Outbuildings include a cedar-lined sauna & shower building with gravity-feed running water and large (5 ft. x 5 ft.) window with still another picturesque view down the mountain; an 8 ft. x 12 ft. tool storage/shop building off the parking area; and an outhouse in the near woods. Easily maintained trails lead from the house to roaring Rainbow Creek in one direction and to a small tributary in another direction, through the pristine spruce, hemlock and birch woods laden with lush ground vegetation that includes wildflowers, wild raspberries, elderberry and alder bushes, fiddlehead ferns and flowering cow parsnip. For longer treks, the start of the Turnagain ridgeline trail is conveniently located at the foot of the private Rainbow Valley community road. This acreage is part of a 160-acre privately owned donut-hole surrounded by Chugach State Park and accessed by way of a private, gated road. It is administered by a non-profit community homeowners association assessing annual membership dues of $750 to each of the 18 joint owners of home sites and common areas. The HOA owns a dozer and provides winter plowing service, road and culvert maintenance service, and administration of the DCRs according to a shared community-wide philosophy of preserving this beautifully unspoiled mountainside environment consistent with park-like conservation standards.
