may be arranged for $35 per hour, depending on availability.

10. Pets must be placed in a kennel when no one is home and please pick up pet waste in the yard.

    Host was very responsive, the house was okay, clean. Nice location, but this is a duplex so you have neighbors on the other side of the wall. There was a party next door the first night and it was very loud, then there were dogs barking all night, so bring earplugs. We contacted the host and they said they would take care of it and ask them to adhere to the quiet hours.

    Appreciated that it welcomed our pets, but you could tell as soon as you walked in that the unit smelled like dogs. The unit was cute but needs some upkeep (tile in downstairs bathroom seperating) carpets are worn and look dirty. The backyard entertainment area needs some love, and hardley any grass for our dogs to go and do their business. The area is not fenced in and the neighborhood had several stray dogs, and guest in next door unit would let their pitbull out without a leash and we were so worried since we have miniature dachshunds. The only other complaint is the downstairs bed was so uncomfortable, squeaky, and bouncy that with any movement it would wake me or my husband up. I would also recommend making some of the beds into kings size since the rooms are a good size. The hosts have a very nice link that I used to obtain check-in and check-out instructions, and were very quick in responding to my messages. Overall it was a comfortable stay with the exception of our bed, and other family members who stayed upstairs had no complaints. It is an older home remodeled in a neighborhood that has a mix of new/remolded homes and old homes that need lots of work. Since there are no exterior pictures of the duplex, I was a bit surprised when we arrived after dark. The unit was very close to the Stockyards, TexRail station, Cultural District, and many restaurants.

    So I own a small business and know the importance of reviews so with that. My overall ratimg ks a 5 star. Now my online experience and communication was excellent. Location was also great. Now only worried spot was pulling up. The outside is dated. I was wrong. Its beautiful inside and worth the money. Now like other reviews you share back of house parking with other half of house. We had a great experience with that. We all introduced ourselves and worked with each other. I would stay again and recommend this lister in the future.

    Only a few issues. It wasn't a 15 min walk to stockyards as they had said. You look it up on MapQuest it clearly says 30 min. Also you can hear the other tenants in the house walls are thin.

    The property upgrades helped to facilitate a good stay. Colder downstairs and warmer up. Heard the neighbors from the other unit a bit. WiFi we had to dig for as what was provided did not work. Otherwise it fit our needs, was roomy for our group and the large couch added to providing a good area for gathering. Stairs might be better safer with carpet. Great appliances and all was self-sufficient for a one-night stay over. We would consider going back in the future. Dr. Carla

    Be aware this is a duplex! The walls are thin and common spaces such as parking and outdoor are shared. You take the gamble that the guests on the other side (despite monitoring devices and guest screening) don't care nor are screened. They overflowed with extra parking that impeded upon the shared outdoor space, took up all space in front of the house, and had traffic in and out all night. Stayed up until 6am every night with music and a large bachelorette party and multiple random guests. I participated OPENLY in their guest screening process and disclosed EVERTHING about my intended stay as soon as I reserved. You do NOT deal directly with the owners. You speak with a management company and multiple representatives. Jay who is in charge of the management company is easy to communicate with and very professional. However multiple problems needed to occur for me to finally be connected with him. No follow through with resolution. The check in process was flawed. I kept getting links through the app that could not be opened. I would text and email multiple times that the links would not work through VRBO and they would just resend them. I would sign documents timely when available. The day of check in I received notices that I did not complete documentation, and it would delay or cancel my reservation. This despite not having the accessibility to obtain any of the documents. The interior and location are as described. KNOW that you take the gamble.
