Since this Unit has been considerably modified please read carefully its description and review the photographs. This way we will both avoid spending time and disappointment because it is not what you expected. I have personalized it with my vision (with the help of professionals) to be a world class, magazine quality contemporary urban home and I believe I have succeeded. It is more London, Dubai, Miami or NYC than McLean, VA or Georgetown. If your taste runs to traditional, it can be returned to its original state and built back to your desires for a relatively small cost. This is a valuable option for now or later.
All the units were delivered to the first buyer (me) with unfinished floors, closets and walls. It was a requirement to install finished floors. I choose high polished, large format (24 x 24) African Black Granite. Ebony Grout, (No staining, no maintenance, last forever as will the Granite. Also finished the Balcony) with Sicis Glass Mosaic dots throughout except for the entry vestibule which was done in all Sicis Glass Mosaic. Finishes and reconfiguration etc. added about $100,000 to the Unit cost. I also added Baccarat, Lalique and Artemide custom Chandeliers which do not convey but are available. Also the Furnishings which were chosen to compliment the Architecture can be made available if desired. Absolutely move-in should you need to or wish to. The walls in the Bedroom and Hallway are Venetian Plaster (most expensive paint finish, the balance done in Ralph Lauren Metallic Veined Paint on the walls, Hand-Ragged finish on all the ceilings. Custom doorway molding to preserve the design integrity. This, but not all units in the building, has a private secured elevator that opens directly into the condo. That is a big deal. The entire perimeter is floor to ceiling 9 ft. glass, I think this is the only residential building in the area that was constructed as such, finished with custom aluminum blinds for unlimited light control and privacy.
This unit has "great bones" so no matter what was or will be done it will look great. It has a cherry finished Snaidero Ferrari Studio designed Cabinetry in the Kitchen and white in the Bathroom, all Miele appliances including a Washer and Dryer in a separate laundry room. Sub Zero Refrigerator/Freezer. Granite counters, full Grey Marble Bathroom with Jacuzzi for 2. This is a terrific bathroom. FIOS TV and Internet (25/25) included in the HOA fee.
At the end of the day, this is what I believe to be important, price notwithstanding. This Unit was delivered essentially as a "Warm, Lit shell" and I chose a design direction that worked for me and worked with the space. It is a professionally designed and constructed top of the line urban home. Ideally the buyer will love it as much as me. However the opportunity here is, that for a small premium, you can take this open loft like 2,227 SF One Bedroom and turn it into the original 2 BR and Den or a 3 BR or with sliding glass partitions anything in between. What you will be ultimately buying is a top of the line property that can be transformed into your ideal home whatever it may be.
This is a great place to live, both the building and location. Metro down the block, walk to DC, Circulator, Buses, restaurants, supermarkets shopping and on and on. I lived in many places and by World standards, which this place is, its a heck of a deal. If you feel the concept makes sense lets talk. It is a FSBO after all.
Some fine print: RE Taxes just in at $15,496.72 based on an assessment of $1,442,900. Rate 1.074%. HOA effective 5/1/15 $1,421/mo plus 12/15 expiring Special Assessment of $108/mo. This place is highly energy efficient. Dominion Power about $35 -$100/mo. I travel so I turn things down. Condo Insurance about $94/mo. I think thats it for expenses.
