This Breathtaking Cape Cod Style Beach House gives you the true New England experience, with Ocean Beach Park just steps away! The home is a split level design w/ garage. Our fully furnished 4 bedroom and 2 bathroom house allows 12 relatives to live comfortably and lavishly! SLEEPS 12 IN BEDS! Max 12 occupancy!
Beach passes ARE NOT included with booking; can be purchased at Ocean Beach Park admission booth(s). Public commercial olympic sized pool located at Ocean Beach Park (pool passes ARE NOT included w/ booking; can be purchased at park). Unfortunately dogs (pets) are not allowed inside Ocean Beach Park.
Ocean Beach Park is directly across the street from the home, open Memorial Day to Labor Day. The patron walk-in admission booth is directly outside the front door to your left.

There are 5 CARS MAXIMUM allowed on this property rental. Guests will be able to park 3 vehicles in the driveway and garage. Guests can park 2 other vehicles adjacent to the house on the street. Do not park across street; you will be ticketed. Host not responsible for parking violations.
All Bookings: standard checkin 2pm and standard checkout 10am. Unfortunately, there are no extended checkins or checkouts. We do not have the ability to extend checkin or checkout times. Also, we do not accept trip alteration (dates) once booking is confirmed.
You will be notified through the message board, the day/morning of your stay (fifteen minutes prior to your selected check in time) with the keyless entry instructions and code.
We kindly ask that ALL communication is made through the VRBO/HomeAway message board; to only utilize the telephone contact in the event of a true emergency.
We DO NOT provide on site facility showing(s) and/or walk-through services prior to booking.
We ARE NOT responsible for the receipt or procurement of any guest packages ordered/delivered to home before, during, or after their stay.
We kindly request that the furniture and layout of the home IS NOT to be moved around or reconfigured. DO NOT alter any of the home electronics: TVs, wifi, cable boxes. DO NOT UNPULG OR REMOVE white circular "wifi boosters" plugged in underneath upstairs/downstairs TV's.
We are flexible with allowing pet(s) upon request, at $150 extra flat rate fee, per pet This additional "pet fee" will be applied after booking/prior to checkin through the "VRBO/HomeAway fee request.” This fee covers a separate cleaning service to remove pet hair/dander from the home and also utilization of specialized disinfectant & cleaning agents. We appreciate this advanced notification at time of booking, that you are bringing the pet(s) along on your trip. We understand that pets are just as much a part of the family as people. Although, we kindly ask that you please keep the pet(s) off of the furniture, couches, and beds. Also, please be courteous and properly dispose of any waste when they utilize the outdoor restroom. Any incurred pet damages to the home or its contents, will result in a damage claim to VRBO/HomeAway, that the guest will be held liable for. Maximum 2 pets. The pet fee is non-negotiable.
Please Note: DURING SEVERE INCLEMENT WEATHER, MANAGEMENT MAY NEED TO TIE DOWN AND/OR STORE AWAY OUTDOOR FURNITURE TO AVOID DAMAGE. All outdoor furniture also is removed/stored away each fall season (by 1st week of November) for winterization, then re-assembled for guest usage in spring/summer seasons (by 2nd week May).
TV DIRECTIONS: Use the "tv brand" remote to turn tv on/off. Use the input button on this remote to scroll through various inputs. You can utilize Youtube, Netflix, Hulu, etc if you sign in on your own account. To use the cable tv option, set tv brand remote to correct HDMI input, for cable box to link to tv. Next, turn the cable button on, on "cable remote" and then press guide. You should now be able to scroll through the cable tv channel listings and select your program.
Garbage cans are located outside to left of garage door near outdoor shower. Garbage pickup is Friday mornings. Guests are responsible to ONLY bring garbage cans out to curb at end of driveway each Thursday night (if applicable). Recyclables stay in bin and will be picked up by management.
Alcoholic consumption is prohibited for any guest(s) under the age of 21.
A $150 fee will be incurred for any(each) lost/ broken fan, TV, or cable box remote controls.
There are 4 portable AC units and 1 wall unit strategically placed throughout the home. DO NOT MOVE THESE UNITS FROM ROOMS OR DETACH FROM WALL. A $750 fee will be incurred for any(each) damaged unit. Instructions for AC/ Dehumidifier usage are located in each bedroom nightstand and kitchen drawer. AC/ Dehumidifier units will be removed from the home each fall season (by 2nd week of October) and stored away, then re-installed in spring season (by Memorial Day Weekend in late May). PLEASE DO NOT SET AC UNITS LOWER THAN 70* - SYSTEMS WILL MALFUNCTION REQUIRING SERVICE.
Refrigerator water, ice dispenser are out of service. Ice can be made manually with ice trays in freezer.

