This property is in a conservation area so the wildlife is amazing with an atmosphere that totally recharges you. There are excellent breakfast and dinner options only 5 minutes away. Food and beer were really good at Ipswich Brewery! Perfect location for a day trip to Salem. Overall we had a great stay! Thank you!

It was a nice place, nice stay, lots to do even in off season (early October). Quiet neighborhood and since the body of water was off the ocean, it was also very quiet. One oddity was there seemed to be quite a few weird noises. Like creaking or straining as if house was settling a lot. No explanation and not enogh to mess with sleep tho.
This is a lovely relaxing comfy home with beautiful views, from sunsets and star gazing at night to waking up to beautiful cloud formations in the morning. Loved having the gas fireplace to take off the chill while sitting with coffee early mornings. Great location for walking the neighborhood or driving to nearby rocky alcoves. Bird watching was another treat and of course comparing lobster rolls and clam chowders. Highly recommend this place.
Stunning view of Great Marsh tidal area and Plum Island Sound in the distance. Nature at its finest, with only 2 wind turbines man's interruption. Great, interesting cottage. Deck overlooking the view and magnificent evergreen tree. Well-equipped cottage. Will consider a return trip very seriously.
A perfect cottage for a couple or small family. The house is private, the neighborhood quiet. The view from the back deck was fantastic - very little development. Clean, comfortable, and lovely decor. Bonus for people who fish, we launched a fishing kayak right from the house and caught a beautiful striper.

We enjoyed our stay in this comfortable cottage. The views were wonderful, as was the access to town and the water. Denise was very responsive and helpful. The kitchen and bathroom could benefit from some updating, but overall we had a wonderful time.
A hidden jewel! This property is all it claims to be. The pictures don't do it justice. Sunsets every night were beautiful, walks along the shoreline fun, star gazing at night, watching people clamming during low tide, boats in and out, neighbors extremely friendly and nice, & the town lots of fun. The property is extremely clean and well cared for & the neighborhood quiet. Kayaks are available to the guests, which are so much fun. We brought our own kayaks, so when friends dropped in we all could go out to Plumb Island. We brought our dogs and when we entered the cottage, there was a special paws cover on the couch. We brought our own couch covers just in case, but they weren't needed. We saw a doe and her 2 fawns one morning, rabbits, ground hog, crane, an eagle, and lots of birds. The decks on the cottage were great. I even taught several Zumba Gold Classes from the deck. All in all, this was one of the best vacations we've ever taken. Considering the coronavirus pandemic, that was quite an accomplishment! Thank you Diane for a wonderful experience in Ipswich.
This rental is a little different for me. This home was my Nana’s home and where i spent many summers. It was beyond wonderful to stay there and enjoy the home since my Nana has passed 5 years ago. Everything was taken care of between linens, paper supplies, beach gear, beach access.....and so much more. The comfort and relaxation of this home is above all and the sunsets are breathtaking! We pulled up to the house right at sunset and we’re met with a gorgeous view that set the tone for a relaxing weekend. The quaint house and peaceful neighborhood setting were well complimented by the nearby serene beaches. Certainly hoping to stay in Ipswich again when I need another getaway.
We had a great time both resting in the home and exploring the area. There is so much to do around this spot. It is also very refreshing just to sit inside, do a puzzle, enjoy the view and relax! It's a perfect setting! I highly recommend this place and the owner is very helpful and generous! I will be back! I especially appreciated the pass to explore Clark's Beach!

Research does pay off! I wanted a place that was peaceful and relaxing - I got that and MORE! The owner mentioned the sunsets, but WOW - they were even more magical than expected (and I live in the land of beautiful sunsets (FL)... I did NOT want to leave! Being at Moot Point really felt like summer. The cottage was adorable- comfortable and well decorated. There are beautiful views from all of the back windows. The sunsets are incredible and sitting under the stars at night was so relaxing. Having kayaks was a big plus too!

Moot Point was the perfect base for doing everything in the Great Neck area: beach, golf, antique, casino, hike, swim, kayak, eat, play, read, ponder, relax, and on and on. The owner was reachable but not intrusive. The area quiet and safe. And the sunsets--more breathtaking than the pictures!

Good location. Close to beaches, shopping and sightseeing. Beautiful views of the water and sunsets from the front deck. Cottage itself is old and could use a few upgrades, especially in the kitchen and bathroom. That said, nothing prevented us from enjoying our stay.

