PRIVATE PARKING:
2 Car garage parking, plus, 2 car capacity driveway parking. Our driveway is relatively flat. Do not leave our garage door open for an extended period of time.
OCCUPANCY:
Per city rules, MAXIMUM OCCUPANCY OF THE PROPERTY IS 14 persons of any age at any given time. Only the number of guests listed in your reservation (up to 14 persons) are permitted on the property at any given time. If you plan to have daytime visitors, please include them in your guest count. There is a $500 fine and your reservation will be cancelled without a refund for violating this maximum occupancy rule.
ENTRY:
The front door is equipped with an electronic keypad, we will send a personalized door code before check-in. Check-in any time after 4pm Pacific Time Zone. Check out is at 10am Pacific Time Zone.
No late check-out or early check-in. If you arrive early or depart late, additional fees will incur.
INTERNET/CABLE:
High Speed Wireless Internet throughout the home.
Do not modify or turn off the internet system of the home.
Smart TVs in each of the 6 bedrooms and 1 common area. No cable programming provided due to the multitude of streaming/screen-casting options guests typically have nowadays on our SmartTVs. If you are unfamiliar with this concept, just ask us about how this works. Most people already have this ability, but are not aware.

AMENITIES:
Our cleaning service provides initial supplies including: paper towels, dish soap, dish washer soap, kitchen/bathroom trash can liners, toilet paper, clothes washing detergent, hand soap, shampoo and conditioners. Depending on the length of your stay, you may need to purchase additional items when the initial supply runs out.
SECURITY/HEALTH AND SAFETY/LAWS:
Exterior Ring floodlight camera located above the front door and at the side gates w/ continuous 24/7 video and audio recording at the front entrance and side gates. There is also a camera inside the garage recording audio and video 24/7. Cameras are monitored to ensure compliance w/ house rules and for security purposes.
There are NO indoor cameras in living spaces.
There are city required noise monitoring devices in the common areas of the home. The devices record average decibel levels over time only and do NOT record any conversations. They are used to monitor noise levels as well as defend us against unfounded noise complaints. Do NOT turn off, remove, or tamper with this equipment.
Guests must follow all city, county, and state laws.
No Smoking indoors (including the garage) or allowing outside smoke to enter the home
Pool is 4.5’ deep at the deep end, absolutely NO DIVING
No fireworks allowed on the property.
POOL:
There is an option to heat the pool. Heating is controlled remotely by the host. There is an extra charge of $100/day for every day of your stay to heat the pool.
Pool heating is continuous for your entire stay. Please let us know at least 2 days in advance before your arrival if you wish to take advantage of this.
Pool lights are available with heating package only.
Our pool is cleaned twice a week, always on the same days. Being that this is an outdoor pool, and depending on your day of arrival, you may encounter some debris in the pool, particularly if it has been windy. We provide a pole mounted net and brush for your use.
MAIL:
You are not allowed to receive mail at our property unless you have requested and have received written permission to do so from us. The purpose of this rule is to prevent fraud.
REFUNDS:
No refunds for weather/natural disasters/power outages/other things that are beyond our control. Please consider purchasing travel insurance that may cover some of these losses.
**REQUIREMENT TO BE A GOOD NEIGHBOR: Our home is an APPROVED City of Henderson short-term rental in a quiet residential neighborhood. A lot of work has gone into becoming certified and we are grateful for the opportunity. We require that our guests respect our neighborhood during their stay. This means complying with city established rules for short-term rentals, including but not limited to: Maximum occupancy, pool use hours, quiet hours, having fun but controlling noise-levels, no-events and no-parties, and a few other rules which will be shared with you after booking. Thank you for helping us stay compliant. Your help allows future guests to enjoy our home as well.
Please note that if any of the Good Neighbor rules are violated, ALL and ANY costs associated with the complaints will be passed onto the guest. This includes, but is not limited to municipal fines and cost of additional staff/authorities.**
