Approximately 1 mile from Sunday River Ski Resort's access road, you'll find a recently built "ski chalet" on 3 acres of gorgeous land along the Androscoggin River. The home boasts radiant floor heat, 3 bedrooms, 4 single beds (bunk style), 2 queen beds, and 1 pull out fouton, and your very own 6 person hot tub just a step off the deck overlooking Mount Will. Two full baths with a custom tiled shower and granite counter tops throughout gives this property a feeling a elegance. Over sized mudroom gives you plenty of room for coats, skis, and boots and includes a washer and dryer. The area is activity packed with hiking, fishing, and UTV/Fourwheeler adventures for the summer, and skiing, snowboarding, and snowmobiling for the winter. How to get to the river: On the backside of the property, on the right, there’s a trail that goes straight back to the river. Take a left and walk down the hill and through the tall growth for five minutes. Just before the bridge on your right you’ll see a tree marked with red; our property borders this shared conservation area of 25 acres and affords the best access to the water. Please take care walking down to the water as the path is untamed - access is discretionary but I will say that most consider the effort well worth it, especially if you can get to the sand bar just left of the large rock in the middle of the river.

2) Is the house air conditioned?
Mostly, but it is not central air. The upstairs master bedroom is furnished with a portable 12k BTU air conditioning unit. The downstairs shares a 14k BTU portable air conditioning unit which keeps the edge off. We have not had any complaints regarding the temperature of the home.
3) Is the river accessible and can I swim there?
Yes, most of the time but access is discretionary. The property borders the Androscoggin River and has a long trail along it affording beautiful views & great hiking, but much of this area is an embankment with a 10'-20' drop down to the river. If you steer left while approaching the river, you will find better river access but it's not for everyone. I would not recommend it for young children or dogs, although I've seen many use it so. Please bring a lifejacket if you or your children plan to swim and remember that access differs greatly from the ease you'd find at a lake house. That said, the seclusion is absolutely incredible. Hope this helps to best explain!
Directions to river access: Follow the trail to the river from the back right hand corner of our yard. When you arrive at the river, turn left and follow the foot path down the hill and through the brush for 3-5 minutes. Before you arrive at the wooden bridge, you will see a red marker on at tree at the riverside. Difficulty decending this embankment will depend on the time of season & rainfall. Early spring the river will be extremely cold, high, and fast moving. As the season progress, it usually warms up, lowers, and slows. A sandbar is usually accessible just downstream of the large boulder in the riverbed. Enjoy but PLEASE BE CAREFUL. The current can be overwhelming and debri in the river can be very dangerous in particular for kids or pets. Lifejackets recommended but not supplied. Also note that a short drive to Bethel's skatepark affords better water access upriver where Davis Park meets the Bethel Pathway and there are guided tours of the river and tubing offered by Bethel Outdoor Adventures which just a few miles away upstream.
4) How is the fishing?
Anglers report fantastic fishing right off the doorstep! Fish Species found in the Androscoggin Brook, Brown and Rainbow trout, landlocked salmon, and a substantial population of smallmouth bass. Trout fishing peaks in spring and fall, but summer is prime time for big river smallies. For best access point, please see previous question.
5) Is there a TV in the master bedroom?
Currently there is a smart flatscreen TV with Wireless capability but no cable.
6) Do you have chairs for around the fire pit, and is there a horse shoe pit?
There is seating near & around the fire pit. We supplied a large picnic table, 4 Adirondack chairs, and a deck that sits right in front next to the fire pit. There are 3-4 additional foldout chairs in washing machine closet. You may want fold out chairs for the river if you are venturing out to the sandbar that is usually accessible 5-10 mins walk downstream. There is a basic horseshoe pit in the back yard but it is not in good shape at the moment.
7) I was just wanting to know what we should bring. For example are linens provided?
We provide as much as possible to tenants so I expect you’ll have most everything you need to be comfortable. Linens and towels are provided, as are standard shower gel and shampoo amenities. Anything you’d need for the river itself is not provided eg fishing equipment, chairs, life jackets, etc. other than that let me know if I can answer any other questions.
8) What is there to do in the area?
There are so many outdoor activities in those parts I don’t know where to begin. Rent four wheelers at Jericho, float the river in your back yard by renting a tube at in Bethel, definitely go to Step Falls (Google), hike an adventurous Mt will across the street, and dine at Sunday river brewery or Roosters roadhouse, smoked meat is amazing and my favorite next to the “good food store” which is an awesome local grocer in of itself! We had a great time at the ski chalet, even in the middle of summer! We BBQ’d and walked down to the river, enjoyed the hot tub in the evening and were very close to some great hiking.