We had a lovely visit to Moot Point cottage. Gorgeous views and a comfortable setting made this a nice quick getaway. Kayaks on site are a huge bonus.
Moot Point is an adorable cottage with great views of a beautiful marsh/sound area. We thought the location and proximity to Clark Beach were terrific. We enjoyed stunning sunsets off the back deck every night. One previous reviewer said that Clark Beach is not a 5-star Beach. I’d say ask the dogs who love it! Our dog was in heaven at low tide every day. We also thought Ipswich was a good base for exploring other nearby towns like Gloucester, Salem, Rockport, Newburyport, and Ogunquit. We had great communication with the owner. Things to know- the listing states there is no AC. We stayed during a heat wave with nearly 90 degree temps outside. The house is pretty warm with such temperatures but I think that weather may be unusually warm. It cooled down at night for the most part but the hours of 1-5 pm were pretty warm during a heatwave. We mainly tried to be out and about during those times. Fans are available which helped. Overall a great stay in a beautiful setting.
This is a comfy cottage right on the water with a perfect private deck and exquisite views. My 3 girlfriends and I rented for 4 nights and it was just perfect. Denise (owner) was amazingly accommodating as well. Highly recommend!!!
Very beautiful location! Quiet and peaceful. The cottage could use some updates (narrow shower stall, old shower curtain), and the beach (Clark) you can use with rental pass is not a 5 star beach. Even so, you can truly relax here and enjoy New England at its salt marshy best!
Moot Point is even more beautiful in person than in the photos, if that's possible! You may never want to leave the house with its picturesque views and cooling sea breezes, but if you do there is plenty to see in the area. We enjoyed taking walks, kayaking, visiting farm stands, and learning about local history. We thought the location was perfect - you feel secluded, but it's an easy drive into Ipswich to pick up coffee or have dinner. The house was open and comfortable, and the rooms were thoughtfully decorated without being cluttered. Cooking was easy in the fully-stocked kitchen. We highly recommend a stay here and would love to return ourselves!
This is the most peaceful place we have visited. If you are a bird watcher you will love the migration each night of the many water birds flying overhead to roost. The cottage is clean, stocked with ample cooking items and little touches that make it feel cozy. Denise was very attentive and answered all of our questions quickly. We did not take advantage of the kayaks mostly because of the weather and wind. We visited during an exceptionally hot, humid week and even without AC the cottage was very comfortable with the paddle fans and breezes from the waterway. Lots to do in the area and so nice that a beach parking pass is included for the nearby Clark Beach. We loved this home and hope to return again soon. Absolutely meditative.
We highly recommend staying at the Moot Point. The cottage is spotless and there was a lovely gift of dog biscuits and wine awaiting us when we arrived which made us feel so welcome. This was a great home base for exploring the north shore, it was an easy (and beautiful) drive into town as well. We were also tempted just to sit on the deck and read all day! Crane beach is heaven. This cottage that overlooks the water was a relaxing and endearing place to enjoy the beauty of this area. The kayaks were an added bonus as well as the large deck to sunbathe, read and socialize with family and friends. The owner is responsive and willing to offer and assist in anyway possible. Iswich is a cute town with great restaurants with fried clams and homemade ice cream on the top of my list.
We had a wonderful experience at Moot Point. The cottage was beautifully decorated, clean and comfortable. We loved sitting on the deck listening to the birds and watching the sunsets. We also enjoyed having direct water access. Great location for day trips to surrounding towns and beaches. We would definitely stay here again.
Moot Point is the perfect cottage to relax and enjoy nature’s finest. We loved the rough hewn and charming look with windows overlooking the water. Everything we needed was there. It’s a great location, high on Little Neck, but close to town. We discovered that Ipswich is a great little town, very historic, beautiful, family events seem plentiful, and good restaurants. Our two favorite restaurants were Salt Kitchen and Ithaki. Two relatives visited also and there was ample room for everyone. We enjoyed day trips to Gloucester and Maine and were happy to return to the cottage. Thank you for a wonderful stay. We would be happy at Moot Point anytime and hope to return.
We had a wonderful stay at Moot Point. The place is comfortable, the beds excellent, the kitchen has everything you need. The evening sunsets just amazing. My wife and I would get up early ride our bikes over to the beach and watch the sunrise and the sit on the deck with drinks and watch the sunset. Plus you are literally steps from the water and can jump in for a swim or kayak when the tide is in. A very beautiful place and would definitely go back again
We enjoyed a fabulous 4-night stay at Moot Point and would happily return for another visit. The best part is the views of the Great Salt Marsh, which are stunning, particularly the sunsets. The master bedroom and the living room both have incredible views. The cottage is charming and comfortable and was perfect for our family (my wife and I and our two boys). The town of Ipswich has an incredible collection of seventeenth century homes, and the village center has a number of great restaurants. Nearby is Crane Beach, which is a fantastic unspoiled beach, and the Crane Estate. We also went berry-picking at a farm nearby, kayaking from the cottage's dock, and took day trips to Salem and Rockport. It was a perfect New England coastal escape. We kept busy, but if we had more time, we would have just spent it sitting on the deck, reading a book and admiring the views.
This house is in a wonderful location right on the water. It is cozy but had everything we needed for our vacation in Ipswich. It was also very clean and well maintained. We really enjoyed the great views of the water and using the two kayaks provided by the owner. We enjoyed exploring Ipswich and other surrounding towns. We would definitely stay here again. We enjoyed perfect weather for our stay over labor day weekend at this cottage. The house is surprisingly roomy and comfortable for its small size. We loved the decor, too. The owners were very accommodating and quick to respond to our questions. It was a pleasure to rent from them. We had four adults and one baby staying there, and we never felt like the space was too small. In fact, the kitchen and living room seemed larger in person than they had in the pictures on this site. The house has an excellent view of the water, with lovely sunsets. It's a long walk down the stairs to the water, though, and the water at the house isn't really good for swimming. It's grassy and extremely shallow at low tide (you'll see lots of people out clamming). But it's a perfect spot for kayaking, and our group went out in the kayaks provided many times. We did have some trouble finding the kayak paddles at first -- access to the cellar is through the island in the kitchen. The top of the table lifts up and latches to reveal stairs down to the cellar. A genius design for a small house! The beds are very comfortable. Fans throughout the house provide plenty of fresh air. There's no bathtub, just a very small shower, but that was fine for us. The hosts were very nice to provide a high chair for our baby. There were also a few small toys that he could play with. All in all, we were extremely happy with the house and will recommend it to friends and family!
We spent five days in mid August . We had perfect weather. The cottage was very clean, amazing views and sunsets. Kayaks for my boys and we were able to bring our family dog. So nice to be able to share Ipswich with my own family and stay in such a beautiful cottage. Owners were a pleasure to communicate with. We were able to try out some new restaurants Bun Burgers, and some of my old favorites growing up as a child, White Farms Ice cream, Riverview Pizza and Marin Farms. A very nice way to end our busy summer as a family. Thank you so very much.

