Guest Access:
We will send you detailed instructions no less than 48 hours prior to your arrival after you complete our verification portal. You will have privacy and access to the entire house using your special code given upon booking. Front door has a digital smart lock.
The Neighborhood:
Old Colorado City is one of Colorado Springs’ most desirable neighborhoods, for both locals and visitors alike. Established in 1859, its tree-shaded streets are lined with many of the city’s older homes with storied pasts. It also boasts a lively collection of unique restaurants, shops, galleries and museums. You’ll find similar offerings, but with a more contemporary vibe, in Downtown Colorado Springs, just 7 minutes away by car. In the opposite direction, just 3 minutes away, you’ll appreciate the charm of Manitou Springs, an artsy, walkable little town.
You’ll find so much to see and do within a 10-minute drive or less, you’ll have a hard time choosing. It’s worth noting that the famous Garden of the Gods Visitor & Nature Center, where awe-inspiring rock formations tower overhead at 300 feet, is just 2 minutes away. The Garden of the Gods allows dogs on-leash, and also provides a wide-open off-leash area.

Getting Around:
We recommend that you have a car or use Uber or Lyft when traveling in the Pikes Peak Region. We're happy to provide bus schedules and maps too if you'd like to use public transportation.
Other Things to Note:
AGE REQUIREMENT: Must be at least 21 years old. We cannot accommodate guests who do not meet this age requirement unless prior approval has been granted by us before check-in.
-We do not have onsite maintenance or cleaning unlike hotels but all requests will be taken care of ASAP.
-The bathroom only offers the shower. The bathtub convertor is disabled.
-This is shared with a multi unit property with other vacation rentals and small businesses.
-Parking is limited to one spot per unit. There is limited overflow parking in the back so we don't recommend more than 2 vehicles per unit.
-There is a Mini Split unit controlled by remote to adjust the thermostat or level of heating and air inside the unit.
-Please review the sleeping arrangements prior to booking.
-Please keep all trash secure in the bins. Do not leave any trash out overnight for your safety and the surrounding active wildlife in the city's area.
-The TV's offer streaming services only for guest's to use their subscriptions. Just don't forget to log out!
- Dog Policy:
-This house is dog friendly, Please be respectful of those who will stay after you by cleaning up all pet waste and disposing of it in the large trash bins. Thank you in advance!
* Dogs are welcome for an additional fee ($75 per dog). 3 dogs max. All dogs must be approved before check-in. No other animals are permitted unless they are Certified service animals. There are no charges for service animals.

1. Ring Doorbell Cameras on the corner of the building facing all the front doors.
2. Ring Doorbell Camera on the back corner of the property facing the walk way.
It is on and operating.
This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury and in no way infringes upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited
Last, it’s your vacation, so you probably don’t want a lot of RULES. So think of these more as our strong requests:
- NO SMOKING inside. This includes Colorado’s newest cash crop.
- We provide fresh sheets, towels, hand towels, wash cloths, and essentials like shampoo, soap, toilet paper etc.
- Quiet Hours begin at 10:00pm per city ordinance. Please be courteous of the neighbors during your stay.
- We cannot guarantee an early check-in, as we need time to make sure this property is perfect for you before your stay! Please check with us on the day of your arrival to see if the property will be ready early.
Non-Refundable Damage Deposit Waiver:
- Instead of charging a security deposit, we charge a non-refundable damage waiver fee (See Rental Agreement for a detailed breakdown of our guest fees) that covers up to $2,500 for damage to real or personal property of the vacation rental property as a result of your acts or omissions. Please see house rules or the rental property agreement when you book for more information about how the damage waiver works. Because the damage waver fee is Non-Refundable; If a Guest changes properties for any reason they may be charged a new damage waver fee for the new property at the discretion of the property Manager.
Please be advised that we ask all guests to complete our secure, online guest verification portal after your reservation is created. Similar to hotels requiring photo ID upon check-in, we ask that guests provide a copy of their Government Issued ID, matching selfie and credit card to verify identity. This is used to prevent fraudulent reservations, identity verification and for the safety of all guests and homes. We take data security very seriously. All information entered into this form is encrypted and transmitted securely over SSL.