This place was great for my family to stay for a week while skiing at Sunday River. It was only a short drive to the mountain. We ate all meals at the house due to not wanting to eat in the lodge due to the pandemic, so being close by was really convenient. It has a nice large mudroom where we could all store and change into ski gear. My family loved the gas fireplace and the hot tub, and it was well stocked with games and puzzles. There were plenty of cleaning supplies and linens. The one small criticism would be that it would be nice to have a few more large pots to cook for a big group, but would definitely stay here again!
Property was overall clean. Carpet in living room had dog hair? My son has really bad allergies so I had to do a deep cleaning. Hot tub was very nice, if going in at night bring a flash light. The side of the cabin where the hot tub is located has no light. Only the decks. Other than that, it was a great experience. The kids loved it.

The house is great with enough room to stretch out. All the necessities, and then some, are provided. You’re close enough to town to grab food/groceries. We hiked and biked everyday except 1 (rain), and enjoyed the hot tub for those sore muscles! Really enjoyed our stay!
My wife and I rented this stay as our honeymoon. We were able to bring the whole family. Our 2 dogs. The dogs loved ve able to free roam and nice around. We enjoyed tge got tub after a nice long hikes. We hope to come back soon.

We had an absolute blast at this beautiful property. My husband and I wanted a relaxing getaway for our anniversary and our pooch, that is exactly what we got. The house is beautiful and well stocked for any needs you may come across. We spent most of our days on the river enjoying swimming and fishing, which is just a short walk behind the house. The only issue we had was with a bunch of hornets that had taken over the hot tub cover/area, so we were unable to use hot tub but it was to hot out anyway really. The location is perfect and just a short drive to downtown Bethel and Sunday River. We highly recommend this property and owner!! We look forward to visiting beautiful Bethel and this property again!!

The neighborhood is new so the address doesn't show up correctly in GPS but read the instructions provided you will find it! My Husband and I, along with our three other couple friends stayed here for a ski weekend. The house is incredible, and so close to Sunday River! There was more than enough room to comfortably fit the 8 of us, and we thoroughly enjoyed our stay. The kitchen had everything we needed to cook all of our meals, and the hot tub was lovely after a day on the slopes. We will definitely be returning!
The house was great and had everything we needed. The kitchen was well stocked, there were plenty of towels and the mudroom was great for storing ski stuff. The house fit 8 people/2families comfortably. The hot tub was a real treat after a day at the mountain. We enjoyed the fireplace, which had a real fireplace feel unlike many gas fireplaces. Sunday River is only about 5 minutes! You won't be disappointed with this place!
The property was exactly as described in the listing. We had a group of 6 for a weekend of skiing at Sunday River, and the house was perfect. It's only about a mile from the mountain, and it had plenty of space for all of us. The kitchen was perfect for preparing meals for a group, and the washer and dryer were a huge plus with all of our ski clothing. The hot tub was also a great thing to come back to after being on the slopes all day. I'd definitely stay here again.

