If you have never been to Telluride, Colorado you don't know what you are missing, and if you have, you don't need me to tell you. One of the most beautiful places on earth in the tops of the San Juan mountains at 9500 feet.
Ranked the Number 1 "most charming" ski resort in the U.S. by Ski Magazine and the Number 1 Top Ski Resort by Conde Nast magazine, it is equally enjoyable in the summer with three film festivals, five music festivals (bluegrass, blues, jazz, classical, and cajun), golfing, painting and photography arts festivals, wine and gourmet food festivals, mountain biking competitions, endurance run competitions, hot air balloon festival, July 4 parade, etc. In the Fall, there are gorgeous yellow aspen leaves mixed with the pines.
This condominium is located in the desirable location of Mountain Village, a suburb of Telluride. Telluride is down in the valley of a box canyon and Mountain Village is on top of the mesa (where the ski runs are) and is connected to Telluride by the free gondola.
In Mountain Village, Mountain Lodge (457 Mountain Village Blvd) is the most popular of all the resort hotels (and the most popular of the 17 resort properties managed by Noble House in the United States). Mountain Lodge has all the amenities, including swimming pool, two large hot tubs, exercise and steam room, and on-site dining. It is rated 4.3 Excellent by Trip Advisor Magazine.
This deluxe unit has two bedrooms, a large living area, full kitchen, 2.5 bathrooms, three fireplaces, outdoor balcony, flagstone and granite stone floors and counters, and washer/dryer in 1120 square feet.
This is a terrific place for vacations or living. We lived there for 5 summers (72 degrees, no air conditioning needed). We had to move out of state to take care of elderly parents, so we want to sell this.
When you are not using it, it becomes a part of the rental pool. The great benefit is that the rental pool is shared, so your particular unit does not have to be rented in order to participate in a share of the rental income. Rental income covers all homeowner association dues and provides additional income. Since one bedroom can be locked off, you can even use one bedroom, kitchen, and living room for yourself, and rent out the other bedroom at the same time.
This is not a time share or fractional interest, so you can use the unit you own at any time instead of fighting with co-owners over the best dates.
Take some time and look at comparable listings in Telluride and Mountain Village (for example, by looking at www.searchtelluriderealestate.com or www.zillow.com). You will see for size, luxury, and location, this unit is priced below the marketWe are offering our unit for sale at $499,000 ($445 per square foot) (and we will actually incur a loss from our purchase price, thanks to the recession). For example, in the Mountain Lodge itself, there are two other 2 bedroom deluxe units for sale--one at $599,000 ($506 per square foot) and another at $645,000 ($575 per square foot). In Mountain Village, Bear Creek Lodge has units for sale for $399,000, but their location is very inconvenient to the gondola and the food market. The only other unit in Mountain Village being offered at $499,000 is older construction and is smaller. Most of the units for sale in the town of Telluride are older construction, smaller units being sold for $500-$900 per square foot.
