A realtor said acres in this area sell for about $9,400 a piece, so I am only asking what the land is worth. The acres are currently zoned R-5 which is single family. The house abuts the back of a single family community. There is an old house on the property which a developer would probably demolish if they are building apartments.
If you are interested in fixing up the house the overall condition is sturdy. It is green asbestos siding with a tin roof. I could text you a foto. The bedrooms and and living area have hardwood flooring. The house is bigger than what the tax roll says, more like 1100 to 1200 sq ft. The detached laundry / storage is well built too and fairly large.
1. I had an electrician come out and he said he could use the drop down and some parts on the outside. It has an old fuse box which you'd probably want to replace with a breaker panel. The copper wires were taken from the attic. I don't know for sure but I think the service was gone too.
2. There was a hole in the roof where the vent comes out above the kitchen. Water dripped down and ruined the ceiling in the kitchen, so we knocked the old drywall down but we didn't replace it. We put some type of epoxy in that hole but you should have someone patch it better with some flashmate which you get at Home Depot in a tube. The decking in that area didn't look good, but you could might get by without replacing it.
3. There was a soft spot in the kitchen floor so we pick axed at it and removed the rotteny area, we were interested to get underneath the house to see what the pipes look like, but didn't go under there. This hole we made in the kitchen floor is big enough to go through it you want to examine the pipes. We nailed a piece of ply board over this floor hole. I have not had the water turned on. The kitchen sink was missing so that pipe would need to be capped before turning on for inspection. The house is on city water and sewer.
My current asking price is $59,900. Title insurance is available only through First American Title. I can owner finance if you have $8,000 down.
