Here are the particulars of the house:
-Built in 1900.
-Colonial outside, remodeled and modern on the inside.
-It is a 2 story home, with 3 bedrooms and 2 full baths (see below for further details of the layout).
-Outside is painted tangelo with light green trim and dark green highlights, but its not obnoxious. I like color, and I think it stands out rather nice against the off-whites and grays of New England. Take a look at the pictures - best themed house for Halloween.
-1540 finished square feet.
-Hardwood floors throughout.
-720 square foot unfinished (dirt) basement that is surrounded by a 6 year old water-tight foundation.
-140 square foot sun room (or as we say colloquially mud room) with washer and dryer in the back of the house.
-The land right up to the Connecticut River is yours, and you can easily walk to it (not a cliff house).
-About 7000 square feet or 0.2 acre land area.
-Property taxes are about $4300 per year.
-Oil for heat. I used less than 475 gallons of oil for heat last winter keeping the house at 67. All new Harvey double hung replacement windows and excellent insulation keep the oil consumption low.
-Centrally located on route 12A, one of the main roads in West Lebanon. This road is always plowed in the winter meaning you wont get stuck in snow even in the middle of the night.
-7 miles and 11 minutes to DHMC by car. There are advance transit bus stops on either side of the house - 5-10 minute walk to each - if you want to use public transportation.
-Further down 12A is Hannaford supermarket, Powerhouse Mall, and K-Mart. These are all walkable in about 15 minutes, or drive there in 2 minutes.
-Comes partly furnished, including a really nice master bedroom set, dining room table, and washer/dryer. Or not. However you like.
-I am currently repainting the trim and some of the rooms in the house to make it nice for the new owners, so the price is reflective of me getting all this work done before July.
-Sorry for the paucity of pictures. I will be taking more and posting as I paint, including schematics.
-Kitchen: Finished with granite table tops, reasonably new (6 years old) but modern appliances including refrigerator, dish washing machine, microwave, and new cabinets, too. If you need dishes and silverware, I have more than enough for a small dinner party that I can leave with the house.
-Dining room: A vibrant maroon color with white baseboard and crown molding. Comes with a table and chairs, and a chandelier.
-Living room: A nice light brown/taupe again with white trim and a ceiling fan. Cable ready. No furniture in this room stays with the house.
-Foyer: I never really liked the light yellow color it was painted and the drywall was uneven in parts, so Im redoing the room. I think Ill paint it a warm, textured brown. But if you want the house, and you have a preference, and you catch me in time, Ill be happy to paint whatever color you want.
-Sun room: Currently green with white trim. I may change that if I have enough time. Theres a gym quality elliptical runner in there now, and this can stay with the house if you want. Theres also an adjoining small laundry room with a washer and dryer in it, and these will stay with the house.
-Small bedroom: About 11 x 12 ft. Currently taupe, with brown trim. Small closet and cable ready.
-Large bedroom: 12 x 15 ft, I think. Light blue with white trim. Larger closet and cable ready. Will probably repaint, if time permits.
-Hall bathroom: These two rooms share this refinished bathroom with an amazing tiled walk-in shower.
-Master bedroom. Currently in deep glossy blue with white trim. It has a long closet that spans an entire wall with two separate doors. This currently has a nice 5 piece bedroom set in it that is less than 5 years old, and, of course, modern in design. Rugs included. Cable ready.
-Master bathroom: Has a Jacuzzi tub and new cabinets. Sky blue.
-Nicely shaded with two trees in the front, completely unobstructed view of the river out back.
-There are two 40 degree downward slopes with a nice flat isthmus in between that lead to the river, meaning that the house is actually about 25 feet above river level. But its not off a cliff and you can easily walk down to the riverbank.
-If you are a single family and you are interested in renting the house, please let me know. If I do not sell the house in a timely fashion, I will hold on to it as a rental property.
