This modern cabin is located south of Cascade, near Clear Creek Station, a little over an hour north of Boise and Eagle, and close to the popular Cabarton rafting put in area on the Payette River. brbrThe spacious living room has a large sectional sofa, a cozy propane fireplace and ample windows where morning sunlight floods in. It can get a little chilly in the mountains, so after a day on the lake or the slopes, make yourself some coffee, turn up the fire, settle into the comfy couch, and enjobrbrThe entire home and property are available for guest use, with the exception of a locked closet.brbrThe cabin is accessible year-round and is located about 1/2 of a mile due east of Clear Creek Station (located on state highway 55).brbr10 minutes north, the town of Cascade features magnificent Lake Cascade, Payette National Forest, the Middle Fork of the Payette River, boutique shops, a grocery store, a movie theater, a workout facility, an Olympic-sized hot springs-fed pool (covered in the the winter time for year-round access), a white water park and much more. Whether you're having fun around the outdoor fire pit, enjoying a meal using the gas barbecue grill on the patio, or just relaxing by watching a movie, your stay is certain to be comfortable and memorable.brbrThe cabin is accessible year-round and the roads and driveway are cleared in the winter.brPlease review the policies below, as you are agreeing to these terms when you confirm your reservation.brbrTERMS: To make reservations for lodging, the entire amount of rent is due immediately to confirm the reservation, unless a payment plan was pre-approved.brbrCHECK-IN/CHECK-OUT: Check-in after 4:00 pm / Check-out by 10:00 am. No early check-in or late departures are permitted without prior authorization. A fee of $25 per extra hour will apply if early check-in or late check-out is approved by management. If guest(s) depart after 10:00 am without prior approval, Management reserves the right to charge the card on file for an extra night of rent. Before departure we ask that the guests strip used sheets and start a load of laundry, wash dishes or leave the dishwasher running and take out the garbage.brbrEVENTS/PARTIES: Events or parties are not allowed.brbrPETS: Not all properties are pet friendly. (ONLY DOGS ALLOWED AT PET FRIENDLY PROPERTIES) Where allowed, pets require pre-approval before booking and a $75 fee PER pet will be assessed and must be paid prior to arrival. Approval of pets are determined by several factors. Ex: age, weight, breed, amount of shedding and sex. If approval is granted but the pet fee(s) are not paid, a pet will be considered unauthorized. A $500 penalty (per pet) will be assessed to the primary guest if there is evidence that unauthorized animal(s) were outside and/or inside the cabin at any point during your stay. In addition, a group with an unauthorized pet might be asked to immediately depart, with no refund. In any event, damage done by a pet will incur an additional charge, whether authorized or unauthorized.brbrSMOKING/FIREWORKS: Smoking and/or vaping is not allowed in, on or within any and all portions of the property. Fireworks are not allowed at the property under this contract and aerial fireworks are prohibited by local ordinance. An $800 penalty will be assessed to the primary renter if these rules are violated, plus additional damages.brbrDAMAGE: Guest(s) shall be liable for any and all damages that are said to have occasioned during guest’s stay. This includes but is not limited to damage to the home, contents, garage and surrounding property and landscaping. Immediately alert Frost Management of any accidental damage.brbrCOURTESY: Quiet time is observed from 10pm until 8am. Be aware of and follow city, county, and state laws concerning behavior and noise. Please be considerate of neighbors’ peace and enjoyment.brbrCANCELLATION: Management honors Airbnb’s cancellation policy for Airbnb reservations. No refunds for early departures or late arrival. No show, no refund. Management is not responsible for cost of cancelled travel plans. Management reserves the right to move guests to equivalent, or up-graded, lodging when and where available.brbrHOME FURNISHINGS: No furniture re-arrangement, including re-arranging cables for electronics.brbrAMENITIES: If any of the house amenities stop working or breaks during your stay due to unforeseen circumstances, management has 24 hours to repair that amenity. If repairing is not a possibility, there will be a $10 reimbursement given to the renter for each night of the remainder of the stay.brbrFIRE (applicable homes only): Outdoor fire pit and indoor fireplaces are not equipped with firewood. Most local gas stations or grocery stores offer bundles of firewood.br1. All outside fires must be in the designated fire pit.br2. Ensure all fires are completely extinguished prior to leaving the fire pit. Do not leave fire unattended at any time.br3. Be sure you have access to enough water to put any fires out.br4. Do not use the fire pit when conditions are hazardous (high fire danger or windy).br5. Review any local Open Burning Ordinance in place at the time of your stay.br6. Guest will be financially responsible for any damage done by fire.brbrOHVs: Operation of ATVs, UTVs, motorcycles or snowmobiles is not permitted on the rental property, or neighboring property or within the subdivision(s), including vacant lots. No overnight vehicle or trailer parking of any kind is allowed on the road system.brbrTRAILER/RV AND PARKING: (Where allowed)br1. No recreational vehicle or trailer parking allowed on the road system, except where specifically designated.br2. RVs must receive pre-authorization and a $25 nightly fee will apply. If an unauthorized RV is noted onsite, a nightly penalty will be assessed for the duration of your stay, in addition, guest may be asked to remove the RV before scheduled departure.brbrHOT TUB (applicable cabins only. Not all homes have hot tubs):br1. Hot tub will be cleaned and ready for your use. Please call or text management upon arrival if the hot tub needs attention.br2. Proceed with caution, especially in winter months, as water or ice around hot tub can cause slips and falls.br3. Hot tub (if advertised/equipped) is designed to accommodate only the number of seats it has. Do not exceed this number as the filtration system will not handle a larger number of people than the number of seats the hot tub has.br4. If the hot tub requires a “drain and fill” after your stay, a charge of $150 will apply.brbrCAPACITY: At no point in time should the home exceed the number of guests agreed upon. For example: If your reservation says “10 guests” but you invite 5 additional guests to stay at the property during the day and/or overnight, that is considered a breach of contract and is basis for eviction without a refund. This number is set to adhere to fire codes, guest safety, county ordinance and septic system limitations.brbrWi-Fi: As cabins are frequently located in a rural area, please be prepared for slow/spotty Wi-Fi and internet. Management makes every effort to ensure the Wi-Fi is in working condition, but cannot guarantee the internet will always be reliable, and will not permit refunds due to Wi-Fi/internet issues.brbrManagement is not responsible for the following: fires, smoke, algae bloom, water levels of the lake, lack of snow, abundance of snow, changing of the seasons, temperature highs, temperature lows, power outages, rain, mud, ice, etc. We are also not responsible for insects and/or animals (including: mosquitos, ants, spiders, bats, bears, deer, mice, mountain lions, bobcats, any animals that get into trash, or their droppings.) With being located in the mountains, we do our best to prevent these issues, however there are instances where it is inevitable. There will be no refund for any of the above listed issues. Thank you!brbrIf reports are received that these terms are not being adhered to, and management believes damage could occur to the cabin, you will be instructed to depart the property and will have 1 hour to vacate the premises. In this instance, all monies paid will be forfeited and no refund will be granted.brbrBreach of this contract by any member of the group is considered the same as a breach of this contract by the person who signs it. This contract is not considered a lease, and therefore is not governed by Tenant Landlord Laws, as defined by the Office of the Idaho Attorney General.