I liked the old building, amenities were poor. No storage.
We had our two dogs with us and enjoyed the location and the view of Pikes Peak on NYE where we saw amazing fireworks. It is the perfect location to hike at Garden of the Gods - which we did - and lots of cool restaurants and breweries around. Also very close to the grocery store and Starbucks. We loved the fact there was a washer & dryer available. The only thing not perfect was not too many grassy areas to walk our dogs but we managed. The unit is small but comfy and great to have the kitchen to be able to cook. Everything you need to cook is there (special pots & pans for the stovetop). Thank you for the hospitality!
Nice enough stay. Take care of the mold on the ceiling in the shower. Fan blades are full of dust. Other than that it was fine.
I just needed a place to rest my head while visiting a friend who lives in CO Springs. This was perfect. Just down the road from historic Old Colorado City and east to novitiate roads. Close to Garden of the Gods and within site of the beautiful Rockies. The Hoste was in contact with me from start to finish. Very kind and helpful!
You are one block from Garden of the Gods. You are close to everything. The water for showers is super hot and available after a hike. Food stores and restaurants within walking distance. This location isn't in Manitou Springs but it may as well be. The walls are thin, we turned on tv, couldn't hear a thing. I travel with my sons as a single Mother and this places was awfully close to the road, I wasn't home while the road was busy so it didn't bother me too much. I used the road noise as my alarm in the mornings. I don't sleep in much when on vacation. Great place for two people.
The rooms were very clean and it was a good location to Manitou Springs & Garden of the Gods. It is off a main road in town, with at times heavy traffic, but I didn’t notice it was very noisy.
For an older building, everything was clean and modern. They really go over the top with fresh remodeling and little extras. Fancy folded towels and TP, are just a few. Central location to all things Pikes Peak and Garden of the Gods!
We stayed two nights and can’t beat the location for being close to the west side attractions in CO Springs. Moments to Old CO City and Manitou Springs. Would definitely stay again, great option to have the kitchenette! Parking is a bit tight if there are big trucks.
It was okay for the price. Internet didn’t work, and no local channels on tv. The walls were very thin and it sounded like the neighbors were unlocking your door, but it was their’s. Parking was also a problem. It had a very nice view of pike’s peak but really no where to sit privately outside and chill. And you wouldn’t want to open shades on windows because everyone could see in.
Clean and well kept. Great location and close to area attractions. Will definitely come again.
This room has it all for your short stay.. cleanliness, plenty of towels, great shower/shampoo dispenser, bedding, kitchenette and attractiveness.

Place was easy to find and parking was great. Plenty of room for the two of us. Easy access to the Garden of the Gods. Trash was difficult to find, but that might be a 'me' following instructions thing.
Cheaper than the nearby motels but with VRBO fees; this stay might be more expensive. With the additional cleaning fee always included with VRBO; I recommend if your stay here is longer than three days to arrange housekeeping because the wood panel laminate floors pickup dirt very easily and will transfer it to your socks or hare feet very quickly. Additional info that's useful to know: Im certain these were old office spaces converted into living spaces.... The location is 4.0 away from the craziness of downtown area of CO Springs (Nevada and Tejon). Four miles in the snow is a long walk for city's poor and destitute population. I stayed here for over a week and had no directly overt problems. However, since this VRBO vacation spot is on Colorado's Ave, there are three bus stops within .5 miles of the room(s) and there is a small, but noticeable presence of homeless city inhabitants walking up and down Colorado Ave at all times of day and into the late evenings. On the positive side, Manitou Springs is literally two miles away and the homeless presence there goes unnoticed if there is a presence. The police ok Manitou do a great job to keep the area, including the main street of Colorado Ave (which becomes Manitou Ave) clean, safe, and policed to dispel the homeless stragglers who somehow wind up walking into Manitou from Colorado Ave on the CO Springs side. This is an affordable and decent accomodation for those visiting Manitou Springs or Green Mountain/Woodland Park
This was the perfect little place for our first visit to Manitou Springs & the cog railway. Near enough, but not right in the middle of all of the action. Pet friendly!
The place was clean & cute. We had issues with the electronic/wifi lock, and spent some time locked out of the room. It was also loud due to heavy traffic right outside the window.
The property is cute and perfect for our short stay.
A very nice place to stay if visiting Colorado Springs. It was right down the road from both the Garden of the Gods and the Old Colorado City historical area. Staying here offered nearly all the amenities of staying at home with the professionalism of staying in a hotel. Would book again in a heartbeat.
