This recently updated (2018) guest house features all the comforts of home like: a well appointed kitchen, gas fireplace, radiant heat tile in the bath, hot tub, wifi, washer and dryer and abundant closet space. Walk, play golf or tennis at the park just across the street or hike/bike mountain trails on the 7 mile low traffic River Road access. During summer and fall, fish, canoe or tube the famed Battenkill River just 300 yards from the back deck. This Arlington location opens-up all that southern Vermont has to offer just 11 miles to Manchester Village and less that 25 minutes to Bromley and Stratton Mountains.
The cottage has a private fenced entrance, access to gas grill, hot tub and a back deck for evening dinning or just drinks as the sun sets over the Taconic Mountain range.
If you are visiting Vermont you must quarantine for 14 days, once you arrive. You have the option to get a PCR test on or after day 7 of quarantine and end your quarantine with a negative test result.

We enjoyed our stay at the Trout House. It was clean, comfortable and oh so peaceful. The furniture was super comfortable. The view from the deck was fabulous. Proximity to both Bennington and Manchester was great. We would definitely return.
We enjoyed a relaxing long weekend at John and Anne's cottage. The view of the mountains and Battenkill from the deck and hot tub is beautiful, and the cottage itself is cozy and tastefully decorated with a modern bathroom and kitchen. It is clear a lot of love and work was put into it! It was a great base for exploring Manchester and hiking in the Green Mountains. John and Anne were accommodating, welcoming, and available for questions/recommendations. We highly recommend staying at The Trout House and hope to be back!
We thoroughly enjoyed the New England experience of the area. The beauty of the view from the cottage and deck is wonderful and the proximity to the Battenkill River is great. The cottage is rustic, but lovely, with a wonderful, modern kitchen and bath. The area is steeped in history as well as beauty. We loved our time in the Arlington, Bennington, Manchester area and are looking forward to returning.
At least one other reviewer noted that this place is better than the photos and I agree! It us much lighter and brighter inside than the photos made me think it would be. This rental has everything you need - and more- to enjoy your time here! Everything is high quality, as well. Nice pots and pans, beautiful countertops, plenty of plates, etc., make this kitchen nicer than mine at home! A heated floor in the bathroom, roomy shower, nice towels, good water pressure, etc. make the bathroom nicer than mine at home! ;) Everything was in working order. The hosts left us treats in the kitchen, too! Should we come back to the area again, we would stay here without hesitation! I booked this partly because everyone that reviewed it gave it 5 stars and I am happy to say the trend continues with my review!!!
Great place to stay while we navigated the many challenging hiking trails within the area. Our host John was more than helpful to direct us and suggest places to hike and places to eat. The view from the deck was beautiful and sunsets awesome. All the the little treats left for us were more than welcomed. The place was great for a week getaway, clean and welcoming. A special thank you to John for checking to make sure we had no issues and everything was good! Definitely recommend this place.
Our stay in this lovely rental was everything we hoped for. The location was perfect, with the mountains in view from the back windows and deck, and cows grazing and mooing in the field. We were close to the Battenkill River, the Norman Rockwell house, several covered bridges, a country store, and The Sugar Shack, which carries all the maple syrup and goodies one could hope for. We were also within easy driving distance of both Manchester and Bennington, where we explored the American Museum of Fly Fishing, Northshire Books (the oldest Indie bookshop in the country), and the Walloomsac River. Our hosts were available for any questions and suggestions with an easy text to their phones. They were very helpful! The accommodations were beautifully furnished. There was a hot tub and grill, an outdoor table with umbrella, and chairs for relaxing both on the deck and under a covered arbor. We felt completely comfortable. The hosts even left an assortment of local goodies (fresh eggs and cider donuts, local ice cream, Vermont cheese, and locally made hard candy), along with the source so we could purchase more if interested. A notebook provided all we needed to know about the rental, area interests and activities, and their favorite shops and restaurants. Our stay was wonderful and we would highly recommend this rental to others.
Loved spending a weekend away here. Started the day on the deck watching the cows enjoy breakfast while I did the same. Then we explored the area before coming back and enjoying the hot tub and watching the clouds roll in to usher in dusk. Would highly recommend this property. Private, quiet, and very peaceful
We had a great stay. Tons of hiking, fishing close by. Great property- back deck view is amazing and the owner John was so friendly and helpful.
The property was roomier than the pics portrayed. Kitchen and bathroom were great. Living area with fireplace was spacious and comfy. Bedroom was large with two beds. Outside deck and hot tub were perfect for days end. Location to Manchester was a short 10 minute drive. Stratton ski resort was less than an hour drive and has a cool little village at base of mountain. Check in and out process was seem less. Owner had all info about property and places to go in handbook. Would definitely recommend a stay at the Trout house. Thank you for opening your property to us
This quaint cottage held mountain views that were beyond spectacular. We loved sipping coffee in the morning, watching the cows interact with each other in the valley. Fiery sunsets were amazing behind a mountainous backdrop. Watching thunderstorms roll in was awesome too. There was a nearby local park where we enjoyed hiking. In July that same park featured a firemen’s festival with all kinds of vendors. One night in mid-July, we watched a fireworks show from the back porch of the cottage. Vermont was having record heat, so we were thankful for window A/C’s. The owners were very attentive. They took care of any concerns right away. They thought of everything, even stocking the fridge with Vermont treats. I enjoyed baking & cooking on the gas stove too. A local General Store was great for farm fresh items & local homemade goodies. It was a peaceful retreat with a nice selection of books for us to read. There was even an area wide enough to practice yoga. The month flew by quickly. I loved the antique furnishings and country touches too. The bed and pillows were very comfortable. If you do go in the summertime, when the sun seems to never set, remember to bring some eye coverings for better sleep.
My spouse and I enjoyed our time at this property very much. The view is fantastic, the hot tub is so soothing, and the property owners are very kind and welcoming. Everything is as advertised--the property even exceeded our expectations. Vermont is such a beautiful state--we are sad to say goodbye (for now). We would return to this lovely little home in a heartbeat.
We stayed for a long weekend in June and throughly enjoyed it. The outdoor hot tub was great for relaxing and agar gazing on a cool evening. We also enjoyed having the grill to cook on and the kitchen has everything you need. The large deck overlooking the pasture along the river was very nice. It was great hearing all the songbirds; especially through the open windows in the morning. We definitely want to return and take John up on his offer to take us fishing on the Battenkill River. He operates a guide service. We are already looking forward to the next visit!
