I narrowed down my search for a home based on school district, specifically Garrison Mill Elementary (ranked 116 out of 1240 Georgia elementary schools). This school has been great, Mabry Middle and Lassiter High School are also excellent. Cobb county has lead the way in Georgia education. Roswell address in Cobb County is a unique feature to this established neighborhood. Last property tax was $2,202.14, which, with a Roswell address is exceptionally rare. Home on a hill, we're talking drainage for days! This place repels water better than WD-40!
Home is located on beautiful 0.86 acre lot. Two car garage accesses the basement. Anyone who works on cars or does wood working can appreciate this aspect. Having access to your basement through a garage door has come in handy many times. Terraces are 110', reinforced with concrete and rebar and backfilled with gravel and drainage, they're not going anywhere. Enormous front deck, in the summer, you can barely even see another house in the neighborhood from this vantage, many a cup of coffee has been enjoyed on this perch. Last count I believe is 67 hardwoods and one pine tree (I don't like pines and removed nearly all of them). Two years ago, I had 11 trees removed close to the house so no limbs are overhanging! Cobb county allows burning fall to spring, which makes getting rid of yard waste much easier and recreational fires are fun. I have planted hostas, azaleas, burning bush, blueberries, weeping cherry and the vegetable garden produces well yearly with very little pest issues. I repurposed the old railroad tie terraces as a compost heap in the back yard. Also, there is an aluminum shed.
Average gas bill 12-2014 to 12-2015(while I lived there) was $76.49 power average for the same time period was $108.58 and average water service has averaged$23.88. Windows, siding, doors, insulation and updated HVAC has really paid off!
