This Vacation Condo has 3 bedroom 2 full bath, washer/dryer, with a full kitchen, along with an ocean view balcony. An enclosed two car garage. Each room has air conditioning along with ceiling fans. Two of the rooms come with full size beds, closet and night stands. The master bedroom comes with a queen size bed, walk in closet and has its own master bath. There is also a queen size air mattress in the closet of the master bedroom. The condo has a private in ground pool with a picnic area. Only a 3 minute walk to Playa Pico de Piedra. Only 20-30 min from Aquadilla Airport.
SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement (the “Agreement”) is made by Xavier Galloza (“Homeowner”) to the guest currently staying at my vacation condo for the dates they booked/paid for. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property. The property is located at: Carr 115 km 20.3 int, 103 Bahia Azul Bo quaniquilla, Aguada 00602 PR The property is furnished and includes: Two full size mattresses, one queen size mattress, one queen size air mattress, Flat screen TV, TV stand, Washer/Dryer, Breakfast table, four bar stools, Living room Sofa's, Stove/oven, Microwave, Toaster, Coffee maker, Refrigerator, three complete bedroom sets, three complete bed sheet sets, Curtains, Picture décor, Linens, Towels, Plates, Cups, Spoons, Forks, Knives, Patio Furniture. (No removal of furniture, Furniture is to stay in its original location, No rearranging of furniture) 2. Rental Party: The rental party shall consist of the guest booked on the reservation. 3. Maximum Occupancy: The maximum number of guests is limited to 8 persons staying overnight. 4. Term of the Lease. The lease begins at (Check-in Date 3:00pm) and ends at (Checkout Date 12:00-noon). 5. Minimum Stay: This property requires a 2 night minimum stay. 6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and any other invited guest to also abide by the following rules at all times while at the property. 7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 8. Refundable Damage Deposit a. Deposit: A deposit of $300.00 is due at booking. The deposit is for security and shall be refunded after 7 days of the Checkout Date provided no deductions are made due to: i. Damage to the property or furnishings; ii. Dirt or other mess requiring excessive cleaning; or iii. Any other cost incurred by Homeowner due to Guest’s stay. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. b. Cleaning Fee. A cleaning fee of $50 will be automatically will be applied to your overall booking. 9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the booking amount will be refunded as follows: 100% refund if cancelled at least 5 days before arrival date 10. Insurance: We encourage all renters to purchase traveler insurance. 11. Payment: Acceptable payment methods are credit card or PayPal. Exhibit A RENTAL RULES 1. Smoking is NOT allowed inside condo, Smoking is allowed outside only. 2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. 3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order. 5. Only use appliances for their intended uses. 6. Pets are NOT allowed. 7. Parking: PARKING – Vehicles are to be parked in designated parking areas only. Do not block or park in front of any other units parking. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 8. Pool Rules: POOL-- Use of the pool and other common recreational facilities shall be from seven in the morning (7:00 AM) to ten at night (10:00 PM) from Monday to Thursday, (12:00 AM) on weekends (Friday and Saturday) and holidays (the eve/night before a holiday). a. Bathers shall shower before using the pool. b. The tenant shall not exceed a total of eight (8) people in the pool area, including those who are in the apartment with him/her, thus safeguard the rights of other Homeowners to enjoy it. c. Adult supervision (21 years old or older) is required if children under sixteen (16) years old are in or around the pool. Otherwise, the Homeowner shall be responsible for any accident, against either person or property, sustained or caused by the minor in open violation of the rules established for the area. d. Pool is for renters only and their immediate guest; there shall be no hosting of any parties at the pool area with respect to the actual owners who live in the condo. Any personal music shall be played at a respectable volume to not disrupt other residence at the condo. e. All infants must wear special pool diapers caring at all times for the general welfare of the bathers. f. The use of bicycles, motor vehicles, toys, balls or play things that might cause accidents is not allowed around the pool. Only articles and sporting goods designed for pool use shall be allowed. g. The pool and "gazebo" area must remain clean. h. Consuming any food or beverage is NOT allowed inside the pool. Food and drink can only be consumed in the Gazebo and Lawn Areas. All food and beverage spillage and trash shall be cleaned up and disposed of properly. The deck, gazebo, walkway, bathroom and shower should be left cleaned. i. The use of the pool by Homeowners, tenants and/or visitors is “at your own risk because there is no lifeguard service. j. All rules posted in the pool area must be obeyed by Homeowners, tenants, visitors and anyone who uses it. k. The pool furniture may not be reserved for use, or removed from the assigned area. l. Jumping, diving, or throwing people into the pool is not allowed. m. The children and adult floats can be used at the bather's own risk. n. Only articles and sporting goods designed for pool use shall be allowed for playing inside the pool. o. Profanity is not allowed in the pool area, nor engaging in immoral, offensive or violent acts. p. Neither jumping the fence surrounding the pool area. q. The tenant who leased the condo shall be liable for any actions by his/her visitors. r. Pool area gates and entry must be locked at all times. s. Glass bottles or other breakable items are not allowed in pool or recreational area. t. All common areas are designated non-smoking. 9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. 10. Water and Septic: The condo is on septic systems, the septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, the repairs will come from your damage deposit of $250. 11. Storms: If there is a storm or hurricane, no refunds will be given unless: a. The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or b. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. c. The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: d. Any unused portion of rent from a guest currently registered; e. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and f. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. Booking=Agree