This is a great home on a river near Sunday River ski resort. It's a very easy drive to the resort. The house has everything needed, and the owner thoughtfully leaves spices and oils and dish detergent to use. It is truly like staying in the home of a friend who trusts and respects you. We had 7 adults, ages 24 to 59, and there was room for everyone. There is an owner's info book on the coffee table that describes EVERYTHING about the house, including details about the very cozy in-floor heating, the real-looking gas fireplace, even the extra folding chairs tucked by the washer/dryer that we used around the right-sized round table when we played 7-person games. The home is very clean and very well laid out for a winter ski vacation, with a large heated entry mud room that had space for 7 sets of skis and all of our winter clothing. We ate at home every night but one. Between a stop at the Walmart on the drive in, then quick visits to the grocery store in Bethel and the Family Dollar, we were able to make all of our favorite meals. The cookware is all in the home, including nice cookie sheets and baking dishes. I appreciate that the place is NOT filled with the owners knick-knacks and photos and 'stuff'. We were able to put OUR stuff on the dresser tops, counters, and table tops. The master bedroom closet is huge, great for storing suitcases and extra winter clothing. It snowed while we were there and someone plowed our driveway early in the day so we could get out safely, then returned to sprinkle salt/cinders along the front door walkway whenever the driveway got icy. My son thinks he saw a Lynx in the back yard, running along the river, and we saw moose/deer tracks in the back yard (but never saw the animal). If we ever return to the Bethel/Sunday River area, we will certainly try to stay in this home again. Thank you, Murphys. You have a great home, and we appreciate that you rented to us. This cabin is fabulous. We had everything we needed for our week long stay. The set up is perfect and the cabin is impeccably kept. Sean was easy to work with and responded to questions immediately. Highly recommend this property. We will absolutely stay again. We did not want our week to end.
Very comfortable accommodations in a beautiful setting. We stayed the week of the heat wave and to assist the one AC we bought a few fans which made the house very comfortable.The river is a short walk through the wood and while the water is not accessible there are great views and wide paths. The dogs had a wonderful time running the woods and dirt roads near the chalet. The owner Sean is quick to respond to communication and very considerate. There are plenty of great places to visit close by. Two daring women in our group jumped into Frenchmens Hole, the not so daring enjoyed the Honey hole and Screw Auger Falls.
My husband and I have stayed here several times and every time has been perfect! The moment you step inside all your worries vanish because everything you need to relax is right there: hot tub, fire pit, grill, big screen TV, movies to enjoy, comfy seating, beautiful spacious master bath with a great shower, board games, all the supplies to cook with, and quiet bedrooms! There are also a lot of wonderful places to eat nearby and activities to enjoy like - 22 Broadstreet for dinner, Good Food Store for lunch - great sandwiches & BBQ, Sunday River for swimming or skiing, Grafton Notch State Park for hiking or a picnic, Mt. Washington - breathtaking, & tax-free shopping in Conway, NH. If you are looking for a place to stay, this is the one!!!
House and property was very clean and well kept. Communication with the owner was easy and timely. Location (nearby to Bethel Center and abutting the river) couldn't be beat.

This was our 3rd time staying & everything was perfect as usual! One couldn't ask for a better location in Maine to visit! Of course it's a great place to spend time in the winter because of the ski resort nearby, but it's also a fabulous place to stay in the fall & summer with all the beautiful colors & an assortment of outdoor activities available nearby. If you are looking for a quite, centrally located home in Maine for the family to spend time @ anytime throughout the year, this place is definitely for you! It has plenty of room for the entire family or great for a romantic getaway, with the fabulous hot tub just outside. Owner has included all the essentials one might need while vacationing, so it feels like home & you can pack light. Kudos to the cleaning staff too because the home was pristine! Perfect is the only word that does this home justice!!!
We had a fantastic visit! The house is so close to so many activities, but still maintains its privacy off the beaten path. If you like the outdoors, it has a trail right out back that leads down and along the Androscoggin river, and across the way there are public trails leading up Mt. Will. We had a great family weekend for a wedding at the Mountain House at Sunday River. We are ex Sugarloaf renter/owners so are probably tough clients, but we really enjoyed the house and what it had to offer. It was super convenient off the main road, and being new it smelled super fresh and was squeaky clean. We had a couple of minor issues, but they were figured out and rectified quite easily and forgotten. We'd highly recommend Jamie and Josh's place here for a Sunday River rental and we hope to come back and stay again, either for a winter stay or maybe a kick back foliage weekend.
Great location! Would certainly rent this property again. The house is in very nice shape, located a little close to the neighbors property. We still enjoyed the hot tub, horseshoes and yard despite it raining the entire weekend.

