Thank you!!!brbrLOCAL ACCOMMODATION TAXbrBooking price includes local 3% accommodation tax not paid by VRBObrbrSAFETY AND SECURITY ISSUESbrIf the police or security personnel are called for any reason or guests cause reports of disturbance in the neighborhood by neighbors or the Homeowners Association (HOA), guest fully forfeits the entire security deposit due to the time and expense of managing the situation.brbrGUESTS AND VISITORSbrNo outside, third-party guests or invitees or visitors on property for the protection of everyone's safety. brbrGROUPS | SPORTS TEAMS | CHAPERONED KIDSbrI do not allow non-family groups, sport teams and chaperoned kids to book my listing. My listing is best for individual travelers, business travelers, or families. You may make a special request booking inquiry if you do not fit these guidelines.brbrTHIRD-PARTY BOOKINGbrVRBO no longer supports third-party bookings and neither do I (you use your profile to book for someone or add undisclosed, unregistered guests). The person booking must be a guest and will be held fully responsible and liable by me and VRBO. brbrOCCUPANCY LIMITbrNo additional guests may enter the home if they are not on the reservation and additional guest fees are paid unless given approval in writing via VRBO message. A $150 fine per guest, will be assessed if extra guests are found on property.brbrEXTENDED STAYS - HOUSEKEEPINGbrFor extended stays over 1 week, housekeeper/co-host/property owner/manager will enter the house (scheduled) weekly to water/check plants and do a basic cleaning check/wipe down which is included in the extended stay cleaning fees.brbrSHOES OFFbrPlease remember to ALWAYS take off shoes. If I find that shoes have been worn anywhere in the home, you will be charged a full home carpet cleaning a minimum of $200 up to the actual full fee paid to a professional carpet cleaning company.brbrCLEANINESS AND SHARING THE SPACEbrAfter each use, please do a basic wipe down of the bathroom, kitchen after each use. Quality cleaning products and disinfectants are provided. If there is a violation of any of the home rules, safety and cleanliness rules that cause a whole home cleaning, guest will be charged a whole home cleaning fee of $150. If a deep cleaning is required, an additional fee of $50 will be added.brbrKITCHEN | REFRIGERATOR | APPLIANCES:brPlease do not leave any food or beverages in the refrigerator or freezer. Please make sure not to leave any food in the garage disposal or food waste in the trash can or dirty dishes in the dishwasher.brbrNO SMOKING | NO DRUGS | NO DRUNKENESSbrPlease no drunkenness or intoxication of any kind (alcohol, drugs, etc.) Smoking is only allowed outside, away from the house, garage, and entry doors. Any strong smoke odors lingering, reported by cleaning staff either during your stay or upon check out will result in a fine up to $1,000 to remove smoke odors in the home and furniture with an Ozone treatment. br brYOUR DIRTY LAUNDRYbrPlease take all used, dirty laundry (bed linens, towels, etc.) off the beds, out of the bathroom and place them in the laundry room basket to be washed. This easily distinguishes used/dirty items. Thank you.brbrNOISE POLICYbrIf I receive a notification or complaint due to noise levels, I will courteously contact you regarding the noise level. After the first notice, if I receive additional notifications of noise disturbance, I reserve the right to end your reservation, without refund, and you will be responsible for paying a $150 fine for failure to comply with our noise policy.brbrNO PETSbrAbsolutely no pets are allowed without written permission. There is a $500 fine for pets that come into the unit/building without prior written permission. Additionally, for permitted pets, any cleaning or damages caused by pets will be charged at the full cost of clean up or repair plus a $50 administrative fee to manage the situation.brbrTAMPERING WITH FIXTURES OR EQUIPMENT brYou may not tamper with any fixtures, equipment, technology in the listing including the thermostat, smoke and carbon monoxide detectors, motion sensors, cameras without written permission via VRBO message. There is a a minimum $100 fine up to the actual cost of a service company repair/test for each tampering event. brbrREARRANGING ITEMS brPlease do not rearrange or redecorate my home (furniture, games, décor, accessories, etc.). If I or the cleaning company detects excessive rearranging, you will be charged $50 to reset the home. This could take up to one hour and slows down the cleaning process and preparation for the next guests.brbrREPAIRS AND MAINTENANCE brWe cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs or amenities. Please report any inoperative equipment to me promptly. I will make every reasonable effort to have repairs done quickly and efficiently or provide alternative equipment for your comfort. If you demonstrate that the problem persists after being given phone instructions by me or the co-host, a maintenance service professional will be dispatched. No refunds or rent reductions will be made due to mechanical failures or malfunctions, interruptions of utilities, maintenance problems or construction in the area. While I will make every effort to repair any maintenance issue in a timely manner, it cannot guarantee that the issue will be fixed during your stay, as we may have to go through home warranties.brI will always look for alternative solutions to ensure and prioritize guest comfort.brbrLOST OR DAMAGED KEYS/ACCESS PASSESbrAny lost keys, access passes or equipment not returned by 11 AM check out will result in a minimum $250 fine for replacement up to the full actual cost of repair or replacement as this is a major disruption in safety, security, HOA guidelines and in my process between guests which may prevent me or my next guest from being able to use the property/amenities or check in on time.brbrBROKEN OR DAMAGED ITEMSbrPlease message me timely or before check-out if any items were broken or damaged. We photograph and video the home just before every check-in.brbrREFUNDSbrYou will not be eligible for a refund after breaking any of our house rules.brbrREPORTS OF PESTSbrPlease immediately report at the time of discovery, not annoyance, via VRBO message any concerns with pests of any kind. We cannot guarantee against typical indoor/outdoor household pests or pests brought in by guests. brbrOnce I receive your notification of a pest issue, I will make every effort to address the pest issue in a timely manner. I will always look for alternative solutions to ensure and prioritize your comfort.brbrI cannot guarantee that the issue will be resolved during your stay, as we may have to go through home warranties or service companies. Therefore, brI will make a determination to release you from the booking to find alternative accommodations and whether any refund will be issued for remaining/unused full night stays, not partial days, minus any discounts received, VRBO fees, cleaning fees or any other booking fees which are not refundable under any circumstances. brbrBy accepting a refund for the remainder of your stay according to the above pest refund policy, you will be asked to vacate the property immediately in less than 1 hour or by check-out time whichever timeframe is sooner. Your entry code will be deleted immediately once you notify us that all your belongings and guests are out of home or by the maximum timeframe given. You will receive any eligible refunds after the property is professionally inspected and found to indeed have an atypical indoor/outdoor pest issue as deemed by a professional. This process may take up to two weeks for a professional pest company to inspect the issue, provide a written report, coordination with VRBO, and any eligible refunds to be issued.brbrWONDERFUL, RESPECTFUL GUESTSbrPlease leave the home as you found it.