I've spent 35+ years renting a home in the summertime at the Cape, bayside, North Eastham, and the views here, although different, were very relaxing and entertaining as well. Our family spent a whole month doing life at this wonderful place. We'll simply never forget it. We slept late (super comfortable beds). Laid around on the spacious deck overlooking one of the prettiest landscapes you'll find in NE (the pics don't lie). Enjoyed long walks around the neighborhood. Shot hoops at the park that's about a 20 minute walk from the house. Caught tons of fish (never got skunked). Hung out picnicking, sitting by the water, and throwing frisbee on the huge sand bars about a 5 minute kayak ride away that magically appears everyday from about 3 hours before and after low tide. Oh and the sunsets! Simply glorious! I must also say that Denise was a delight, so easy to work with, went over the top to make sure our stay was comfortable and enjoyable. The cottage has everything you need. We even were able to moor up our small boat right by the steps leading to the water. Even the neighbors (who live there full time) were kind and hospitable.
We stayed for a few days at Moot Point in July. The house was very well equipped and exactly as represented. The water view is awesome - the neighborhood is peaceful and quiet. The owners are friendly and thoughtful. There are ceiling fans in each room, which makes the house very comfortable, even in hot weather. We spent our days at Clark Beach, with the owner's pass, which is uncrowded and convenient. If you like Ipswich, this is a great rental. Thanks so much to Denise for a great vacation. My stay at Moot Point was way to short! The cottage is well stocked and the sunsets were spectacular! From morning till night sitting on the deck, watching the tides and enjoying the salt air make it the perfect vacation. Nothing is far from the cottage, restaurants , shopping , and there are plenty of places to walk - for exercise or viewing another water angle. Denise is so very helpful if anything arises. She was available just to answer questions . Can't wait to go back!
Our stay in Ipswich this month at the Moot Point cottage was perfect. The cottage was comfortable, clean, and well equipped. The water was always in view from the living room and master bedroom. The deck is a perfect spot to sit and look out at boats and kayakers, or to watch the sunsets. The stairs led directly to water access where I easily put in one of the available kayaks. A nice fine-sand beach is very close. The owners were especially helpful when I had some questions about the trip. I'm looking forward to a return vacation there.
Our family was lucky enough to stay in the cottage for six weeks in September and October 2015 while we completed renovations on our home. We are locals, but had never spent much time on The Neck. What a gift! The natural beauty of the area is beyond description. The cottage itself is just lovely, perfectly appointed and comfortable. The deck overlooking the water was an ideal spot to unwind after a long day. The sunsets were breathtaking and different every night. My husband and I often remarked that we had never seen sunsets like that before. The location is also wonderful for running, walking, and hiking. I regularly jogged to two lovely preserved spots--Strawberry Hill and Greenwood Farm--right down the street, but the whole of The Neck is great for outdoor activities. It feels very private and out-of-the way, but the cottage is quick five-minute drive from downtown, Ipswich. The town itself is gorgeous, with a quintessential New England feel, multiple beaches, and great restaurants. The cottage was a great fit for my husband, myself, and our two small children, but it would be excellent for a girls' weekend or a couple too. The owner was the perfect combination of accommodating and respectful of our privacy. I would recommend her and the cottage to anyone. We are grateful to have spent time there and will do so again if the opportunity presents itself.
This home was very beautiful and comfortable. There were huge, open windows that showed the pond below. The paintjob was really nice and gave it a very New England-y feel. It's a really good place to just chill out from the stress from school or work. Would definitely recommend a rent. There are also plenty of beds, 2 nice beds and a pullout bed from the couch that was surprisingly comfortable.