Great location within short drive to Sunday River resort where we enjoyed the summertime River Rock Christian Music Festival. The hot tub and assortment of movies was a real bonus at this cabin. A short jaunt thru the woods brought our family of 5 to the Androscoggin River where we swam, tubed and fished...enjoyed God's beautiful creation! Owners are gracious and responsive. Any stay here is worth it!
So myself and a group of my friend's rented the Chalet for spring skiing. The place was absolutely perfect for a group of 10 people. Very spacious, secluded and you got to love that brand new log cabin sent. Had a hot tub right off the deck that fit 8 people comfortably and was easy to use. basically had everything we needed right at our finger tips with plenty of spare blankets/towels in house. Oh yes, and if you get nippy at all, just fire up the gas fire place, the place will get nice and toasty! Jamie was very prompt to respond whenever I had a question about the property. This was our first annual soring ski trip, we made so many good memories and all my friend's had a blast. Would definitely rent this property again, as well recommend it to anybody looking for a nice vacation up in the mountains
Our group was really impressed with this property. It was very well maintained and very clean, the hot tub was amazing as well as the heated floors. The owner is thoughtful and has the pantry well stocked and provided plenty of towels and all the linens. We couldn't have asked for a better experience and we're already looking to book this same property for a trip next year.
My wife, two children ( ages 4&5) and myself recently stayed two nights at cabin! We couldn't have asked for anything more! We feel that we utilized every aspect from talking a stroll down the path to the river, hopping in the hot tub, having a bonfire. hiking Mt. Will trail. The cabin itself was fully equipped ( and super clean!) great layout and loved he radiant floor heat! Access to the mountain was literally 4 minutes which gave us the opportunity to ski half days with the little ones. The owners responded very quickly to the few small questions we had. This home was a perfect location for my group of 10 adults. The home was less than 10 minutes away from Sunday River, which made for an easy commute to the mountain in the morning. The master bedroom upstairs has a master bath and a large walk in closet. The main floor has two bedrooms, one with 2 sets of bunk beds and another with a full size bed. The living area downstairs is wide open, which made for a great spot to gather with the whole group. The washer and dryer made it easy to keep the towels clean, given that we were a large group and using them for the hot tub as well. Additionally, Jamie was great to work with. He made the entire process extremely easy and was always available if we had a question. Overall, I would recommend this home to any group of people, whether you be a family or a group of friends, the house has all that you will need.

Very well located house with great accessibility to Sunday River Resort and Grafton Notch State Park. Frontage on the Androscoggin River made for enjoyable exploring. The house and all its provisions are new and clean. The floor layout includes a large kitchen, dining and great room area, which is what we look for when traveling with our family of teen and young adult skiers. A very relaxing destination.
We so enjoyed our time at this Sunday River Ski Chalet. Everything in the chalet is as described in the listing and has all necessary amenities and more. This charming chalet is only minutes from the Sunday River Ski Resort, set in a beautiful private spot, with a very short walk to the beautiful Androscoggin River for a captivating view. Every room in this chalet gives you that Maine cabin feeling, however is very luxurious. We enjoyed the hot tub in the afternoon, with a great view of Mount Will which was beautiful with fall colors. The owner has done such a nice job considering every possible little need; and so friendly and accommodating when booking our stay. I would highly recommend this chalet, you will not be disappointed! Over all we were extremely happy and look forward to our next stay.
This cabin is everything you could ask for in a vacation home & more: perfect location combination (secluded, but close enough to activities), super clean, spacious bedrooms & bathrooms, georgous great room with a gas fireplace to relax in front of, a large hottub to soak in, & VERY reasonabley priced!!! We have traveled extensively in the US & this was without a doubt the most wonderful place our family has ever stayed! Even our dog loved it & he's picky! One of my favorite moments while staying @ the cabin was my morning runs near the cabin; enjoying the crisp fall mornings while gazing @ the mountains & the brilliant fall foliage - just breathtaking! Another bonus was the owner's attention to detail & quick and kind response to any questions we had! We rented this immaculate property on Labor Day weekend to get away from the every day hustle and bustle. It was myself, my fiancé, our 9 month old and our fur baby who is a puggle. The house was everything the pictures showed. Beautiful. It was imaaculatly cleaned and was everything we hoped for. The kitchen was well stalked with anything you would need to cook and the bathrooms were well stalked with towels and linens. We thoroughly enjoyed the hot tub and fire pit when our little one was in bed. It was a relaxing vacation that we needed! Jamie was grey and jut a phone call away for anything! If your looking to get away during the summer or winter I highly recommend renting with this family. You will not be disappointed!
I rented this property as an end of the summer weekend trip for a couple of my youth group members. It was a great stay and everyone loved the place! The atmosphere of the location was very nice, away from the city and not too much disturbance from any neighbors around. We used the hot tub, had an outdoor fire, and played a couple of sports activities in the outdoor yard. Overall, my entire group would be excited to revisit this place in the future.