The property and location were just right. Great house. Had everything we needed. Clean and bed were comfortable. The property owner was easy to reach and answered questions promptly. Any issues were dealt with quickly and professionally.
My team stayed at this home as we completed some maintenance tasks such as washing machine replacement, dryer servicing, and track lighting fixture replacement. The place was clean and beds were very comfortable. Enjoyed sitting on the deck overlooking the ocean, watching the sunset, while cracking a cold one.
We stayed here in the off-season, in April and really a great location. Most of the property is in excellent condition. The only issue we had was Faucet in kitchen was really loose, didn’t get hot water through until last day and bathrooms could use a refresh or update. Also, 1/2 of the chairs for dining table were unusable. Besides that, plenty of space in the living room to hang out with family, play games, watch the sunset. Would be absolutely stunning in the summer, view was spectacular. Really should be five star, but the bathroom and the problem with the kitchen faucet made me make it a 4, would have done 4 1/2 if I could.
This property is perfect for a large group--it's very roomy and well-equipped. The neighborhood is quiet, but within walking distance to the beach and boardwalk. Clean and as advertised. We gathered here with family for our daughter's USCGA graduation week and it was everything we needed for the group.
Our crew of 4 had a pool resurfacing job in Waterford. This home exceeded all of our needs and more. Was a great location to come back to after long days of laboring. Very clean and spacious. Had plenty of cooking items and new fresh linens included. Balcony has awesome view of the ocean, especially in morning. Gigantic flat screen to watch the NBA playoffs in living room! Recommend this property!
We enjoyed this spot. It is very close to Ocean Beach State Park and not too far from other amenities located in downtown.
Everything was perfect
We took the house to reconnect with our daughter & S-I-L, after not seeing them for 14 months due to COVID - and it was perfect. Very clean and uncluttered - big open living/dining/kitchen space with sliding doors to sun-drenched deck - incredible view of LI Sound, beach and boardwalk just across the street. And, with 4BR - plenty of room to WFH. The house was well-appointed, and there were ample soaps, cleansers, and paper products to keep it clean & neat all week. (We've been to other properties where there was nary a napkin to be had, let alone dish & laundry detergent!)Although we didn't need, there were extra linens & towels available, along with a compliment of beach chairs & towels (alas, in April it barely tipped 55 degrees, so no picnics on the beach - but blissfully quiet and peaceful).Utopia was very thorough with requisite instructions and responsive to the few questions that arose through the week.We had a great time.
Easy process . Exactly as listed this property enjoyed by all. Great for low season rental, beach would be too crowed on weekends and summer .

We had a great stay at this beautiful home. It exceeded our expectations. The home is awesome. Plenty of room and very clean. The location was great. We spent time walking the beach and enjoying the view from the deck. We will be back!
I travel around the CT area in the winter for work doing home renovations. Our team had stayed at the hose which was huge. Two giant TV's in the living room with large couches and another TV downstairs in a bedroom. The home had plenty of soaps, shampoo/conditioner and body wash. Didn't need to bring our own. Was very well stocked with towels and extra linens (but we didn't need to change the sheets). The kitchen was full of new pots/pans, baking items, and utensils which was great for cooking our meals. House was very spacious and the hosts were very responsive. Thank you Utopia for your hospitality. There is nothing like waking up to the sunrise overlooking the Ocean. We also tried Ocean Pizza Restaurant down the road, and they have the best shrimp scampi platter that is enough for leftovers the next day. 5 STAR PROPERTY AND HOSPITALITY!
Kitchen and living room area great for a large family get together. View of the ocean from the balcony was very relaxing. Very short walk to beach. I would consider renting again, maybe next time the washing machine can be moved to garage next to dryer.
