This beautiful North Valley apple orchard estate is an excellent if you want a rural feel with nearby amenities including the largest mall in the state, Balloon Fiesta Park and dozens of restaurants. The location backs up to the Rio Grande river, and features multiple cottonwood canopies. RV Parking is possible on this location. The location can be rented for events, parties and weddings. This property offers spectacular indoor and outdoor space.
Great home to stay in to have the home away from home feeling! Excellent neighborhood as we took my morning walk and a beautiful road side ranch.. Excellent distance to ABQ tramway and other places! Robert was very helpful with great local taste and suggested good places to visit, house is very creatively built with modern touch! Highly recommend!
Contact Robert - he set up the Villa for us with extra chairs. There were 22 of us in and out of the Villa in October 2016. We were all college friends who came to Albuquerque to attend the Balloon Fiesta. Plenty of space for all - nice bedrooms and baths. Excellent kitchen space - outdoor patio with a BBQ grill - and the views of the skies, the Sandia Mountains and the balloons - don't miss this place. Robert is an excellent host and was a pleasure to work with.
We have rented houses for family reunions and family vacations for 12 years now and have consistently had good experiences, until now. The house we rented was not only dirty (we spent the first few hours in the house cleaning) and in poor shape, there were aspects that are safety issues. This is an incomplete list of the issues we had with the house. 1. The roof leaked in at least 10 locations 2. Some of the leaks were through electrical fittings including a ceiling fan, a smoke detector, and the main electrical service panel. 3. There are only three smoke detectors in the house. Two in the main room, one in one of the bedrooms. The other 6 “bedrooms” lacked smoke detectors (though two rooms had brackets for them). One detector leaks water when it rains. 4. Two of the bedrooms are not bedrooms. They are walk-in closets with beds in them. They do not have windows, any type of secondary egress, they do not have ventilation, and their light switches are outside (in the bathroom). This is uncomfortable, and unsafe. 5. The house seems to be unfinished. The floor is incomplete, the door frame is incomplete, the sheetrock has water damage from outside. Two of the bathrooms look like this. 6. One of the bathtubs is not usable because it leaks. 7. The pocket doors did not work 8. There is steel, scrap, and furniture parts piled in the back yard, not safe for kids. 9. There is a totaled car in the back yard, not safe for kids. 10. There is a 2 foot gap along the back fence. The house is advertised as kid friendly, this fence separates the back yard from a canal behind the fence. 11. The water feature in the front yard was breeding mosquitos and was half empty when we arrived. 12. The house had fewer fold-out beds than advertised. The fold out beds are clearly old retired hotel fold out sofas. They are old, worn, and the mattresses are disgusting. 13. There are numerous holes in the walls and ceilings. 14. There are wires hanging in one of the bedrooms. Security system wires? 15. The air conditioner units would blow the circuit breaker which had to be reset at least once a day. We did attempt to discuss these issues with the owner. When we provided this list, his response was essentially “thanks for letting me know”.
