Poinciana is a planned community straddling Polk and Osceola counties in the state of Florida. It lies about 10 miles southwest of Kissimmee and 14 miles east of Haines City. The census-designated place (CDP) is located roughly halfway between Clearwater and the Space Coast. It has a total area of approximately 35 square miles, of which less than one percent is water.

 

First planned in the 1960s, the Town of Poinciana was established in 1971 when the state of Florida granted legal rights to private developer Gulf American Corporation. It was originally envisioned as a retirement community and was created as a planned unit development (PUD), majority of which was developed in 10 villages. The CDP had its first homes in 1973, built in the proximity of the Poinciana Golf and Racquet Club. Most of the villages in the community (six) lie in Polk County.

 

The villages in Poinciana are deed-restricted and controlled by a homeowner association. One of these villages located in Polk County known as Solivita, or Village 10, is a community for seniors aged 55 years and above. The CDP has several neighboring subdivisions including Brighton Lakes, Waterford, Oak Hammock Preserve, Cypress Dove, Crescent Lakes and Cypress Cove. A number of these were originally within the defined limits for the Poinciana PUD, but were developed as distinct communities outside the Association of Poinciana Villages (APV).

 

The most popular neighborhoods around the city include Poinciana Neighborhood 02 Village, Poinciana Neighborhood 02 West Village, Poinciana Neighborhood 04 Village, Poinciana Neighborhood 05 North Village, Poinciana Neighborhood 06 South Village, Poinciana Neighborhood 06 Village, and Poinciana Neighborhood 05 Village.

 

In the earlier years, the number of people moving to the community was rather low. It stood at around 8,000 in 1994. Population has since shot up. In 2010, the CDP had total residents of 53,193, compared to 13,647 in the 2000 census, excluding the adjoining areas. The greater Poinciana area is said to be home to residents numbering more than 83,000, making it one of the fastest-growing in Central Florida. Although Poinciana has experienced rapid growth over the past few years, the master-planned community has grown to plan and retained much of its natural appeal.

 

The nearest interstate route to Poinciana is I-14, putting the CDP within convenient reach of major cities in central Florida. Running through the northern section of the community is the U.S. Highway 17/92, part of the Orange Blossom Trail. The recently-opened Poinciana Parkway, also known as State Road 538, links directly to Interstate 4. Lynx network provides bus service to Kissimmee and Haines City. There is also plan to make the community the SunRail system’s southern terminus.

 

Poinciana is served by both the Osceola County and Polk County School systems, providing pre-kindergarten to high school education. The schools around the CDP include Liberty High School, Renaissance Charter School, Laurel Elementary School, Lake Marion Creek Middle School and Poinciana High.
