Please know that all Cozy Suites properties are smoke-free environments. Smoking, of any kind, is not permitted within or outside of our suites, including balconies, patios, or common and/or parking areas. Please know that any sign of smoking is a violation of our stay agreement, which may result in immediate termination and recovery fees beginning at $500.

Failure to provide these documents will result in a cancellation and denied entry.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
- You agree to be bound by our rental terms and conditions.
- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
Minimum age requirement of primary person booking should be:
1. 22 years old for out of town guests
2. 25 years old for local guests
No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.
Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.
Full-service valet parking is available in the building ($40/day – exclusive of tax). Self-service garage parking is also available in the building next door ($17/day; ~$125/month).
Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.

Clean and tidy
A nice stay. Very convenient to the train and downtown restaurants.
Pros: Big kitchen, a lot of drawers in bathroom, streaming on TVs (in room and living room), fan in bedroom, walk-in closet, some kitchen supplies, bathroom soaps supplied. Workout room was nice with dumbbells and machines. Cons: window shades were not black out and were see through. Found 1 cockroach in room. Came across 2 cockroaches around the building. Hallway smells, but room smelt fine. Bed was very uncomfortable along with pillows. Our key fob wasn’t working on arrival so we didn’t have access to pool or gym for a day. We were given a small refund and it was fixed the next day. Our code also didn’t work to enter but they helped us reset it quickly. Communication was through a customer service line and not the owner.
Loved the space, room and view
Beautiful location in downtown Dallas! Communication with property manager was a little bit tough but we got through! Great place, great location. 5 stars. Thanks for having me.
Would suggest darker shades in the bedroom and cleaner elevators. Almost everytime we entered the elevators it smelled very strongly of pot. Otherwise the location was wonderful. A very good variety of places to eat and see within walking distance.

Great location. The unit was as described. The building was dated with slow elevators and untidy common areas.
