Moultonborough, New Hampshire
A Bavarian style home that was once part of the Kona Mansion Estate. Now a large comfortable home with a huge yard. Great for a family reunion, wedding or retreat. Huge Eat-in kitchen with two dining room tables, cozy living room with a wood stove, game room with pool/ping pong table and second wood stove. As with most other rental vacation properties in the area, linens are NOT provided, however a linen service can be arranged. We have a 2 night minimum stay requirement, except holiday weekends are 3 night minimum. 7 night minimum stay for the summer months from the end of June thru the end of August with check-in on Saturdays only. Pets are allowed with prior written permission. Please note this is not a waterfront property.
We do not charge a cleaning fee, so we expect you to leave the place the same way you find it, or we will apply a cleaning fee, based on an hourly cleaning rate (ie. the dirtier it is left the more you will be charged for cleaning). Also, do not play with or arm the alarm system! If the alarm is set off, there will be a $500.00 fee.

Starting with the positive the house was very large and plenty of space inside, nice updated kitchen and comfortable living room. Easy check-in and it was clean, except for cans under deck. The biggest disappointment, and reason for title, is access to the lake was nonexistent. We knew it wasn't on the water but was supposed to be a short walk. We brought kayaks and when we arrived first thing we do is walk to water and a neighbor comes out and explains it's private property and our access is miles away at a public beach or boat launch. Apparently this has been ongoing for quite awhile and we got caught in the middle. So the location is terrible for pond access. Also, we lost power, not the owners fault, but trying to get hold of someone was very tough. Thankfully we called all the phone numbers and someone got back to us. We also had bad luck with weather, heat wave and the house is very hot, again not the owners fault but it just made a bad situation worse. Thankfully when we were leaving a vacuum cleaner had been delivered because we went to use the one there with no luck.
The place was literally falling apart. The door to the deck was half rotted and the glass was just glued on. The door didn't even close until WE fixed it. We called the numbers listed in the book and they didn't care but they did send us a new pool ball set since we told them we were missing balls. There were holes in the deck and no smoke detectors any where in the house. The welcome book said we have access to the water at the end of the road and we were told by neighbors that it is private property and we DO NOT have access, the one thing we actually wanted. It needs some major tlc and it could be a great property Oh and trim the flower bushes! My kid was stung twice because the bees were every where all the time.
The house is stunning in its sheer size and number of rooms, and the yard is big enough for a wedding, family reunion, etc., as described. Went outside in the daylight and immediately noticed the collection of beer cans that was near but not under the deck. There is a pool table, but it's a disaster; the felt is full of holes and there isn't an actual set of balls (no 8, two 13s, etc); there is a ping pong table that goes on the pool table, but the nets and c-clamps are garbage. The check-in, check out binder has been more of a guideline than a process: The WiFi SSID was wrong, there hasn't been a combination lock on the dumpster our entire stay, and things in the house are not how they're advertised. There is a cabinet full of games, but not where it's supposed to be. The main floor living room has a basket of remotes; good luck figuring out which one(s) do(es) things. Nearly every room has a light switch that doesn't seem to do anything, and there's a warning about using the microwave and toaster at the same time. Also, the property is NOT private, quiet, etc. Our first guest was accosted by someone from the big building for pulling up on the side of the road (the whole road serves like three buildings; not exactly a thoroughfare.) If all you need is space, this place has it, hands down. If you're looking for amenities or privacy, this is not the place for you.
House was great for our needs.
We had a great week at Kona Loft. Very close to lake access, giant yard in quiet neighborhood.
Thank you! From the very well stocked kitchen (we didn’t need any of the small appliances we brought) to the complimentary firewood, it was a nice experience for our family to gather in one spot.
Great location and property!
As two families traveling with two dogs, it was nearly impossible to find a comfortable, affordable space to fit us. We couldn't believe our luck to find this one so close to Lake Winni! Since we were traveling over the 4th (and beaches were packed) it was perfect to have access to the public rangeway for swimming. We also had quite a few rainy days while we were there and the pool/ping pong table saved us from many complaints! House was immaculately clean upon arrival. There were quite a few board games the kids enjoyed and the TVs were mostly on the newer side + hooked up to cable. The washer dryer access right off the (spacious!) kitchen/dining area was super convenient. The kitchen was stocked with everything you could ever think to need. All beds had pillows and blankets, we brought sheets, pillowcases and towels which was a minor hassle but not really a big deal. We were offered a linen service but preferred to do it the hard (but cheaper) way. The owner is super nice and responsive - usually a note back within a couple of hours at most. The house is comfy and very spacious - the bunk bed room was great for the little kids and there were still four remaining bedrooms for the rest of us. If you are two groups together, it may be a coin toss for the master bedroom though! The other king bedroom and the queen room are private enough, but not really comparable to the master. Water filtration system makes the kitchen water decent, but the sulfur smell of the bath/sink water was a bummer (we used to have a house in the area and we had the same problem) - not a functional issue, just a minor annoyance. Back deck is huge, as is the yard. There's not a lot of traffic by the house so kids were pretty free to roam - as long as they were mindful of the mama bear in the area! We saw her a few times crossing the yard - and evidence of her visits by the trash can. We got some great laughs (and video) from that. The house is very well stocked with fans, extra blankets/pillows, cleaning supplies, hand soap, etc and everything was very intuitive to find. Before we traveled, we read in a couple other reviews that the house is a bit run-down. Although I can see what they meant (couple funky electrical outlets, string lights illuminating the lower bath, rough edging around windows, etc) I have to say it didn't deteriorate from the experience at all. The home has great energy and feels well loved, comfortable and perfect for relaxation. Thanks for a great stay!
The unique Bavarian home was perfect for our group of high school students and teachers. We had ample room, and everything worked sufficiently well.
The property is very spacious. It accommodated 4 family, each having 4 people, young and old. Kitchen and dining room is connected which was great for large groups. Most of the bedrooms has TV great for folks who didn’t want to socialize. Ping pong/ billiard table great for everyone! We rented For ski/snowboarding, but would love to rent this during the summer months as it is close to the lake. Very happy we got to stay here!
