If location is everything, then this property is everything. Spellman Point is anamazing privatedeadend street that juts out on a peninsula of land that seperates Lake Pocotopaug's bay and the main lake itself. Your view includes a beautiful independantly owned island, building upon which is prohibited, so your view will always be spectaculiar. At the top of the hill is a very large parking area with a 2 car garage, and even up there you have a beautiful view of the bay on the other side of the road. You can also drive right down to the cottage at the lakes edge. Due to current zoning ordinances it would now be impossible to build a home within 20 feet of the lake allowing such views, but this property already affords you literally lake front living. Step off of your dock into water that is a foot deep and covered in sand, allowing your small children to play without worrying about drop offs that many properties on Lake Pocotopaugare stuck with. You can literally walk out towards the island until the soothing water encompasses you. Spellman Point Road itself is a wonderful place to both walk and bike on, not much traffic because there is no outlet and mostly families living on the point are out and about enjoying their neighbors. As this is a seasonal home, like most of the homes built on Spellman Point back in the day we get our water pumped from the lake. The home is connected, per code, to the Towns sewer line, and for fresh drinking water we bring water down when we go. If you enjoy boating, you are in luck, a Town boat drop off is located at Sears Park across the lake. You can also boat over there and play tennis or lie on the beach if you like, bring some food if you don't want to buy from the concession and make a day of it.
