Meticulous, spacious, 3 BR, 2.5 BA, Newport County waterfront home sits thirty feet from the water's edge. Enjoy panoramic waterfront views that impart a cruise-like atmosphere from the large deck and new patio area near the garden as well as the main living areas and bedrooms. brbrTown regulations limit a 3 bedroom home occupancy to 6 persons over 12 with exceptions being children under 12. A signed Lease is required. One dog under 35 pounds considered with Pet Addendum and Vet documents. No events. Please press "Contact Owner" or "Inquiry" BEFORE booking if you plan to host any type of event or have a dog. so we can discuss the situation, in advance. brbrThe huge deck has several comfortable seating areas including Adirondack chairs and end tables, a cozy area with a dining table and umbrella, and additional chairs with a folding banquet type table, if needed. Multiple types of cushions are available in the storage area adjacent to the deck. The new patio area has cushioned settees and a new 27 inch stainless steel Solo fire pit with heat resistant gloves, poker, and starter bundle of kindling provided. A gas grill is located within steps of deck and glass slider into dining area with a replacement propane tank provided. A second set of deck stairs allows easy accessibility to hanging Kayak racks and beach stairs/kayak ramp. brbrWatch the sun rise as it slowly peaks above the horizon and lights the early morning sky and enjoy the colorful skies of most sunsets. Marvel at the twinkling, fire-fly like lights that the Moon casts across the water on clear nights. brbrGarden flowers are available for picking (seasonal): daffodils, peonies, daisies, lilies, roses, cone flowers, etc.brbrBedrooms and living areas are spacious with mini split A/C in living area and all bedrooms. brbrIn addition to the bed(s), each bedroom has a bureau/dresser, a vanity/desk, two chairs, alarm clock/radio, a flat screen TV, and area rug. All bedrooms are on the second floor. brbrWe are obsessive about cleanliness. All linens are provided and our cleaning routine includes washing all comforters/quilts between guests as opposed to just double sheeting/duvets. brbrThere is a spacious bathroom upstairs with access from the hallway that contains a shower/bathtub, toilet, and vanity sink. It also contains new full size washer and dryer behind folding doors. There is a second bathroom with shower, toilet, and vanity off the Primary bedroom. We provide an iron and ironing board, two hair dryers, non-slip mats, bath towels/hand towels/facecloths/bath mats, and basic starter supplies of shampoo, conditioner, body wash, hand soap, clothes detergent, and toilet paper.brbrThe living room has open concept to dining area, newly refinished hardwoods, new rug, two new reclining sofas containing four separate recliners, comfortable chairs in alcove for socializing or working away from home, a flat screen TV, and several new décor items. brbrThe dining area has newly refinished hardwoods and seats 6-8. Glass slider allows easy access to deck, patio area, gas grill, kayaks, and stairs/kayak ramp to the beach. br brKitchen is open to the dining area and the dividing counter is excellent for entertaining. There is a new stainless dishwasher, new stainless stove/oven, microwave, new stainless refrigerator, and small appliances such as 12 cup coffee maker, toaster with four wide slots, blender, plus a toaster oven and waffle maker. There are two full sets of plates, bowls, and cups, plenty of eating and specialty utensils, pots and pans, 2 lobster pots, a roasting pan, and glasses of all sorts, including wine glasses and beer mugs. Basic supply of coffee filters, dinner napkins, paper towels, trash bags, dish and dish washer detergent, liquid hand soap, and cleaning supplies plus kitchen linens, provided.brbrThere is a half bath off the foyer as you enter the front door as well as a large storage/coat closet and access to the garage. brbrThe garage, used for storage and a three-season room, is usually comfortable May to Oct. It contains a 6 ft. pool table and soccer ball table. There are many books and games, lawn games, beach chairs/towels/blankets, a small beach umbrella, child toys, small coolers, and fire pit and kayak accessories. There is room for storing bikes, golf clubs, water sports equipment, etc. There is off-street parking for at least three cars. brbrSend out to, or eat in at nearby restaurants all within .6 miles: Graciano's 501 Café, Local Z, 15 Point Road (our favorite), Tremblay's Island Park Bar & Grill, Blue Anchor (live music), Sunset Cove (live music), the famous take-out Flo's Seafood (seasonal), and Schulzy's hamburgers/ice cream take-out (seasonal). Local Z, 15 Point Road, Flo's, Sunset Cove, and Schulzy's have seating areas that directly overlook the water.brbrThe home is located in Blue Bill Cove, which is a haven for kayakers, small sail boaters, jet skiers, and paddle boarders. Sail surfers need only travel .5 mi. to a south facing local beach with free on-street parking that often has the higher winds if needed. Kayaks, paddles, and PFDs are available May-October with signed waivers for each participant. Swim, float lazily around, or paddle to the islands, inlets, or Tiverton Basin to explore the shore line. View many varieties of waterfowl: egrets, gulls, ducks, geese, and, occasionally, swans. Fish in the Cove or travel .6 mi. to a local beach for fishing on the rocks at Old Stone Bridge (free parking).brbrIf you are tempted to leave the peace and privacy of this very special home, Routes 24, 138, and 114 are minutes away.brbrAcceptance and confirmation of reservation is contingent on payment and return of a signed Lease Agreement and Pet Addendum, if applicable. brbrOwner is usually personally available to answer questions and resolve issues.
