Enjoy the great location and wonderful ocean views of this four-bedroom, four-bath, oceanfront home. 'It's After 12' is located at 238 OBE and has all the convenience and space to comfortably accommodate your guests. The first floor has a bedroom with a queen and a single and the second bedroom has a queen with a private bathroom. The second floor has two baths and two bedrooms with a queen and single in the first and a queen in the second. You'll have central AC, a dishwasher, a microwave, a washer/dryer, a cable TV, a DVD player, and free WiFi. Other amenities include open and covered porches, a fish sink, an outside shower, a walkway to the beach, and parking under the house.
Parking notes: There is free parking available for 4 vehicles.
Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.

House was extremely clean! We stayed in this house 2 years in a row now. Like the house & location. Some upgrades have been done. Only complaint be would be that the living room furniture could be updated from porch/deck furniture to an actual couch or sectional. And this year having beds already made & towels provided was a nice surprise. Would definitely stay again.
This is by far our favorite location. Being on the end is so nice, and every bedroom having direct access to a bathroom has us spoiled! My mom says the kitchen is really well stocked too.
My family has vacationed at Its After 12 for 3 years and love it. The house is well equipped with kitchen items as pot/utensils/plates. We like that each of the 4 bedrooms have an adjoining bathroom. A downstairs shower aids leaving the sand out of the house. We love the location of this beach front house with a beautiful beach view and covered porch with rocking chairs to enjoy it all. It’s the perfect place for a cup of coffee in the morning! It is also close enough to restaurants and Sunset Slush as well as being a quiet location.
This property met our needs for bedrooms, bathrooms and dining area. (Althought the fans in the food area need to be cleaned, we were afraid to use them.) Wonderfully peaceful with no one on either side of us. When we arrived we could tell the refridgerator had been cleaned with bleach but very soon we smelled a very strong odor of fish. They came quicky to clean it again. It helped but as the week went on so did the smell. We also had an ant issue throughtout the week. There are multiple weak spots in the floor that we avoided.
This was probably one of the newer homes we've rented. Had all the needed appliance and kitchen needs, though the knives were horribly dull and almost useless. House was well cleaned and appreciated the outdoor heated shower.
Start to finish everything was easy about this rental. Vacasa manages the property. It was pristine. Having stayed at many other properties even more high end ones, this was hands down the best in terms of not just cleanliness (tho high on my list), there were ample bath towels and soaps, shampoo/conditioner as well as kitchen dw soaps, tp and paper towels. We reported a couple of minor maintenance issues and Vacasa was on it. The staff was very pleasant to work with starting with Gloria in the office to the maintenance men. Courteous, pleasant and efficient. The thoughtfulness of the owners in stocking kitchenware was evident. house was very well equipped. It even had a blender. Plus, being on the beach - fantastic!!
This house was fantastic. Great location great view and beautiful home. The only reason I’m giving it a 4 out of 5 is because of two reasons. One the fridge was nasty. When we first got there it smelt like bleach and fish. The entire week it reaked of rotten fish to the point we avoided opening it because it would make the hole house stick. It also took more then a day to cool everything. We also lost air conditioning for a day and a half. Although we did call and they did send someone to fix it within a few hours which was great! We had to wait for the unit to thaw out which was all day. We also notified them of the awful smell from the fridge and they never checked it out. Other than that it was a wonderful stay and vacasa did attempt to fix the ac issue in a timely manner.
We loved Holden Beach! This was our first beach vacation outside of the Outer Banks. We are a family of 6 with 4 littles under 6. We also took my Dad. I've never seen so many shells on the beach. The house was right on the beach, so the view was awesome and not having to lug beach stuff very far was awesome! We went in October and it the water was still warm and the air was warm during the day but needed pants in the evenings. The house was older and could definitely stand to be updated. The indoor living room furniture was outdoor deck furniture. It was newer but not as comfy as a real couch. Wherever we tried to plug in a charger sparks flew out of the outlets. That was a little scary but eventually we just went for it and the house didn't burn down. There was exactly 1 towel and 1 washcloth per person so we had to do laundry frequently to have clean washcloths to use. There were no child friendly things like a highchair or pack n play(we usually bring our own anyway but it's nice when the house has them.) The kitchen was fully stocked with dishes but several of the knives had broken tips. We did use the charcoal grill but it was filthy from whoever used it last. It would have been nice if that was clean. The house doorknobs were pretty corroded from beach life and were sometimes difficult to open. They did have a robust retro game collection. The little kids and adults both had fun with all the games. There's not very many shops nearby but we loved exploring all the ones we could find. The locals are very friendly and we found your typical beach souvenirs and some unique gifts. We got to visit the Oyster Festival on Ocean Isle Beach. We loved the vendors and atmosphere there. I think our favorite activity was mini golf and ice cream at Fantasy Isle IceCream and Putt Putt.
