The seller reserves the right to accept or reject any and all bids, and the prop erty is being sold subject to reserve. The property is being sold AS IS, WHERE IS, with no warranties or guarantees expressed or implied. Closing shall take place on or before July 16, 2026, unless otherwise agreed to in writing by both buyer and seller. Sellers shall retain possession of the property for up to 90 days after closing. During the possession period, sellers will be responsible for maintaining all utilities and related expenses until vacating the property and providing written notice to the buyer, at which time utilities will transfer to the new owner. Sellers will also maintain insurance coverage during the possession period. Final possession shall be delivered no later than October 16, 2026, at 5:00 PM. In the event sellers fail to vacate by that date and time, sellers shall pay buyers a penalty of $500 per day until possession is delivered. Property taxes shall be prorated through October 16, 2026, regardless of whether sellers vacate earlier. Buyer and seller shall equally split the cost of owner's title insurance and title work. A survey shall be waived unless required by the title company, and if required, the cost shall be equally divided between buyer and seller. Seller shall pay all applicable Michigan sales tax and any taxes related to the sale, while buyer shall be responsible for any lender fees associated with financing.
